RNR Real Estate Briefs from Realty News Report  – HOUSTON  Oxford Partners  represented Mohle Adams, LLP, in the lease renewal and downsizing to 15,029 SF at 3900 Essex Lane. Oxford Partners’ Ryan Hartsell  represented the tenant. The landlord, Accesso Partners, was represented by Robert LaCoure  and Bryce Adams  of Lee & Associates Houston.


HOUSTON – Transwestern Real Estate Services  has been named as the leasing agent for Southwest Medical Plaza by Healthpeak Properties. The four medical office buildings are on Memorial Hermann Southwest Hospital’s campus at 7777 SW Freeway, 7737 SW Freeway, 7500 Beechnut St. and 7789 SW Freeway. Transwestern’s Ashley Cassel Byrd  and Ashley Wensrich  will lease the buildings that are currently 65 percent occupied. The campus is home to Memorial Hermann Heart & Vascular Institute, Neuroscience Center, Cancer Center, Women’s Services and Digestive Health Center, and is a Level IV trauma center.


HOUSTON  NexPoint Residential Trust  has agree to sell the 730-unit Old Farm apartments in west Houston and the Silverbrook in Dallas to separate buyers, with an expected closing later this year. In 2016, NexPoint bought a two-property portfolio of Old Farm Apartments and the 190-unit Stone Creek at Old Farm Apartments for $108 million.


KATY, Texas – Partners Real Estate arranged the sale of a 100,060-SF JCPenney retail building located at 23523 Grand Circle Boulevard in Katy. Partners’ Dimitri Jordan represented the buyer.


HOUSTON – Oxford Partners  recently represented Energist Holdings which leased 4,739 SF at 12012 Wickchester Lane. Oxford Partners’ Ryan Hartsell   represented the tenant, Energist Holdings, LLC. The landlord, Woodside Capital Partners, was represented by Matthew Avestas  of Stream Realty.


SPRING, Texas – STRIVE, a commercial real estate investment sales firm based in Dallas, announced the sale of Gosling Green, a 7,391-SF retail center on Gosling Road. Jake Dutson of STRIVE represented the seller, a local Houston investor, while Hudson Lambert of STRIVE sourced the buyer.


HOUSTON – Ace of Spades, doing business at The Base, leased space for a high-end barbershop in the Riata Shopping Center, 10750 Barker Cypress Road. Jack Gaffney  and Chase Tucker  of Finial Group  represented the landlord, Pine Oak REIF Cypress, LLC.


HOUSTON Oxford Partners  represented Agha Engineering in leasing 2,906 SF at 1080 N Eldridge Parkway. Oxford Partners’ Nathan Buckhoff  represented the tenant. The landlord, O-SB Eldridge Owner, LLC, was represented by Matthew Asvestas  of Stream Realty.


 FULSHEAR, Texas – Construction is underway on The Landing amenity complex in Cross Creek Ranch, a Johnson Development community in Fulshear. Set on four acres, the lakeside complex includes a clubhouse, resort-style pool and open space. It was designed by Studio Red and is expected to open by summer 2024.


HOUSTON Oxford Partners represented JDM Commercials Services which leased 10,795 SF at 4601 S. Pinemont. Oxford Partners’ Matt Rogers  represented the tenant, JDM Commercials Services, LLC. The landlord, NR Pineway Business Center, was represented by JD Dieckman  of Bridge Commercial.

TEXAS — RNR Real Estate Briefs from Realty News Report

AUSTIN — Jack Collins, senior associate in Northmarq’s Chicago office, completed the sale of a brand new, single-tenant property leased to Dollar General located at 1310 Westinghouse Rd. in Georgetown. The 10,566-SF property closed at a 5.25% cap rate to a private investor. The 1.3-acre property is near Interstate 35.


DALLAS – Marking its inroad into the Delaware Statutory Trust market, BV Capital  has fully subscribed Bridgeview’s inaugural offering, BV Design Multifamily DST, raising $31.14 million for the acquisition and renovation of a 214-unit project in Dallas’ Design District. Completed in 2010, The Dunhill is a four-story, wrap-around design with a parking garage on 4.1 acres.


SAN ANTONIO — SVN | J. Beard Real Estate – Greater Houston,  in conjunction with Cain Developments, completed the development of a quick service Bojangles restaurant in San Antonio. The 2,858 SF building is the newest addition in a string of national developments along Potranco Road.


DALLAS — Yeliz Motors, LLC, leased a 14,498 SF two-building flex project at 1510 Stevens St. from Mainline Storage, LLC. Jim Ferris  of Bradford Commercial Real Estate Services  represented the tenant.


DALLAS — Red Oak Capital Holdings  provided a $2.3-million bridge loan to the owner of the Templecliff Apartments in Southeast Dallas. The borrower will use the funds to retire an existing mortgage and implement a capital improvement program for the 21,630 SF garden-style complex.


GEORGETOWN, Texas — CityStreet Residential Partners  acquired the Stone Oak Ranch RV Resort in Georgetown. This acquisition marks the first RV resort in the Austin area for the Houston-based developer. CSRP, under its Jetstream Communities umbrella, will rebrand the resort to Jetstream RV Resort – Stone Oak Ranch.


CARROLLTON, Texas — Oxford Partners  recently represented Verbet Industries in the lease and relocation of 13,500 SF at 1225 Capital Drive in Carrolton. Oxford Partners’ Matt Rogers  represented the tenant, Verbet Industries, LLC. The landlord, G&I IX 1225 Capital LLC, was represented by Mac Hall  of Stream Realty.

SAN DIEGO, Calif.  – Latitude 33 Planning & Engineering  has purchased a two-story building in San Diego and moved its headquarters there. Matt Semic is president of Latitude 33, which has also opened offices in Sacramento and Salt Lake City.


COLUMBIA, S.C. – Hunter Hotel Advisors announced the sale of the 85-room Tru by Hilton Harbison Columbia in South Carolina. Sycamore Investment Group was the seller and APS Wheeler was the buyer.

HOUSTON – Concept Neighborhood – the Houston-based real estate investment, development and management company behind the authentic walkable neighborhood, The Plant in Second Ward – announced three new leases totaling 12,000 SF. The new tenants joining the booming corridor include Kido International Preschool and Daycare, Slowpokes and Crystal Yoga. “The Second Ward is a vibrant neighborhood with a strong mix of multigenerational and young, growing families,” said Jeff Kaplan,  managing partner of Concept Neighborhood. Concept Neighborhood was represented in lease negotiations by Kaplan  and managing partner Jeremy Roberts.  … In 2022, Concept Neighborhood unveiled plans for The Plant in Second Ward, billed as Houston’s first authentic 15-minute neighborhood. Stretching from the light rails on Harrisburg Boulevard to the bayou trails along Buffalo Bayou East, The Plant in Second Ward will integrate the local community by connecting the right density of creatives, shops, restaurants, gathering places and public amenities. The company’s vision includes 250,000 SF of authentic retail and creative office/urban maker space and 1,000 multifamily units designed for a mix of market-rate, workforce housing.
