RNR Real Estate Briefs from Realty News Report – HOUSTON — KHD Group, a furniture vendor and supplier, has leased a 156,483 SF speculative distribution development in northwest Houston at 9707 Fairbanks North Houston Road. The warehouse, called Raceway Northwest Distribution Center, was developed by Stream Realty Partners. Stream’s Jeremy Lumbreras and Boone Smith secured the tenant. Kyle Fletcher managed construction for the project which was completed in March.
THE WOODLANDS — Greg Usher of Cypressbrook Company represented Olive Tree Holdings in the sublease of 5,097 SF of space on the ninth floor of 3 Hughes Landing, The Woodlands. The sub-tenant, Gladiator Energy, LLC, was represented by Robert Sussman of Ancorian.
HOUSTON – The Blue Ox Group brokered the sale of Centre at Oak Park, a four-tenant retail center at 5840 W Sam Houston Pkwy S in Houston. Burdette Huffman of The Blue Ox Group acted as the seller’s representative and Gigi Wenjie Wang of The Sunet Group represented the buyer. The property is at the southwest corner of Beltway 8 (Sam Houston Parkway) and Harwin Drive.
THE WOODLANDS– The Signorelli Company announced that Texas homebuilder Legends Homes is joining the growing master-planned development of Granger Pines in Montgomery County. Legend Homes plans to offer 10 different floor plans at Granger Pines with pricing in the mid-$200,000s.
HOUSTON — John Hornbuckle of Cypressbrook Company represented Quidnet Energy in leasing 5,519 SF of office and research space at 2901 West Sam Houston Parkway North. Zain Shenwari of TNRG represented the landlord, Westbelt Park, Ltd.
HOUSTON – T Liquor has leased 1,960 SF in the North Gessner Plaza Shopping center at 2420 N Gessner. The landlord was represented by Wes Miller of Wulfe & Co.
HOUSTON – Oxford Partners recently represented Foundations Pediatric in the lease and relocation of 3,618 SF at 2310 Richton St. Oxford Partners’ Chase McAteer represented the tenant. The landlord, 2310 RICHTON, LLC, was represented by Darren Gowell of Colliers.
THE WOODLANDS – Newcor Commercial Real Estate handled the sale of a single-tenant, triple net investment building in The Woodlands submarket. Ryan Dierker and Rob Banzhaf, Principals at Newcor Commercial Real Estate, represented the seller, Black Forest Ventures, in selling the 10,000-SF industrial building at 27640 Commerce Oaks Drive in the Oak Ridge North Commerce Park.
HOUSTON – Kimberly DeVos of Cypressbrook Company represented Air Traffic Management, Inc, in its renewal of 4,743 SF of office/warehouse space at 16540 Air Center Blvd. The landlord, Transcentral Associates, Ltd., was represented by Tom Brummett with Brummett & Co.

Owned by Clarion Partners, the Class A office building is located at 2323 Victory Avenue in Dallas. PFLUGERVILLE, Texas – Spec’s leased 30,000 SF of retail space in Stone Hill Town Center at TX 130 and 45, Pflugerville, from NewQuest Properties. Josh Friedlander and Kevin Sims of NewQuest Properties represented the landlord. Dawn Hilty of SFP Brokerage, LLC represented the tenant.

GARLAND, Texas – Kyle Foster Auctioneers, Inc. and Texas Image Paint & Screen, Inc. have leased 9,360 SF and 7,200 SF, respectively, of warehouse space at 3425 W. Kingsley Road from Danna English Revocable Trust. Susan Singer and April Fisher of Bradford Commercial Real Estate Services represented the landlord in the direct deals.

NEW CENTURY, Kan. – The Kansas City Area Development Council announced that Cnano Technology US plans to invest $94.7 million in a 333,000 SF manufacturing facility at the New Century Commerce Center. The new facility is expected to create 112 jobs with a payroll of $7.1 million.
BRANSON, Mo.– TopSide Marinas acquired two marinas on Table Rock Lake — Cape Fair Marina and Hideaway Marina. Both are close to Branson. The marinas sit on 29 acres and offer boat storage, boat rentals, fuel, retail and a restaurant for visitors. These acquisitions mark the first for TopSide Marinas in Missouri and the Ozarks.
NEW YORK, N.Y. — Cushman & Wakefield announced the firm has advised Hyundai Motor America in the acquisition of a boutique commercial building at 500 West 14th St. in New York City’s Meatpacking District. 500 West 14th St. is a freestanding three-story building facing the Hudson River and the newly developed Little Island Park. HMA acquired the building for $22.5 million. The seller was Duanco, Inc.
NEW YORK – JLL’s Hotels & Hospitality group arranged the sale of a mezzanine loan for a four-property portfolio of hotels, totaling 1,228 guest rooms and consisting of the Club Quarters Boston, Club Quarters Chicago Central Loop, Club Quarters Philadelphia and Club Quarters San Francisco. Masterworks Development was the buyer.

Arch-Con Constructing Texas Warehouse
NEW BRAUNFELS, Texas –- General contractor Arch-Con Corporation is constructing New Braunfels Commerce Center, an industrial complex for developer CLX Ventures that will deliver 651,010 SF of warehouse space northeast of New Braunfels.
Located on Goodwin Lane near FM 306, the 46.7-acre development has easy access to I-35 and Highway 46. The I-35 San Antonio-Austin Corridor is the busiest interstate between two metropolitan areas in Texas and according to U.S. Census data, New Braunfels is one of the top 10 fastest-growing cities in the nation.
“New Braunfels is a vibrant and growing community and CLX is excited to be developing a Class A industrial park to meet the expanding manufacturing, distribution and eCommerce needs in this corridor,” said CLX Co-Founder and Managing Partner Brad Copeland said. “New Braunfels Commerce Center is strategically located, with immediate access to I-35, allowing users a great labor pool and the ability to serve both the greater Austin and San Antonio areas.”
The speculative development consists of four buildings:
- Building A: 172,528 SF, 240 feet deep, 32-foot clear height, rear-load.
- Building B: 143,976 SF, 200 feet deep, 32-foot clear height, rear-load.
- Building C: 129,632 SF, 180 feet deep, 32-foot clear height, rear-load.
- Building D: 204,874 SF, 240 feet deep, 32-foot clear height, rear-load.
The development is designed by Powers Brown Architecture and is slated to deliver Spring 2024. The buildings are being leased by Kevin Cosgrove and Adam Green with Stream Realty Partners.
