RNR Real Estate Briefs from Realty News Report  – HOUSTON – Partners Real Estate, one of the largest independent commercial real estate firms in Texas, recently arranged a 22,314-SF lease for Third Coast Chemicals located at 13100 Space Center Blvd in the Clear Lake area. Partners’ Trey Martin represented the tenant in the transaction. JLL’s Scott Fikes represented the landlord, Billipp Space Center L.P.


HOUSTON — 45N Kana Hospitality, Inc. has purchased 1.04 acres at the southwest corner of I-45 North and Turney Drive from United Built Homes, LLC. The buyer was represented by Alex Wisnoski  of Texas CRES, LLC,  and the seller was represented by Elise Weatherall  of Wulfe & Co.


THE WOODLANDS – The Howard Hughes Corp. announced that Blōōfin sushi restaurant will open at Hughes Landing, the 79-acre walkable urban destination in The Woodlands. Edomae refers to the traditional Tokyo method of preparing sushi with local fresh fish, according to restaurateur, Laurence Ho. Marissa Moreau, is Manager of Leasing for HHC.


HOUSTON – Wild Fork Foods has leased a 4,084 SF freestanding building in Shoppes at San Felipe, located at San Felipe Street and South Voss Road, Houston, from NewQuest Properties. Kevin Sims  and Nick Ramsey  of NewQuest Properties represented the landlord. Matt Reed  of Shop Co.  represented the tenant.


RICHMOND, Texas — Fred Astaire Dance Studio has leased 2,822 SF of retail space in Waterside Commons, 9825 S. Mason Road, Richmond, from Zenda Waterside Commons US, LP. Austen Baldridge  and Brett Strake  of NewQuest Properties  represented the landlord. Bruce Frankel  of Frankel Development Group  represented the tenant.


CYPRESS, Texas — F45 Training has leased 3,600 SF of retail space in Shops at 290 & Louetta at TX 290 and East Louetta Road, Cypress, from True Habs Holdings, LLC. Nick Ramsey  and Ashley Strickland  of NewQuest Properties  represented the landlord. Patrick Graham  of Grawood Commercial Real Estate  represented the tenant.

SAN ANTONIO — Transwestern Real Estate Services  announced that globally renowned communications firm Spectrum has signed a renewal/expansion lease for a total of 87,597 SF in the Crosswinds Business Park at 11826 Tech Com Way in San Antonio’s Northeast submarket. Transwestern’s Charlie Weil  and Luis Garza  provided office leasing services on behalf of Briar Meads Capital.


DALLAS — New tenants at the Pinnacle Tower include Huselton, Morgan & Maultsby, USAA Real Estate and Haynes and Boone, which will each occupy more than 10,000 SF in the Class A office tower at 5005 Lyndon B. Johnson Freeway. Stream Realty Partners’ J.J. Leonard, Chase Lopez  and Marissa Parkin  provide leasing services at the building.


SAN ANTONIO — Newmark  announced the sale of Gardens at West, a 252-unit value-add multifamily property in San Antonio, which will be rebranded as The Hayden on West Avenue. Newmark’s Matt Michelson  and Patton Jones   represented the seller, Regional Investment and Management, in the sale to buyer, Embrey, marking its second acquisition in the greater San Antonio area. This is Newmark’s second time selling this asset at 13515 West Ave.


DALLAS — Toll Brothers Apartment Living,  the rental subsidiary of Toll Brothers home builders, and partner Equity Residential celebrated the groundbreaking of three new rental communities totaling 1,053 units in the Dallas-Fort Worth area. The  three projects — Lyle (344 units), Remy (357 units) and The Settler (362 units) represent the first three JVs in North Texas by the Toll Brothers/ Equity Residential venture. Future communities are planned for Austin and Houston.


IRVING, Texas – Traditions, LLC, has renewed the lease for 28,800 SF of warehouse space at 3501-03 Raider Drive, Irving. Jason Finch  and Michael W. Spain  of Bradford Commercial Real Estate Services  represented the landlord, Euless Industrial LLC.


SAN MARCOS, Texas — Campus Life & Style, a national operator of student housing communities, has been awarded management of The View on the Square, a 390-bed luxury apartment adjacent to Texas State University in San Marcos, Texas. The property is currently 97 percent leased.


SAN ANTONIO — Cushman & Wakefield  represented Mohr Capital in the disposition of a 38,370 SF medical office building in San Antonio.  The property, Alamo Quarry Center, is anchored by Methodist Healthcare and includes a variety of healthcare specialties, including eating disorder treatment, emergency services, women’s health and pain management.


SAN ANTONIO – Partners Real Estate  arranged the sale of an 8,844-SF  building on 6.6 acres of land located at 3307 SE Loop 410 in San Antonio.. Partners’ Brett Lum, Carlos Marquez, and Colten Courtney represented the seller, Sesario LLC. Hunter Johnston of Bridge Commercial Real Estate represented the buyer.

NASHVILLE, Tenn. — Welcome Group, LLC,  a Houston-based real estate development firm, acquired 840 Logistics Center, a 709,652 SF Class A bulk distribution center in Mt. Juliet, Tenn. The JLL Capital Markets  Industrial Team representing the seller, Westmount Realty Capital of Dallas, was led by Matt Wirth, Mitchell Townsend  and Bo Osgood.


LAS VEGAS, Nev. – Huntington & Ellis, A Real Estate Agency  is expanding its Southern Nevada network of top-producing real estate agents. The agency recently welcomed 11 agents and five real estate groups to its Las Vegas office, growing its operations by a total of 23 new agents. “Expanding our brokerage with some of the state’s most established agents is a testament to our commitment to strategic growth,” said  Craig Tann, CEO and founder of Huntington & Ellis.


CHICAGO, Ill. — Westmount Realty Capital  of Dallas sold an industrial portfolio in Chicago’s O’Hare submarket. The property sits on 47 acres and spans 757,557 SF across 21 buildings. Westmount currently owns and manages 58 buildings totaling 5.4 million SF in Chicago


Westminster, Colo. –  Cushman & Wakefield  has represented the seller in the sale of Willow Run, a 91,565 SF retail shopping center in Westminster, Colo., near Denver. Willow Run was acquired by CentrePoint Properties, a privately held commercial real estate investment firm operating out of Denver, for $10.9 million.  The seller was Willow Run Investors, LLC, an entity operated by Gart Properties.  Cushman & Wakefield’s Jon Hendrickson, Aaron Johnson  and Mitch Veremeychik  represented the seller.
