HOUSTON – (Realty News Report) – Pagewood, a commercial real estate firm founded five years ago, will transform an industrial building in west Houston into its corporate headquarters with retail space in a campus-style setting.
Pagewood announced the acquisition of 1440 Brittmoore Road, a 14,000-SF building near Beltway 8 and Interstate 10, for a redevelopment dubbed The Outpost. The one-acre property sits across a private drive from The Quad, a Pagewood project that repositioned four industrial buildings into creative office space.
Pagewood will occupy 6,000 SF at 1440 Brittmoore Road. The remainder of the building will target food and beverage or fitness-oriented businesses with Blue Ox leading the retail leasing.
“Adaptive reuse developments have always been a core part of how we invest and create value,” said Paul Coonrod, Founder & Managing Principal of Pagewood. “The Outpost at Brittmoore reflects our commitment by reimagining an industrial property as our headquarters and introducing retail that enhances the surrounding neighborhood and supports the local community along the Brittmoore Corridor.”
Odom Studios designed a modernization of the building with expansive glass windows, a shared patio attached to the retail space, and roll-up doors and a private patio to create an indoor-outdoor work environment. Pagewood will relocate from The Quad upon completion of the project in the fourth quarter.
Houston-based Pagewood, a vertically integrated real estate investment and operating firm, has deployed more than $2.5 billion of real estate equity across its portfolio.
