HOUSTON — Energy XXI Services LLC renewed and expanded its lease by 25 percent, or 43,332 square feet in the One City Centre building in downtown Houston, according to Transwestern, which represented the building owner.
The expansion brings the total lease to 171,016 square feet at One City Centre located at 1021 Main St. One City Centre is owned by Hallandale Beach, Fla.-based Beacon Investment Properties LLC
Beacon currently owns and manages 14 office buildings in Houston totaling more than 2.7 million square feet.
“We have a longstanding relationship with Energy XXI since it joined One City Centre in 2005, and we couldn’t be more excited to continue to accommodate its office space needs,” said Transwestern’s David Baker, executive vice president and lead broker on the transaction.
“Energy XXI is an important tenant to One City Centre,” said Mike Adams, Beacon’s Houston-based asset manager. “
One City Centre at 1021 Main is a 29-story, Class A office building totaling 608,660 square feet with a typical floor size of 21,266 square feet. The property is located in Houston’s Central Business District and is within walking distance of several downtown amenities, restaurants, hotels and event venues.
The building has obtained LEED Gold certification from the U.S. Green Building Council.
Beacon was represented by Transwestern’s Baker, executive vice president, Monte Calvert, senior vice president, and Kelli Crutchfield, vice president. Jason Wasaff of Wilson Wasaff Group represented Energy XXI.
