Vigavi Breaks Ground on Big Spec Project

HOUSTON – (Realty News Report) – Houston-based industrial real estate developer Vigavi has broken ground on WestPoint 45, a 728,080-SF speculative industrial development in a joint venture with Principal Asset Management.

The 42-acre site is located at 410 West Road, near the intersection of Interstate 45 and Beltway 8, adjacent to Pinto Business Park, a 971-acre business park that is home to various large, recognizable brands.

WestPoint 45 will feature multiple means of ingress and egress from Interstate 45 and Beltway 8, 40-foot clear heights, 180 trailer stalls and will deliver with spec office space, LED warehouse lighting, and dock levelers, enabling accelerated occupancy to tenants. The project is seeking LEED certification and plans to deliver in early 2025.

Dustin Gillioz, Principal & Managing Director of Vigavi, said the Houston-based firm is seeing robust demand from occupiers in the market.

“Principal Asset Management remains bullish on the fundamentals of high-quality, well-located industrial assets with top-tier development partners such as Vigavi and WestPoint 45,” said Colin Frye, Senior Asset Manager at Principal Asset Management, who is responsible for overseeing the development and asset management of WestPoint 45 at Principal Asset Management.

Marketing and leasing efforts for WestPoint 45 will be led by Richard Quarles, Mark Nicholas and Joseph Berwick at JLL. Angler Construction is the General Contractor, Seeberger Architecture is the lead architect, and Langan Engineering is serving as the project’s civil engineer.
