Trademark Joins LaCenterra Team

HOUSTON – (Realty News Report) – Trademark Property Company has been retained to lease LaCenterra at Cinco Ranch, a 412,900-SF open-air retail center located along the Grand Parkway west of Houston.

LaCenterra, developed by Woody Mann of Vista Cos., was one of the first retail developments to leverage the outer suburb opportunities presented by the Grand Parkway, a 184-mile outer loop that is still under development in suburban and exurban fringes.

LaCenterra was ranked No. 6 in Chain Store Age’s Top 10 Retail Experiences of 2021 in the United States. Chain Store Age, a major trade publication focused on retailing, said: LaCenterra is “an outdoor center with incredible space, a wide variety of stores and restaurants, a public park, and a clock tower.”

The mixed-use center has very high occupancy, recently quoted at 96 percent. How do you upgrade the tenant mix when LaCenterra is 96 percent occupied? A plan has not been articulated, but it’s reasonable to ask if a redevelopment or new construction may be in the offing

Fort Worth-based Trademark, a mixed-use investor, developer, and operator, has been active in Houston previously and worked on a Rice Village assignment several years ago. Trademark’s portfolio also includes Market Street, a mixed-use destination developed by Trademark in The Woodlands, and Dunham Pointe, a master-planned residential community in Cypress.

“Since opening in 2007, LaCenterra has become the premier retail destination for residents of Cinco Ranch and the entire greater Katy trade area. In the same way we have evolved the merchandising at Market Street-Woodlands, we will apply our innovative, research-centric approach to upgrading the merchandising at LaCenterra, ” said Terry Montesi, CEO of Trademark

Trademark cited its center in The Woodlands, giving a foretaste of what be its “approach to upgrading the merchandising at LaCenterra.”

At The Woodlands, Trademark executed a leasing strategy that “prioritizes upscale, luxury retailers and food and beverage  concepts” including  Louis Vuitton, Gucci, Saint Laurent, Mastros, and Sixty Vines.

The 34-acre LaCenterra development is situated within the 8,000-acre Cinco Ranch master planned community. In addition to 273,522 SF of retail, the property features 139,378 SF of office space. The retail is anchored by Trader Joe’s and Alamo Drafthouse Cinema and includes a diverse collection of retail, dining, and lifestyle tenants, including Athleta, CAVA, Lululemon, Lovesac, Warby Parker, Postino, Dish Society, Sephora, Starbucks, Pure Barre, and Nando’s PERi-PERi.

Trademark will handle leasing for the retail component of the LaCenterra, led by  Daniel Goldware, Senior Vice President of Leasing at Trademark. LaCenterra is managed by JLL.

In Dallas, Trademark is involved in the major redevelopment of the Galleria Dallas, a major mixed-use project patterned after the original Galleria in Houston.
