DALLAS – (Realty News Report) – Highland Homes and Tellus Group announced the ground breaking on Mirabella, a 190-acre gated community in Prosper. The development will bring a new option for high-end homes to Prosper, located about 35 north of Dallas near McKinney.
Planned for 290 homes, Mirabella will feature oversized lots up to 100 feet wide, creekside hike-and-bike trails, pocket parks, and open spaces. It is located along Custer Road, north of Highway 380 and south of First Street.
Tellus Group, the Plano-based developer of nearby 2,000-acre Windsong Ranch in Prosper and 760-acre Mosaic in Celina, is working with Dallas-based Highland Homes to develop Mirabella. The community will be in the Prosper Independent School District.
“Prosper’s rapid growth has made new opportunities for premier residential development increasingly rare, making Mirabella a truly distinctive addition to the market,” said Jeff Stinson, Senior Vice President of Land for Highland Homes. “We’re excited to bring Mirabella to life in such a dynamic market, particularly with a partner like the Tellus Group. They have already established themselves as a premier Prosper developer with what they’ve accomplished at Windsong Ranch.”
Highland Homes will build homes on 74-foot and 60-foot lots. The company’s luxury division, Huntington Homes, will offer homes designed for 84-foot and 100-foot lots. Home sales in Mirabella are expected to begin in late 2026.
Highland Homes operates in nearly 40 communities in the Dallas-Fort Worth metroplex. The company plans to build homes in two other Tellus Group communities under development: Meraki in Forney and Sherley Farms in Anna.
Highland Homes acquires land and partners with developers to build homes in the greater Houston, Dallas-Fort Worth, Austin and San Antonio markets. The company is the nation’s 25th largest builder with nearly 3,900 closings in 2024, according to Builder Magazine.
