RNR Real Estate Briefs from Realty News Report – – HOUSTON – Cushman & Wakefield  arranged a 7,541 SF lease with the Hogan Thompson Schuelke, LLP, law firm at 1001 Fannin in downtown on behalf of JMB Realty Corporation. Brad Beasley  and Chip Colvill  of Cushman & Wakefield represented the landlord. Joshua Brown  and Kaitlyn Duffie  of Newmark   represented the tenant. The 47-story LEED (Leadership in Energy and Environmental Design) Gold 1001 Fannin tower includes 1.3 million SF of office space with eight corner offices per floor, 25,000 SF of retail, a tunnel-connected parking garage and a new fitness center.


HOUSTON — Colliers  announced the sale of the 174,000 SF Wells Fargo Bank Building at 12941 North Freeway. David Carter  of Colliers represented the seller, North Houston, LP. The property was listed and sold through Ten-X. The eight-story building sits on 4.42 mature acres near Beltway 8 and Bush Airport.


HOUSTON – Oxford Partners  recently represented Nguyen Office, PLLC, in the lease of 4,671 SF at 2929 Allen Parkway. Oxford Partners’ D.J. Hale  represented the tenant. The landlord, AIG (American General Corporation), was represented by Kristin Rabel  of CBRE.


HOUSTON – Houston-based developers DC Partners  announced The Penthouse Collection at the Residences at The Allen has only four of its 22 penthouse units remaining. Penthouse 3501 has 8,308 SF and three bedrooms. The Residences at The Allen feature 99 luxury condominiums atop Houston’s first Thompson Hotel. The project sits on six acres at the southeast corner of Allen Parkway and Gillette Street, near Buffalo Bayou Park.


HOUSTON — Oxford Partners  recently represented Hope Lutheran Church in the sale of the 5,000 SF building at 634 W Cottage St. Oxford Partners’ D.J. Hale   represented the buyer while Marcela Amador  of Home Central Real Estate, Inc.  represented the seller.


ROSENBERG, Texas — Milano Nails has leased 3,850 SF of retail space in Brazos Town Center at Interstate 69/US Highway 59 and FM 762, Rosenberg, from NewQuest Properties. Austen Baldridge  and Bob Conwell  of NewQuest Properties represented the landlord. Greg Stackhouse  of New Regional Planning  represented the tenant.


HOUSTON — Oxford Partners  recently represented Liberty Litigation Support, LLC, in the leasing of 4,207 SF at 12777 Jones Road. Oxford Partners’ Chase Mcateer  represented the tenant. The landlord, Belvoir Real Estate Group, LLC, was represented by Adam Strauss  of Belvoir Real Estate Group, LLC.


SPRING, Texas – Fuhgedaboudit Bagel Company has leased 1,872 SF of retail space in Spring Town Center at FM 2920 and Kuykendahl Road from NewQuest Properties. Lara Lee LaMendola  of NewQuest Properties represented the landlord. Kevin Sims  of NewQuest Properties represented the tenant.

TEXAS — RNR Real Estate Briefs from Realty News Report

DALLAS – The Douglas Elliman  realty firm has expanded and extended its office lease to 8,274 SF, adding 6,117 SF in Travis Walk at 4514 Travis St. Melanie Hughes  and Richmond Collinsworth  of Bradford Commercial Real Estate Services  represented the landlord. Travis Boothe   and Hanna Henley of Cushman & Wakefield of Texas  represented the tenant.


DALLAS – LKQ, an auto parts provider, leased 523,260 SF at Logistics Center 12, the 197-acre DFW Park 161 industrial park. Kurt Griffin  and Nathan Orbin     of JLL  represented the landlord, Perot Development Company. Jacob Bobek     and Tim Vogds  of CBRE  represented LKQ. DFW Park 161 is a joint venture between Perot Development Company and Invesco Real Estate.


SAN MARCOS, Texas — Manifest Commerce, an earth-friendly logistics company, has signed a 90,000 SF lease at Whisper 35 in San Marcos to bring Phase 1 of the industrial development to full occupancy just as Greystar Real Estate Partners  has broken ground on three more warehouses in the complex. Stream Realty Partners  represented Greystar. The three new warehouses are expected to be delivered in early 2024.


AUSTIN — CIM Group  announced it has sold Fifth + Tillery, a three-story, 182,700 SF creative office building at 618 Tillery St. in East Austin. The building’s three large floors range from 50,000 to 65,000 SF.


AUSTIN — Toronto-based Wolfe Interiors Designs is launching in Austin this September with Thoughtform Design Build. The company’s extension into the U.S. will specialize in high-end residential, hospitality and commercial properties in the Sun Belt. A primary focus for the new Austin studio will be to provide homebuilding services for those seeking a custom residence.


SAN ANTONIO — Braun Enterprises and its agency leasing advisory firm Transwestern Real Estate Services  announced that the new location of McIntyre’s USA is open at 90 NE Loop 410, adjacent to the Century Heights office building. The pad site home to the new upscale sports bar, McIntyre’s North Star was strategically chosen by McIntyre’s USA in collaboration with Braun Enterprises.  McIntyre’s North Star spans 5,000 SF with an additional 9,000 SF of patio space.


PFLUGERVILLE, Texas — Partners Real Estate  arranged the sale of 1.4 acres of land at 3607 Kelly Lane in Pflugerville. Partners’ Connor Watson  represented the seller, StarPlex Real Estate Solutions.


FORT WORTH – Woodmont Company started construction for Berkshire Corner at 9937 Blue Mound Road, a 12,002-SF shopping center in north Fort Worth. Berkshire Corner will feature establishments such as Jersey Mike’s Subs, Blue Mound Nail Spa, Blue Mound Liquor, Mynt Barbershop, and ProSmiles Dental. Leases were  negotiated by Woodmont agents Jake McCoy and Jack Mock.


SAN ANTONIO — Partners Real Estate  arranged the sale of 7.3 acres of land at 2 Winco Drive. Partners’ Carlos Marquez  and Brett Lum  represented the buyer, Synthica Energy, LLC. Joe Carroll  with Cavender & Hill  represented the seller.

SAN ANTONIO – David Durham, Patrick Rubsamen  and Jack Gaffney   with Finial Group  facilitated a 6,500 SF industrial lease at 1053 Grubb St. in Northwest San Antonio. About 500 SF is office space.

WASHINGTON, D.C. – JLL Capital Markets  has closed on the $85.6 million sale of Arbors at Fair Lakes, a 1987-vintage, 282-unit, value-add multi-housing community in Fairfax, Va. JLL worked on behalf of the seller, Stockbridge, and procured the buyer, GID, a real estate owner and fiduciary that invests in multiple asset classes. The JLL team was led by Bret Thompson  and Robert Jenkins.


LOUISVILLE, Ky. – Transwestern Investment Group  has acquired 8401 Air Commerce Drive on behalf of a separately managed account. The 314,102 SF industrial asset in Louisville, Ky., is fully leased to Johnson Controls Inc.


 CHICAGO, Ill –  JLL Capital Markets  has closed the $13.1 million sale of a 47,732 SF, triple-net leased Mariano’s within the Chicago MSA in Northfield, Ill. JLL represented the Stockbridge, the seller, and Swanson Development Group, the buyer. Mariano’s is a regional supermarket chain with 44 locations throughout Illinois. The JLL team included Alex Sharrin, Michael Nieder, Mohsin Mirza    and analysts Charles Shehan  and Caity Tirakian.

AUSTIN – Austin has emerged as a leader in climate change resilience by investing in and implementing sustainability measures, improving its ability to protect property values and attract real estate occupiers amid climate risks, according to a new analysis from CBRE.

In their first North American City Sustainability Study, CBRE econometric advisors assessed climate change resilience across three categories: transition risk, physical climate risk and mitigation and adaptation measures. The study evaluated cities’ emissions-reduction targets, policy and regulations, cost of retrofitting properties, vulnerability to climate change and climate-related disasters, green building stock, green financing and other factors.

Besides Austin, other major North American cities similarly well positioned include Boston, Denver, Montreal, New York, Ottawa, San Francisco, Toronto, Washington, D.C. and Winnipeg. These cities have all pledged to be carbon neutral or achieve net zero greenhouse gas emissions by 2050 (some earlier) and have increased their use of renewable energy over the past five years.


FORT WORTH – Trademark Property Company  announced that Experimental Photography at the Carter, the most recent curation of the Amon Carter Museum of American Art collection, has debuted at WestBend.  Over the years, Trademark has collaborated with the museum to bring several installations featuring reproductions of photographs from the Carter family’s extensive compilation of works from more than 450 photographers to the public at its WestBend development.

Fort Worth’s Amon Carter Museum of American Art has been an integral part of the city since 1961. The collection is renowned as one of the major repositories of American photography in the world. A range of long-admired photographers like Nell Dorr in the 1940s and Carl Lewis in the 2000s are featured throughout the collection, giving viewers a glimpse into the evolution of American photography over several decades.


HOUSTON – Howard Hughes Holdings  will celebrate the Aug. 28 opening of Cypress-Fairbanks Independent School District’s (CFISD) Roy Sprague Jr. AIA Middle School in Bridgeland, one of the top-selling master planned communities in the nation. The debut of the 261,000 SF middle school will mark the completion of Bridgeland’s K-12 educational village, a 127-acre multi-campus site that consists of Wells Elementary School, Sprague Middle School and Bridgeland High School.
