PHILADELPHIA – (Realty News Report) – Affiliates of Blackstone and J.P. Morgan Asset Management are the latest blue-chip investors to fund a growing commercial real estate niche known as industrial outside storage.
In separate deals announced recently, Blackstone Real Estate Debt Strategies and JP Morgan Asset Management committed $525 million in financing for two different industrial outside storage developers. The sector has gained favor as demand rises for open-air industrial land used to store materials, vehicles, and equipment.
Alterra IOS, a Philadelphia-based investor, developer, and operator of industrial outdoor storage assets, announced the closing on a $244 million loan from Blackstone Real Estate Debt Strategies. The loan brings Blackstone Real Estate Debt Strategies’ exposure to the IOS asset class to over $1.1 billion.
The initial funding was secured in part by 37 IOS properties spanning 27 markets, with future fundings scheduled for upcoming acquisitions, according to Alterra IOS. The properties are concentrated in major U.S. industrial and logistics corridors, including key markets in Florida, Georgia, Indiana, Maryland, North Carolina, and Virginia.
“This transaction represents a meaningful evolution in the financing of institutionally owned IOS assets on a non-recourse basis,” said Scott Whittle, Chief Financial Officer at Alterra IOS. “Rather than relying on a traditional mortgage structure, we implemented an innovative equity pledge framework that delivers the same core protections and economics for both lender and borrower in a more efficient and scalable manner. Over the past 10 years, Alterra IOS has acquired or developed more than 470 properties across 39 states, including properties in Baytown, Pasadena, and Houston.
In a different announcement, Catalyst Investment Partners announced it secured $281 million in separate financings on behalf of Catalyst IOS Fund II. The New York-based real estate investment firm acquires and operates IOS properties in high demand urban infill markets.
The financings were originated by Blackstone Real Estate Debt Strategies and institutional investors advised by J.P. Morgan Asset Management. The deal represents J.P. Morgan Asset Management’s first loan secured by a fully dedicated IOS portfolio.
“This significant milestone demonstrates the continued institutionalization of the IOS space as market leading lenders find value in the sector,” said Dan Haroun, Co-Founder and Partner at Catalyst.
The financings are backed by a portfolio of 77 properties across 12 high-barrier-to-entry IOS markets, including Northern New Jersey, Miami, and Washington D.C. Tenants include equipment rental, infrastructure, and e-commerce companies.

With over $1 billion in assets under management, Catalyst has amassed a portfolio of 150 properties and is on pace to reach 250 sites in 2027.
Justin Horowitz at Cooper-Horowitz arranged the financing for both Alterra IOS and Catalyst Investment Partners.
