Hines Buys Texas Ranch For 3,800 Homes

FORT WORTH – (Realty News Report) – Houston-based Hines has acquired the 1,476-acre Brown Ranch in Fort Worth for a residential development planned for 3,800 homes.

The land is located within the Aledo Independent School District and is just north of the 7,200-acre Walsh master planned community. Located on the west side of the Fort Worth, the property is primarily in Parker County with an eastern portion in Tarrant County.

Landry Burdine, Austin Reilly, and Josh Watson of Land Advisors Organization represented the Brown family in the transaction.

The community will offer a range of single-family housing, including townhomes across an array of lot sizes and prices. About 70 acres have been designated for commercial development to support future services and amenities for the community.

“Dallas-Fort Worth continues to benefit from strong population and employment growth, infrastructure investment and sustained housing demand, making it an attractive market for Hines’ high conviction living strategy,” Rob Witte, Senior Managing Director and Head of Residential Land Development, Americas, at Hines said in an announcement. “Brown Ranch gives us the opportunity to help deliver new housing at scale in one of the country’s fastest-growing regions, working alongside an experienced group of homebuilders. It is an important addition to Hines’ national land development platform.”

Homebuilders involved in the project include Beazer Homes, DRB Homes, HistoryMaker Homes, Meritage Homes, Pulte Homes, and Risewell Homes. Plans call for at three amenity centers, 10 neighborhood parks, and an extensive interconnected trail system.

Trez Capital serves as a capital partner on the investment. Harvest Capital and TPG Credit provided financing for the acquisition and development.
