HOUSTON – (Realty News Report) – MetroNational and Radom Capital announced the first wave of tenants at Greenside, a redevelopment of industrial buildings into a neighborhood gathering place serving families in west Houston’s Spring Branch and Memorial.
Located on the north side of I-10 at 1085 Gessner Road, Greenside will add 35,000 SF of dining, wellness, and beauty-oriented businesses adjacent to a community hub established by MetroNational in 2020. Designed by Michael Hsu Office of Architecture, Greenside broke ground last year next to Kirby Ice House, Mia’s Table, and Torchy’s Tacos. The new tenants will include Honest Mary’s, Leemoo, Hiatus, and [solidcore].
“Greenside is being thoughtfully designed as a place where people can gather and enjoy the best of what Houston has to offer every day of the week,” said Danna Diamond, Vice President of Leasing at MetroNational. “This initial mix represents the kind of brands we’re proud to bring to Memorial and west Houston: experience-driven, authentic, and rooted in quality.”
Brands expand
Austin-based Honest Mary’s, a fast-casual restaurant serving chef-crafted, made from scratch bowls, selected Greenside for its second Houston location after opening in River Oaks Shopping Center in December. Founded by CEO Nelson Monteith and his wife Mary in 2017, Honest Mary’s has four Austin locations. Monteith attended the University of Texas and grew up in west Houston’s Briar Forest neighborhood, making Memorial a natural choice for expansion.

“Greenside is the kind of place we love to be—active, welcoming, and built for people to gather,” said Monteith. “Honest Mary’s fits right into that rhythm: a fresh, made-from-scratch bowl when you’re on the go, or something you can take outside and enjoy when you have time to slow down.”
Honest Mary’s has tapped New York-based Cedar Street Creative to design the 2,235-SF space, which will feature expansive windows surrounding the dining room and draw upon Greenside’s overall development design. The restaurant will have shared outdoor seating near open lawn space, a breezeway, and a private patio. Design elements include warm neutral colors, handcrafted millwork, an open kitchen, a grab-and-go station, and easy parking for quick pickups.
Honest Mary’s will handle catering for families and businesses in one of the city’s largest office corridors. It will be open for counter-service lunch and dinner from 10:30 a.m. to 10 p.m. in Fall 2026. Lunden McGill and John Frazier of Baker Katz assisted with the new location.
Leemoo, a premium health bar serving smoothies, açaí bowls, and fresh-pressed juices, selected Greenside as part of its Houston growth plan. Leemoo, which has a location in Montrose Collective, uses house-made ingredients and carefully sourced produce. Another location is in the works at 2720 Bissonnet near West U, according to Texas Department of Licensing and Regulation filings.
A fitness focus
In addition to the new healthy dining options, Greenside will welcome Hiatus, a Texas day spa that aims to make self-care an essential part of everyday life. Its builds upon another Houston location in the Tanglewood area.
“We’re very excited to bring Hiatus to Memorial and continue expanding into Texas communities. Our goal is to make expert, results-driven self-care approachable and part of everyone’s routine – helping guests feel better, recharge, and prioritize wellness as a regular part of part of life,” said Kate Sazer, CEO of Hiatus.
Another wellness-focused tenant, [solidcore], will open a fitness studio providing a full-body training experience.
“Greenside reflects the kind of environment we look for when bringing [solidcore] into a community,” said Josh Rainey, Senior Director of Real Estate and Growth at [solidcore]. “It’s a place designed for connection and everyday routines, and that aligns closely with how our members experience our studios. We’re looking forward to becoming part of the Memorial area and creating a welcoming space where people can build strength, consistency and community close to home.”
Collaborating to create places
Greenside represents the first collaboration between Houston-based Radom Capital and MetroNational, a family-owned company that oversees 11 million SF of commercial real estate assets including Memorial City Mall. MetroNational is also partnering with Radom Capital on improvements to CityCentre’s retail component, which it acquired last year. Radom has worked with Michael Hsu on other notable Houston projects such as Montrose Collective, Heights Mercantile, and M-K-T.
“This first wave of concepts captures what Greenside is all about—bringing together great food, modern wellness, and a playful, welcoming environment that feels like a true neighborhood hub,” said Barton Kelly, Principal for Radom Capital.
