Stafford Apartments Refinanced in $110M Deal

STAFFORD, Texas – (Realty News Report) – Walker & Dunlop has arranged a $110 million refinancing for two apartment complexes at The Grid, a redevelopment of the former Texas Instruments Campus in Stafford.

The properties – 1879 at the Grid and Arc at the Grid – total 731 units within the 192-acre mixed-use development in Stafford, just southwest of Houston.

Located at the intersection of Highway 59 and West Airport Boulevard, The Grid is a project of StreetLevel Investments and Provident Realty Advisors. The Grid is home to Target, Costco Business, In-N-Out Burger, Whiskey Cake Kitchen & Bar, Pluckers Wing Bar, Portillo’s, and more.

Walker & Dunlop Capital Markets Institutional Advisory arranged the loan on behalf of Lone Star Funds. Dustin Stolly, Aaron Appel, Keith Kurland, Jonathan Schwartz, Adam Schwartz, Sean Reimer, Michael Ianno, and Edward Leboyer arranged the floating-rate, interest-only loan from TPG Real Estate Credit.

“1879 at the Grid and Arc at the Grid are well-located multifamily assets that benefit from the continued growth of the Stafford and Sugar Land corridor,” said Stolly, senior managing director of Capital Markets Institutional Advisory at Walker & Dunlop. “TPG Real Estate Credit recognized the strength of the assets and their position within the Southwest Houston market, as well as Lone Star’s reputation as a best-in-class sponsor, resulting in a financing solution that aligned well with our client’s objectives.”

1879 at the Grid and Arc at the Grid were built by JLB Partners in 2019 and 2020 and later acquired by Hudson Advisors, an affiliate of Lone Star Funds.

The properties span 653,000 rentable square feet with a mix of studio, one-, two- and three-bedroom residences. Amenities include resort-style pools, fitness and wellness centers, resident lounges, coworking spaces, pet parks, outdoor lounges and courtyards, package lockers, detached garages and carports, barbecue areas, and fire pits.

Walker & Dunlop is a commercial real estate finance and advisory services firm based in Bethesda, Md. The Capital Markets team sourced over $13.9 billion from non-Agency capital providers in the first half of 2026, including nearly $9.6 billion for multifamily properties.
