Texas Mega Center Adds Retail Tenants

SAN ANTONIO – (Realty News Report) – Partners Real Estate announced new leases at Park North Shopping Center, a 635,000-SF center in San Antonio acquired by Houston-based Dhanani Private Equity Group last year.

When announced in December 2025, Park North Shopping Center was the biggest shopping center sale in San Antonio since the The Rim (1.6 million SF) changed hands in 2021. Since then, Vicki Adelstein of Partners has closed more than 63,000 SF in new leases, expansions, and grand openings at the property, which is located at 842 NW Loop 410 near North Star Mall.

“Park North has what retailers are looking for: visibility on the major highway Loop 410, a Target anchor, and a trade area that pulls from every direction,” Adelstein, a senior vice president of Partners, said in an announcement.

Park North Shopping Center is home to Pinstack, Alamo Drafthouse, Ogle Beauty School, and Norris Convention Center.

Recent and upcoming additions include Surfing Crab, a Cajun seafood concept taking over the 5,200-SF former Jim’s Restaurant space; the newly opened 5,000-SF Panfila Cantina Mexican restaurant and bar; and an expansion that expands Escapology Escape Room to 6,200 SF. SP Café expanded to 4,010 SF and Taroko Sports will soon open a 32,000- SF indoor baseball facility. Other upcoming additions include ArTea Café (3,825 SF), Pet Supplies Plus (6,884 SF), Oyin by Mulberry Prime, and Hummus Republic.

“Dhanani PEG has been deliberate about tenant mix and maintaining tenant quality, giving families a place to eat, shop and spend an afternoon without leaving the property,” Adelstein said. “That combination is why space is moving quickly, and why tenants already here are choosing to grow instead of looking elsewhere.”
