HOUSTON – (Realty News Report) – Woodside, a Fort Worth-based private equity firm, is repositioning and rebranding a four-building office campus in northwest Houston.
Hiffman National, a commercial property management and real estate advisory services firm, will provide property and construction management for the office campus, located along Beltway 8 near North Gessner Road.
The 200,155-SF campus, recently acquired by Woodside, has been rebranded as Saddlebrook Place. It was formerly known as Heron Lakes.
The buildings are located at 7904, 7906 and 7908 North Houston Parkway West and 10740 North Gessner Drive.

As part of the Saddlebrook Place’s repositioning, Hiffman National will oversee a comprehensive capital improvement plan that includes spec suite buildouts, common area enhancements, roof replacement, LED lighting upgrades and broader building modernization efforts designed to enhance asset value and support leasing momentum.
“This assignment is a testament to the trust Woodside continues to place in our team and the results we have consistently delivered across its portfolio,” said Carrie Szarzynski, executive managing director at Hiffman. “Our goal is to make ownership easier by taking the guesswork out of operations, capital planning and project execution so our clients can stay focused on their investment strategy.”
Saddlebrook Place is the fifth Houston-area property currently being repositioned by Hiffman, bringing the firm’s management portfolio in the region to more than 2.3 million SF.
Houston’s office market continues to reset, creating attractive opportunities for well-capitalized investors pursuing repositioning strategies, Hiffman National said in a press release.
Several other Houston office buildings that have changed hands recently, including Noble Energy Center Two, acquired by First Community Credit Union, and 1800 Bering, acquired by DML Capital.
