Westheimer Office Tower Sold

HOUSTON – (Realty News Report) – Geirin LandPark Westheimer, LLC acquired 5858 Westheimer, an eight-story, 130,735-SF office building in the Tanglewood area of Houston.

JLL Capital Markets represented the seller, a special servicer, in the transaction.

The building sits on a two-acre tract at the northeast corner of Westheimer and Fountain View. With a bluish exterior curtain wall, the 5858 Westheimer was built in 1981 and is currently 47% occupied. The Class B building features a 300-space parking garage and surface parking.

This acquisition marks the second office building acquired by Geirin LandPark in this immediate area, following its recent purchase of 2603 Augusta, a 16-story Class A office tower located directly across Augusta Drive. The two-building portfolio along Westheimer is positioned to contribute to the continued revitalization of the Galleria/Uptown office market.

“With the acquisition of 5858 Westheimer, we now control two highly visible buildings along this key stretch of Westheimer and can offer tenants everything from efficient, value-oriented office space to fully amenitized Class A environments across our 5858 Westheimer and 2603 Augusta properties,” said Bill McGrath, Founding Partner of LandPark Advisors. “Our plan is to modernize 5858 Westheimer and integrate it into the broader amenity package underway at 2603 Augusta.”

Management and leasing will be handled by LandPark Commercial.

JLL Capital Markets’ Investment Sales and Advisory team representing the seller was led by Senior Director Rick Goings and Analyst Dawson Hastings.

JLL Capital markets has handled a number of office building sales this year as investors perceive that the Houston market presents opportunity while the much of the city has lackluster occupancy rates.

In another deal this summer,  it was announced US Property Management acquired a vacant, nine-story, 225,000-SF office building in West Houston in the Westway Park near Clay Road, JLL reported. The tower has been occupied by Cameron and Schlumberger.

Also on Westheimer Road, the JLL real estate firm has its Houston headquarters in a five-year-old building at 4200 Westheimer Road within the Park Place River Oaks development at Mid Lane, about two miles east of 5858 Westheimer. In early November, JLL announced the appointment of tenant representation broker Ronnie Deyo as president of the Houston office, effective Jan. 1, 2026, succeeding longtime Houston commercial real estate veteran Dan Bellow.
