1000 Homes Headed to Magnolia

MAGNOLIA, Texas – (Realty News Report) – Home sales are underway in Wildtree, a 430-acre community planned for 1,000 homes in a growing region of Magnolia.

The west Montgomery County development is the fourth community in the Houston area by Shea Homes, a Walnut, Calif.-based developer and homebuilder. Wildtree is about 50 miles northwest of downtown Houston.

Wildtree is located along FM 1486, just south of the Bluejack National community and private golf course. Other nearby communities include Kresston by Johnson Development and Magnolia Springs by Signorelli Co.

Eight model homes, including four by Shea Homes, showcase various floorplans by five different builders. The grand opening will be held Saturday, Feb. 7, at 4931 Pinestraw Valley Way in Magnolia.

The blueprint: Shea Homes offers homes on 40-, 50-, 60- and 70-foot lots with base pricing from the $320,000s to $590,000s. The homes contain up to 4,610 SF and up to six bedrooms. Other builders are: Coventry Homes, offering homes ranging from 1,948  SF to 2,972 SF on 50-foot lots; Newmark Homes, offering homes priced from the $650,000s on 70-foot lots; Perry Homes, selling homes on 40-foot lots from the $330,000s and ranging from 1,500 SF to 2,500 SF; and Toll Brothers, building houses ranging from 3,000 SF to 3,750 SF on 60-foot lots priced from the mid $500,000s.

“Prospective home buyers will find plenty of selection in Wildtree,” said Keith Luechtefeld, Houston Division President for Shea Homes. “Beyond beautiful homes, residents will enjoy meandering trails, wooded areas, and generous planned amenities designed to complement their natural surroundings. Wildtree also offers excellent access to the Aggie Expressway.”

Located a few miles north of Highway 249, Wildtree is roughly midway between Houston and College Station/Texas A&M University. Planned amenities include a pool, recreation center, playground, and event lawn at the proposed Hillside Amenity Village. Students will attend schools in Magnolia Independent School District.

Other area developments by Shea Homes include Del Bello Lakes in Manvel, Evergreen in Conroe, and Woodhavyn south of FM 1488 near Wildtree. The private company builds homes in 11 states and is active in seven communities in the Houston area.

Houston Leads Nation for Master-Planned Communities

Another builder that has been developing its own communities is M/I Homes. The Columbus, Ohio-based company recently acquired more than 200 in Needville for the development of Wild Oak in Fort Bend County. M/I Homes is also developing Berryknoll in the Montgomery area and Summerview in Fulshear.
