400 Homes Coming to Fort Bend County

NEEDVILLE, Texas – (Realty News Report) – M/I Homes will bring hundreds of homes to a rural area of Fort Bend County starting in late 2027.

The national homebuilder has acquired 205 acres near Highway 6 and Paddon Road in Needville for the development of the Wild Oak community. The neighborhood is planned for more than 400 homes within the Needville Independent School District.

The site, located south of Highway 59 at the intersection of Old Needville Fairchild Road and Paddon Road, is in a growing area for homebuilding. The land is about 40 miles southwest of downtown Houston.

“This area is one of the break-out regions as greater Houston continues to grow,” said Jay McManus, Houston Division President for M/I Homes. “With a location about 11 miles south of Richmond, Wild Oak will offer the best of both worlds — small-town charm and access to everyday conveniences.”

A number of communities are being developed in the southern Fort Bend County region, including Harvest Pointe by K. Hovnanian, The George by Johnson Development, and Austin Point by Signorelli Co. The Houston area remains one of the nation’s top markets for home sales and has more top-selling master planned communities than any other metro area.

M/I Homes will be the exclusive builder in Wild Oak, offering houses on 60-, 70- and 100-foot lots. Prices have not been announced.

Planned amenities include a pool with a covered pavilion, a playground, park, open green space with a sports field, trails, and ponds.

M/I Homes acquired the land from Jane Long Land Company late last year. Vicki Miller of RE/MAX Opportunities represented the seller, while Duane Heckmann and Kirk Laguarta at Land Advisors Organization represented M/I Homes in the transaction.

Wild Oak is the latest community to be developed by M/I Homes. In September, the company announced the acquisition of 180 acres off FM 2854 in the Montgomery area for the development of Berryknoll. Slated to open this spring, Berryknoll is planned for 250 homes with lots ranging from 70 feet wide to an acre.

M/I Homes is also developing Summerview in Fulshear, Moran Ranch in Willis, and, in conjunction with Johnson Land Ventures, Sorella in Tomball.

In the Houston region, M/I Homes builds in 13 communities with home prices from the $190,000s to more than $640,000.
