RNR Real Estate Briefs — (Realty News Report) —BAYTOWN — TGS Cedar Port Partners secured a lease with an undisclosed tenant for TGS Cedar Port DC 2, a 496,421-SF, rail-served distribution center at 4407 East Grand Parkway South in Baytown’s TGS Cedar Port Industrial Park. John Simons, Gray Gilbert, and Chris Haro of Partners Real Estate represented the landlord. TGS Cedar Port will next break ground on DC 5, a 609,000-SF distribution center that can be expanded to over 900,000 SF.


HOUSTON — Avison Young will handle leasing for two office properties in Westchase: 9800 Richmond Ave., an eight-story 177,397-SF building, and 11000 Richmond Ave., a six-story 118,259-SF building. Beyond Richmond Office LLC, an investment firm in Irvine, Calif., acquired the buildings in April 2025. Capital improvements are underway to modernize the lobby, add coworking space and food options. About half of the space in the buildings is available for lease.


HOUSTON —KOGO, LLC leased 12,825 SF at 21211 Clay Road. Abraham Richardson, Boone Smith, and Garret Geaccone with Stream Realty Partners represented the landlord, Harbor Capital. Pablo Ng with United Heroes Realty Partners represented the tenant.


PASADENA — Calpine Corporation expanded by 41,900 SF at 9311 Bay Area Blvd. Tyler Maner and Woody Hillyer with Stream Realty Partners represented the landlord, Principal Real Estate Investors. Heath Donica and Weldon Martin with Stream Realty Partners represented the tenant.


HOUSTON — Book Trolls Management renewed a 50,600-SF industrial lease at 9600 Bamboo Road. Chase Tucker of Finial Group represented the landlord.


BROOKSHIRE, Texas — Cotton Commercial USA leased 124,700 SF at 117 Empire Blvd. in Brookshire. Jeremy Lumbreras, Matteson Hamilton, and Justin Robinson with Stream Realty Partners represented the landlord, Stream Realty Partners. David Buescher and Jeff Cairns with JLL represented the tenant.


THE WOODLANDS — Axiom Medical renewed a 5,380-SF lease at Town Center 2, 1330 Lake Robbins Drive, The Woodlands. Ryan Dierker and Rob Banzhaf of Newcor represented the landlord, Town Center 72, LLC.


HOUSTON — Wenaas Workwear USA, Inc. leased 45,000 SF at 10401 South Sam Houston Parkway West. Garret Geaccone and Boone Smith with Stream Realty Partners represented the landlord, STAG Industrial. Cole Bercher with Welcome Group represented the tenant.

FORT WORTH – Texas Christian University and its development partner, Endeavor Real Estate Group, broke ground on the first phase of a mixed-use development planned as an urban village on the southern edge of the campus. Morado on Berry, located at 2900 W. Berry St. and 3024 Cockrell Ave. in Fort Worth, will consist of two apartment buildings with 780 beds, and 25,000 SF of retail space. The project team includes Crow Holdings Capital (investment partner), American Campus Communities (marketing and leasing), RAMSA (Robert A.M. Stern Architects; Lake|Flato (design); The Beck Group (construction manager); OHT Partners (general contractor); and Kimley-Horn (civil engineer).


GRAND PRAIRIE, Texas — ProSource Industries leased a 104,830-SF industrial property at 602 Fountain Parkway in Grand Prairie. Langston Sutcliffe of Partners Real Estate represented the tenant. Stream Realty Partners represented the landlord, Leon Capital.


DALLAS – Westmount Realty Capital announced the sale of Forest Oaks, a 164-unit garden style multifamily property at 2408 Forest Oaks Lane in Arlington. Westmount made extensive updates to the property during its nine years of ownership, lifting occupancy to 95%.


SHERMAN, Texas — Dallas-based Kobalt Investment Company and The Retail Connection have acquired Sherman Commons, a 275,477-SF power center in Sherman anchored by Academy Sports + Outdoors, Kohl’s, Five Below, Ulta, Office Depot, and PetSmart.


ODESSA, Texas — Altus Equity Group announced the acquisition of the Odessa Multifamily Portfolio, a collection of six garden-style apartment communities totaling 1,225 units in the Midland-Odessa region of West Texas. Wellings Capital partnered with Altus on part of the portfolio.


HUTTO, Texas — Austin-based Urban Moment Development announced the opening of YardHomes Cottonwood Creek, a 293-unit single-family rental development at 401 County Road 199 in Hutto. The homes range from 635 to 1,391 SF with one to three bedrooms and offer private fenced backyards. Other YardHome communities are in Leander, Denton, Round Rock, and San Antonio.


FRISCO, Texas — The Frisco Station Partnership announced the start of construction of Frisco Station Medical Office Building as the first project in Frisco Station’s 35-acre Health and Wellness District. Dallas-based Cambridge Holdings is developing the 85,800-SF building along at the Dallas Tollway, adjacent to the headquarters of the Dallas Cowboys. Perkins & Will is the architect and Rogers-O’Brien Construction is the general contractor. Compass Surgical Partners, Orthopedic Institute of North Texas, and Lam Vascular & Associates are anchor tenants.

SEAL BEACH, Calif. – After securing entitlements to convert a vacant 111,483-SF office building at 2020 E. First Street in Santa Ana, Calif. for residential use, Harbor Associates has sold the building to publicly traded homebuilder Meritage Homes for $19.2 million. The 1980s vintage office building was approved for an 86-unit townhome community. Greg Sullivan and Anthony Delorenzo of CBRE advised the seller. Harbor Associates is a joint venture with The Bascom Group.


NEW YORK CITY – Mudrick Capital Management signed a 12-year lease for 26,600 SF at 31 West 52nd Street in New York for the relocation of its corporate headquarters. Patrick Heeg, Thomas Hines, and Chase Gordon of Transwestern Real Estate Services represented the tenant. Paramount Group, the landlord, was represented by its internal team of Peter Brindley, Doug Neye, and Sean Kirk with Frank Doyle, David Kleiner, and Andrew Coe of JLL.


GREENVILLE, S.C. — Atlanta Property Group has purchased 6 Shelter Drive, a 173,000-SF, Class-A distribution building in Greenville, S.C. Constructed in 2004, the building is 100% leased.


PHOENIX — Thompson Thrift announced the start of construction for The Gilmore, a 35-acre mixed-use development in the Phoenix suburb of Gilbert. The Gilmore will provide 300 apartment units, a hotel, and 200,000 SF of retail space. More than 25 leases have been signed, including a 64,000-SF Safeway..


CHAPEL HILL, N.C. — Prudent Growth Partners, LLC has purchased Whipple Bradley Plaza, a 20,751-SF shopping center in Canton, Ohio, for $2.73 million.


KALKASKA, Mich. -DWG Capital Partners, led by principal Judd Dunning, has acquired a mission-critical manufacturing portfolio in northwest Michigan via a sale-leaseback deal with Kalkaska Screw Products. Totaling 49,000 SF on 13.4 acres, the neighboring facilities are located in the Traverse City metropolitan area at 775 Rabourn Road, 4186 US 131 N, and 4085 US 131, Kalkaska, Mich.
