Swift Packing Plant Redo in The Heights

HOUSTON — (Realty News Report) — Radom Capital and Triten Real Estate Partners have started converting the historic Swift & Co Packing Plant into creative office and retail space in their latest Heights project.

 

Dubbed The Swift BLDG, the redevelopment at 621 Waverly will revive a pair of long vacant buildings into 60,000 SF of office and retail space including restaurants, fitness, and wellness tenants adjacent to the the Heights Hike and Bike Trail. It’s next to M-K-T, another adaptive reuse project of Radom and Triten that repurposed industrial buildings on Shepherd Drive as a lively place to work, dine, exercise, and shop.

 

The Swift BLDG will incorporate two brick and concrete structures from 1917 and 1953 once used for cottonseed oil refining and meatpacking operations.

 

“The Swift Building is a historic gem,” said Eric Gustafson, Construction Manager at Radom Capital. “Our vision for the Swift Building is rooted in adaptive reuse—breathing new life into an iconic structure while modernizing it for today’s restaurants, offices, and retailers. This redevelopment reflects our commitment to blending heritage with forward-thinking design, ensuring it remains a cornerstone of the Heights’ identity.”

 

Michael Hsu Office of Architecture, the firm behind M-K-T, has been engaged to design the concept. Elysium Construction will manage construction with plans to deliver spaces to tenants in the second quarter of 2026. 

 

Edgeland Group will provide landscape design services and Dally + Associates is handling structural work. Origin Bank is the construction lender.

 

The project will offer 30,000 SF of office, with Bubba Harkins, Jenny Sealy, and Nina Seyyedin of CBRE handling leasing. Barton Kelly and Sidney Whaley of Radom lead the leasing for 30,000 SF of retail.

 

“This building offers a rare opportunity for tenants who want modern functionality in a space with historic soul,” said Jenny Sealy, Vice President at CBRE.

 

Swift BLDG has commitments for 55% of the space, according to the developers. Signed leases include restaurant, dessert, fitness, wellness, beauty, and office tenants. Three retail spaces remain available for lease.
