Sold: Shopping Center Anchored by Japanese Grocer

HOUSTON – (Realty News Report) – Whitestone REIT has acquired Ashford Village, a shopping center anchored by Japanese grocery store Seiwa Market in west Houston.

The 81,407-SF center at 1801 S. Dairy Ashford Road and Whittington Drive is south of the Katy Freeway. Other tenants include Thanjai Mess, Ramen Bar Ichi, Japan House, Dollar Tree, Giggles and Fun, and Salon Village.

The Ashford Village purchase marks Whitestone’s 10th neighborhood shopping center in the Houston market. The company recently sold Sugar Park Plaza, a 95,000-SF retail center on Wilcrest near U.S. 59 in southwest Houston, to Dhanani Private Equity Group.

“Given our large footprint in Houston and our familiarity with the market, we have been actively looking to acquire assets like Ashford Village that align with our investment criteria and would benefit from our proven value-enhancing operational platform,” said Christine Mastandrea, President and COO of Whitestone REIT. “Like Lion Square in the International Management District, this asset serves Houston’s thriving Asian community, and we feel our familiarity with the culture and expertise in tailoring diversified tenant lineups will allow us to realize Ashford Village’s true potential.”

U.S. retail investments sales are on the rise, registering a 10% gain in volume in the first half of the year compared to mid-year 2024, according to MSCI Real Capital Analytics/Newmark. One of the nation’s biggest deals occurred in the Houston market with Brixmor Property Group’s $223 million purchase of La Centerra at Cinco Ranch. In other recent area deals, Houston-based Fifth Corner added a 1950s-era property in The Village to its portfolio.

Ashford Village represents Whitestone REIT’s third purchase in the Houston market in the last three years. The company acquired Lake Woodlands Crossing in late 2022 and Garden Oaks in early 2024.

Ashford Village is a few blocks south of the Ashford Yard, a mixed-use development on the former Schlumberger campus on South Dairy Ashford at Briar Forest Drive that is expected to cater to area office workers. Companies in the area include Chevron, Phillips 66, Honeywell International, Schlumberger, ABB, Emerson Process Management, SABIC, Bechtel and NOV. The average household income within a 3-mile radius of Ashford Village is $113,979, according to Whitestone REIT.

Whitestone REIT owns, operates, and develops open-air community shopping centers in Texas and Arizona. Shares trade on the New York Stock Exchange under the ticker symbol WSR.
