HOUSTON – (Realty News Report) – The George, a master planned community planned for 4,000 homes in Richmond, is starting home sales.
Johnson Development announced that model homes and pre-sales are underway two years after acquiring 1,500 acres of farmland for its latest Fort Bend County development. The land, located off Ricefield Road and Benton Road, was purchased from the George Foundation, the charitable organization that oversees the George Ranch, a 20,000-acre working ranch founded in 1824.
Located about 30 miles southwest of downtown Houston, The George is in a growing region of Fort Bend County where developments such as Austin Point will add thousands of homes to the housing stock in the coming years.
Phase I of The George will contain more than 300 houses. An amenity center that is in the planning stage.
Five builders so far have started pre-sales: Highland Homes and J. Patrick Homes (60-foot lots); David Weekley Homes (50-foot lots); Empire Homes (45-foot lots); and Newmark Homes (40-foot lots). Starting prices range from the $360,000s to the low $600,000s, while sizes range from 1,600 to 4,300 SF.
This summer, Perry Homes will offer homes from the high $400,000s on 45-foot lots. Chesmar Homes will build on 40-foot lots. Westin Homes will also build homes in The George.

The George Ranch was founded in 1824 on a league of land along the Brazos River in Mexican territory that was then known as Tejas. Today, the ranch is visited by 25,000 school children a year for educational purposes.
The George is adjacent to Lamar Consolidated Independent School District’s Steenbergen Middle School, Wright Junior High, and Randle High School and is also zoned to nearby Thomas Elementary. The district has purchased 15 acres within The George for an onsite elementary.
Since its founding by Albert and Mamie George in 1945, the George Foundation has invested more than $300 million in the health, education, and well-being of the Fort Bend County community through grants and scholarships.
Houston-based Johnson Development has nearly 26,000 acres under development in Fort Bend County. Its communities include Sienna in Missouri City; Riverstone and Imperial in the Sugar Land region; Veranda and Harvest Green in Richmond; and Cross Creek Ranch, Jordan Ranch and Cross Creek West in Fulshear.
Other active developments in the Houston region include Grange in Katy and Kresston, named for founder Larry Johnson’s hometown of Kress, Texas, in Magnolia.
