Chip Colvill and Brad Beasley of Partners Real Estate represented the landlord, JMB Realty. Trey Strake and David Guion of Cushman & Wakefield represented the tenant.
SUGAR LAND, Texas — The Offices at Telfair, a 15,446-SF, single-story office building at 7215 New Territory Blvd. in Sugar Land, has changed hands. Kolbe Curtice of Colliers represented the seller.
HOUSTON – Stream Realty Partners has been awarded the property and construction management assignment of CityWestPlace, a 1.5 million-SF office campus in the Westchase District. Owned by 3Edgewood, CityWestPlace sits on 35 acres off the Sam Houston Tollway consisting of four office buildings at 2101, 2103, 2105, and 2107 CityWest Blvd. The property features outdoor spaces, onsite conference facilities, and multiple food and beverage options and recreational facilities.
HOUSTON — Cresa brokered the sale of 785 Greens Parkway, a 124,480-SF office property on 10 acres in Greenspoint. Brandon Wuntch and Drew Altmann of Cresa represented both the buyer, Leva Patidar Samaj of Houston, and the seller, GK Investments Group LLC, in the transaction.
HOUSTON — Oliva Gibbs PLLC subleased a full floor totaling 20,974-SF at 11750 Katy Freeway in the Energy Corridor. Ryan Hartsell of Oxford Partners represented the energy-focused law firm, which is relocating from downtown to be closer to its oil and gas clients and employee base.
HOUSTON — Valor Communication leased 80,125 SF at 10811 South Westview Circle Drive. Garret Geaccone and Boone Smith with Stream Realty Partners represented the landlord, DRA Advisors. John Nguyen with Keller Williams Realty represented the tenant.
HOUSTON — Nighthawk Completion Services leased 4,922 SF at 9709 Lakeside Blvd. In The Woodlands. Ryan Dierker of Newcor represented the tenant.
HOUSTON — Atlanta-based Havertys Furniture will open a 41,500-SF showroom in Valley Ranch Town Center in Fall 2025. Valley Ranch Town Center is a development of The Signorelli Co. Founded in 1885, Havertys has 23 locations in Texas. The store at 22296 Market Place Drive in New Caney will be the third in the Houston area.
HOUSTON — District Data Services purchased a 3,364-SF commercial building at 4606 Morningside Drive. Chase Tucker and Christian Villarreal of Finial Group represented the buyer.
HOUSTON — Luisa Smithers and Nate Cunningham sold a 35,650-SF property at 8323 Braniff Street. Jack Rathe with Stream Realty Partners represented the seller. Daniel McKinney with McKinney Real Estate represented the buyer.
HOUSTON — Solarcraft, Inc. expanded by 12,475 SF at 12300 Dairy Ashford Road. Garret Geaccone with Stream Realty Partners represented the landlord, Taurus Investment Holdings. Joshua Brown with Newmark represented the tenant.

DALLAS — Partners Capital announced the acquisition and planned upgrades of Kessler Hills Shopping Center, a 102,020-SF shopping center at 1050 N. Westmoreland Road in the Kessler Park neighborhood of Dallas. The 10-acre, two-building property, acquired through Partners’ Opportunity Fund V, is 98.6% occupied. Brent Reed at Veritex Community Bank financed the acquisition. William Harrison of Harrison Property Brokerage represented Partners Capital and the seller.
DALLAS – Skywalker Property Partners has acquired The Crossings I, a 232,541-SF property at 5429 Lyndon B. Johnson Freeway in North Dallas, for its newest fund, The Leverage Strikes Back LLC. The property is 94% leased. Todd Savage of Cushman & Wakefield of Texas and Ben Esterer and Keenan Ryan, both with JLL, represented the institutional seller, Goddard Investment Group. Jack Mock and Chris Aguilar represented Skywalker.
SAN ANTONIO — San Antonio-based Kairoi Residential acquired the 336-unit Flats at Big Tex apartments at 423 Blue Star Street along downtown San Antonio’s River Walk. Patton Jones, Matt Michelson, and Andrew Dickson of Newmark represented the seller. Newmark’s Braden Harmon secured the financing on behalf of the buyer.
WACO, Texas – Parkspring Multifamily is set to break ground on Commons at Cottonwood Creek, a 372-unit garden-style community at 2221 Creekview Drive in Waco. The 16.52-acre site is one of the last remaining parcels within the Cottonwood Creek master-planned community and marks Texas-based Parkspring’s debut in the Waco market. Austin-based OHT Partners is the general contractor and EDI International is the architect. Initial units will be completed in Q4 2026.
AUSTIN — Whitestone REIT has acquired the 31,832-SF San Clemente at Davenport neighborhood retail center at Loop 360 and West Lake Drive in Austin. Shea Petrick and Chris Gerard of JLL represented the seller, HPI Real Estate Services & Investments. The acquisition complements Whitestone’s existing Davenport Village retail center at the same intersection. Tenants include Fresa’s Mexican restaurant, Iron Fitness, and Greenlake Energy.
LAREDO, Texas — Unitec Drive, LP., a company specializing in the manufacturing, distribution, and servicing of heavy industrial trucks, acquired a 59,252-SF industrial facility at 13485 South Unitec Street in Laredo’s Unitec Business Park. Enrique Volkmer of Lee & Associates represented the seller, Vimex, Ltd.
SAN ANTONIO — Headwall Investments, a San Antonio-based real estate investment and development firm, announced the acquisition of Tower at Boerne, a fully-leased, unanchored shopping center in the San Antonio metro area. The deal marks the firm’s 18th shopping center acquisition, expanding its portfolio to 610,000 SF across the Austin-San Antonio, Dallas-Fort Worth, and Houston MSAs.
CORPUS CHRISTI, Texas — Bill Bellomy, Michael Johnson, Logan Foster and Hugh Horne of Versal represented Cumbia Real Estate Holding LLC of Plano in the sale of Overflow Garage, a 204-unit self-storage facility in Corpus Christi, to a local buyer.
AUSTIN — Versal represented Dallas-based Steelcreek Management LLC in the sale of a Steelcreek Self Storage Portfolio located throughout North, Central, and Southeast Texas. The portfolio consists of eight properties totaling 3,964 units. Versal also procured the Florida-based buyer.

ORLANDO, Fla. – Owens Realty Capital has completed the sale of Baldwin Park III to Demetree Global for $11.3 million and Baldwin Park I & II office buildings to Galium Capital for $15.215 million. Baldwin Park I & II, at 4750 and 4776 New Broad Street in Orlando, total 64,810 SF and were 97.5% leased. Baldwin Park III, at 4798 New Broad Street, totals 44,478 SF and was 100% leased.
CHICAGO — Workbox, a national workspace operator, plans to open its largest coworking location in the iconic Civic Opera Building at 20 N. Wacker Drive. The company will occupy approximately 68,000 SF in early June. Workbox operates 13 locations in seven U.S. markets.
