HOUSTON – (Realty News Report) – Transwestern has started construction on Phase Two of Innerbelt Northwest Logistics Park, a 1,373,480-SF industrial development in Northwest Houston where a significant amount of new space is being leased for tech assembly for Apple, Nvidia and Foxconn.
Innerbelt Northwest Logistics Park is located near the Sam Houston Race Park horse track and Fairbanks North Houston Road and Beltway 8. Last year, Foxconn leased two buildings in the Innerbelt Northwest Logistics Park.

The four-building phase, expected to deliver in Q3 2026, includes two facilities that are 100% pre-leased and two buildings currently available for lease. Building 1 totals 183,080 SF with 32-foot clear heights. Building 2 spans 428,800 SF and features 36-foot clear heights,
Located near Highway 249. Houston’s Northwest submarket is one of the nation’s most active industrial hubs, Transwestern said. and the metro’s largest and most established industrial corridor. According to Transwestern research, the Northwest market accounts for nearly one-quarter of all industrial construction activity in the Houston metro area.
Phase One of Innerbelt Northwest Logistics Park was completed in Q2 2025 and is fully leased. Transwestern’s Brian Gammill, Darryl Noon and Craig Bean provide leasing services for the project.
In 2025, Taiwan-based Foxconn Corp., a manufacturing partner for chip maker Nvidia, acquired the four-building, 1 million-SF Fairbanks Logistics Park in northwest Houston from Dalfen Industrial for $142 million. The 86.3-acre industrial park, is in the 8700 block of Fairbanks North Houston Road.
Since 2012, Transwestern’s National Logistics Group has completed or commenced over $3.6 billion of logistics development projects totaling more than 50.9 million SF.
