RNR Real Estate Briefs — (Realty News Report) — HOUSTON — Perigold, an online retailer of upscale furnishings for the home, has opened its first ever brick-and-mortar store with a new Houston showroom in Highland Village. Part of Wayfair Inc., Boston-based Perigold offers more than 150 upscale home brands, including Visual Comfort, Century Furniture, Oly, House of Rohl, Theodore Alexander, Scalamandré, and Stark Rugs. The store at 3920 Westheimer features traditional to modern styles with displays by designers such as Marie Flanigan, Julie Neill, Evan Millard, Jessica Davis. “We’re creating a resource for customers and designers to explore, collaborate, and access brands that are rarely found under one roof,” said Rebecca Ginns, Global Head of Perigold. A second store is planned in West Palm Beach, Fla.

FRIENDSWOOD, Texas – Partners Real Estate arranged the sale of a five-building portfolio totaling 5,000 SF at the Rex Road Industrial Business Park, a 120,000-SF industrial park in Friendswood, Texas. The sale comes on the heels of Partners leasing two 15,000-SF buildings at the eight-building property. Partners’ Michael Keegan and Andrew Laycock represented the landlord, Rex Industrial Partners, in both leases and the five-building disposition. Partners’ Travis Land and Braedon Emde represented the tenant, Traverse International. Rex Road Industrial Park is located south of Beltway 8 and west of Interstate 45.

HOUSTON — Bayou Packaging leased 32,275 SF at 845 Greens Parkway. Jeremy Lumbreras and Abraham Richardson of Stream Realty Partners represented the landlord, Prologis, L.P.

MAGNOLIA, Texas — LGI Homes announced the opening of Magnolia Woods, a community planned for more than 1,300 homes in Magnolia northwest of Houston. The company will sell homes starting at $259,900 under the LGI Homes brand and starting at $529,900 under Terrata Homes.

HOUSTON — TAK Broadband leased 11,200 SF at 13805 West Road. Jack Rathe of Stream Realty Partners represented the landlord, Westland EPA, LLC. Drew Coupe and Clayton Duewel with Avison Young represented the tenant.

HOUSTON – Rama Venkatesh, LLC bought 2,400 SF at 1125 Cypress Station Drive, Houston, Texas. Kallin Sipe and Brent Fredricks of Moody Rambin represented the seller, Truist Bank.

SAN ANTONIO– Partners Real Estate has been selected as the exclusive leasing agency for the Rand Building in San Antonio. The 112,688-SF historic property is located along Houston Street within the Downtown West district of San Antonio. Built in 1913 for the Wolff & Marx Co. department store, the Rand Building was later converted into office space and fully restored by Weston Urban in 2013. Now, it stands as an anchor for the Houston Street tech and creative corridor and is home to Geekdom, San Antonio’s #1 community for startups and coworking. The Rand Building’s leasing efforts will be led by Partners’ Lindsey Tucker and Amanda Powell.

FORT WORTH – Whitestone REIT has acquired 5000 South Hulen, a 86,907-SF foot shopping center in Fort Worth. The deal marks Whitestone’s 29thasset in Texas, and 10th in the Dallas-Fort Worth metroplex. Tenants include Sephora, Old Navy, Barnes & Noble, Potbelly, Sports Clips, Kincaid’s Hamburgers, and Jamba Juice.

SAN FRANCISCO — Shorenstein Investment Advisers announced two transactions involving Blocks 5, 6 and 13 within The Spring District mixed-use development in Bellevue, Wash. Blackstone Real Estate acquired a joint-control interest in Blocks 5 and 6 from Shorenstein. Drawbridge Realty, a KKR partner, acquired Block 13 from Shorenstein and Wright Runstad & Co. The properties were each developed as build-to-suit office buildings for Meta. Blocks 5 and 6 consist of two, 11-story office buildings totaling 670,000 SF. Technology company Snowflake recently subleased Block 6 from Meta. Block 13 is a nine-story office building totaling 200,000 SF.

PHOENIX — Ryman Hospitality Properties acquired the JW Marriott Phoenix Desert Ridge Resort & Spa, a 950-room resort property in Phoenix, Ariz. from Trinity Investments. The property has 243,000 SF of indoor and outdoor meeting and event space.

INDIANAPOLIS — Prudent Growth Partners, a private equity real estate firm based in Chapel Hill, N.C., acquired the 45,314-SF Rivergate Shopping Center in Indianapolis in a $4.4 million transaction.

PORTLAND, Ore. — Fourth Avenue Capital and Range Equity Management, in a joint venture with PCCP, have acquired 2121 Belmont, a 123-unit apartment complex in the Buckman neighborhood of Portland, Ore.

PORTLAND, Ore. — Pacific Urban Investors has acquired Meadow Creek, now renamed Ansley Murrayhill, a 304-unit apartment community in Tigard, Ore. The Palo Alto, Calif.-based company owns and manages more than 23,000 apartment units nationwide.

SUNNYVALE, Calif. — Walmart signed a 338,307-SF office lease at Tech Corners, located at 803-815 11th Ave. in Sunnyvale, Calif. The transaction marks the largest new office lease in Silicon Valley since 2023, according to Newmark. Phil Mahone and Mike Saign of Newmark represented the landlord, Jay Paul Co.

GREENVILLE, S.C. — Peakline Real Estate Funds announced an investment in Markley + Main, a 277-unit multifamily development in the West End Historic District of downtown Greenville, S.C. Markley + Main is being developed in partnership with SunCap Property Group.

NEW ORLEANS — Sunstone Hotel Investors announced the sale of the 252-room Hilton New Orleans St. Charles for $47 million, or approximately $187,000 per key.

KANSAS CITY, Mo. – Peninsula Capital Corp., a Toronto-based firm focused on acquiring and managing residential rental properties across the U.S., announced the acquisition of 959 single-family rental units across four high-growth markets in the Midwest: Kansas City, Mo.; St. Louis, Mo.; Indianapolis, Ind.; and Columbus, Ohio. The portfolio now totals over 2,200 units across the Northeast and Midwest.
