RNR Real Estate Briefs – (Realty News Report) – HOUSTON – Wholesale Electric Supply Co. leased 74,880 SF at 615 East Sam Houston Parkway South. Tyler Maner, Jon Farris, and Jake Linderman with Stream Realty Partners represented the tenant. Holden Rushing and Chris Haro with Partners represented the landlord, First Industrial Realty Trust.

LA PORTE, Texas – Miba, global industrial technology company, signed a 40,000-SF lease at Sens Road Business Park, located at Sens Road and Spencer Highway in La Porte. Jason Scholtz and David Falcon of Colliers represented the tenant. Chase Spence and Ben Condara of Colliers represented the landlord, Clay Development and Joe Swinbank Family Limited Partnership.

HOUSTON – Modular Framing Systems expanded into 14,000 SF at 4553 Brittmoore Road. Tyler Maner and Brandon Preece with Stream Realty Partners represented the landlord, Outour Storage Investments. Preston Yaggi with Lee & Associates represented the tenant.

TOMBALL, Texas – Klauer Manufacturing Co. announced the opening of a 40,200-SF warehouse and manufacturing facility in Tomball. The facility on Hufsmith Kohrville Road will warehouse and manufacture residential roof flashing products to better serve markets in Houston, San Antonio, Austin, and surrounding areas.

HOUSTON – Ashford Hospitality Trust announced the sale of the Hilton Houston NASA Clear Lake at 3000 E. NASA Parkway in Houston for $27 million. Fischer Acquisitions and Development and Ayrshire Corp. plan to renovate the hotel into a Compass Hotel by Margaritaville and convert a portion into condos, according to the Houston Business Journal.

BAYTOWN – Central Management, Inc. has been engaged by Port 99, LP to provide facilities management for two Industrial buildings at 16801 FM 2354 Road in Baytown. The two-building park is comprised of 1,283,450 SF. Vic Vacek, Trent Vacek, and Paul Panus of CMI are handling the assignment.

HOUSTON – Colliers announced the sale of an 18,750-SF crane-served manufacturing building at 4323 E. Mt. Houston Drive in Houston. Jim Pratt of Colliers represented the seller. S. Guy Brown with The Texas Overland Co. represented the buyer.

ROSENBERG, Texas – The Vitamin Shoppe leased 4,099 SF in Brazos Town Center, located at U.S. 59 and FM 762, Rosenberg, from NewQuest. Nina Kuhn-Irwin of NewQuest represented the landlord. Brett Strake of NewQuest represented the tenant.

HOUSTON – Bold Martial Arts leased 2,158 SF of retail space in Windcliff Town Center at the intersection of Jones and Cypress North Houston roads, Houston, from NewQuest. Anders Fry of NewQuest represented the landlord in the direct deal.

HOUSTON – The Hat Chick leased 874 SF of retail space in The Terrace on White Oak, located at the intersection of White Oak Drive and Harvard Street, Houston, from NewQuest. Lara Lee LaMendola of NewQuest represented the landlord. Alyx Penland of NewQuest represented the tenant.

HOUSTON –Triton Recovery Group leased 2,929 SF at 2100 W. Loop South. Oxford Partners’ Vincent Vega represented the tenant. The landlord, LXG 2100 WLS, LC, was represented by Matt Easterling and Jacob Summers of LandPark Commercial.

HOUSTON – Sprott Newsom Quattlebaum & Messenger renewed a 5,675-SF lease at 2211 Norfolk St. Oxford Partners’ Paul Viers and DJ Hale represented the tenant. The landlord, Norfolk Tower, LLC, was represented by Brad Segreto of Aspire Commercial.

ARLINGTON, Texas – Welcome Group, a Houston-based commercial real estate developer with a growing national footprint, has expanded its footprint in the D-FW metroplex with the acquisition a 100,129-SF industrial property at 3101 Pinewood Drive in Arlington. Constructed in 1977 and fully renovated in 2021, the single-tenant facility sits on 4.59 acres in the Lower Great Southwest submarket.

ALLEN, Texas – Molex LLC leased 4,923 SF of office space in Allen Place I, 450 Century Parkway, Allen, from CP 450 Global Investors LLC. Jared Laake, senior vice president of Bradford Commercial Real Estate Services, and Richmond Collinsworth, senior vice president and managing partner, represented the landlord. Parker Gona of JLL represented the tenant.

WESTLAKE, Texas – Chicago-based Glenstar and its joint-venture partner Singerman Real Estate announced three new office leases totaling 70,000 SF at Terraces at Solana, an eight-building, 1.1 million-SF office complex at 1500 Solana Blvd. in Westlake, Texas. The deals bring the renovated complex to nearly 80% leased. M1 Support Services, a national defense contractor providing a complete range of aviation solutions, will relocate its headquarters from Denton after signing a 26,000-SF lease in Building 5. Century 21 Mike Bowman will relocate to a newly renovated 18,000-SF headquarters space in Building 8 in September. Pluralsight Inc., a global technology workforce development company, moved its corporate headquarters from Draper, Utah, to 26,000 SF in Building 6.

CRANDALL, Texas – Strive, a commercial real estate investment sales firm, announced the sale of Parks Plaza, a 9,880 SF retail center on Highway 175 in Crandall, Texas. Hudson Lambert, Jack Hicks, and Jason Vitorino of Strive represented the local seller.

ATLANTA – Portman Holdings has acquired the Brookside Office Park in Alpharetta, Ga. Located along North Point Parkway near the Big Creek Greenway, the 20-acre site has two office buildings. Portman plans to retain one 130,000-SF building and raze the other for a redevelopment interwoven with activated public gathering areas, pedestrian connections and outdoor amenities. The proposed vision includes 335 multifamily residences, 70 townhomes and 60,000 SF of retail and restaurant space. Portman’s Dotan Zuckerman and Anders Fry are leading the retail strategy and leasing efforts for the project.

PALM BEACH GARDENS, Fla. – Ram Realty Advisors acquired The Shoppes at Jupiter, a 197,000‐SF shopping center at Indiantown Road and U.S. Highway 1 in Jupiter, Fla. from Orion Real Estate Group. Whole Foods Market was recently signed as an anchor tenant. Noah Jones and Dan Lynch of Atlantic Retail assisted with the transaction.

HOLLY SPRINGS, N.C. – Genentech, a member of the Roche Group, broke ground on a 700,000-SF drug manufacturing facility in Holly Springs, N.C. The project will add more than 400 jobs when the site is operational by 2029.

SAVANNAH, Ga. – GTIS Partners announced the acquisition of a 24-acre site on Old August Road in the Highway 21 corridor of Savannah, Ga. for the development of 297,163 SF of industrial space across two buildings.

MIAMI – Stream Realty Partners leased 8,000 SF on the 30th floor of Citigroup Center, at 201 S. Biscayne Blvd. in Downtown Miami to support growth in Florida. The office will be able to house over 50 professionals across multiple service lines, in both the office and industrial sectors, including tenant representation, landlord representation, capital markets, property management, construction management, and workplace strategy. Move-in is planned in Q1 2026. Since launching in 2023, Stream Florida has grown to more than 45 professionals across Miami, Tampa, and Orlando.

CHARLESTON, S.C. – Ginkgo Residential announced the acquisition of a five-property multifamily portfolio totaling 647 units across the Charleston, S.C. area. The purchase, made by a joint venture between Ginkgo REIT Inc. and J.P. Morgan Real Estate Income Trust, consists of Brackenbrook Apartments, North Bluff Apartments, The Landing, Sawbranch Apartments, and Woodlocke Apartments.

NEW YORK – Vornado Realty Trust entered a deal to buy the 623 Fifth Avenue office condominium, a 36-story, 382,500 rentable-SF building above the flagship Saks Fifth Avenue department store, for $218 million. The building is 75% vacant. The deal is expected to close in September. The building will be redeveloped for delivery to office tenants in 2027.

BETHLEHEM, Pa. – Development and design/build firm, J.G. Petrucci Co. is nearing completion on a 75,000-SF expansion for Phoenix Tube Co., a manufacturer of stainless-steel tubing, rounds, squares, rectangles, and processed flat bar for ornamental and structural applications, in Bethlehem, Pa. The expansion is adjacent to Phoenix Tube’s existing 200,000-SF facility at 925 Bethlehem Drive. The new building adds dedicated space for production, warehousing, and offices to growth across Phoenix Tube’s product lines.

NEW YORK – SL Green Realty Corp. has entered into a contract to purchase 346 Madison Avenue and the adjacent site at 11 East 44th Street for $160 million. The deal is expected to close in Q4. Drew Isaacson and David Giancola of JLL advised on the transaction.

THE WOODLANDS, Texas – Howard Hughes has separately partnered with two acclaimed Texas chefs — Austin Simmons and Aaron Bludorn — to bring two independent restaurants to The Woodlands in 2026. Simmons, who was previously executive chef of TRIS in The Woodlands, will open Charolais by Chef Austin Simmons at Restaurant Row in Hughes Landing in early 2026. The restaurant will specialize in high-quality beef sourced from a program focusing on genetics and sustainable animal husbandry. Chef Aaron Bludorn will open a Bar Bludorn neighborhood tavern at 25 Waterway in summer 2026. Bludorn is known for Houston restaurants Bludorn, Navy Blue, Bar Bludorn, and Perseid.

ONTARIO, Calif. – The Tilt-Up Concrete Association has recognized The Hub @ Ontario, a 4.2 million-SF industrial development of Affinius Capital, in joint venture with McDonald Property Group and Premier Design + Build Group, with its inaugural 2025 Excellence in Sustainability + Resilience Award for its innovative design and use of sustainable materials. The Hub sits on a 200-acre site adjacent to the Ontario International Airport in Southern California’s Inland Empire. The development incorporates a carbon-reduction system developed by Total Integrated Panel Systems (“TIPS”).  Different than traditional concrete tilt-up wall construction, the TIPS technology replaces a 4” layer of concrete and rebar with a specialized wire mesh truss system and EPS foam core, reducing concrete materials by 40% on average. Other sustainable elements include rooftop solar arrays, drought-tolerant landscaping and low-flow water systems.
