HOUSTON – (Realty News Report) – New Caney Beverage, a provider of contract canning, bottling, and packaging services, has sold its headquarters in New Caney but will continue to occupy the campus following a sale-leaseback transaction.
The 55,700-SF facility at 18913 Phillip Way was the largest of three recent industrial sales handled by Partners Real Estate across the greater Houston region.
“Demand for well-located industrial product across Greater Houston remains as competitive as we’ve seen it,” said Wyatt Huff, Senior Vice President. “Whether it’s a sale leaseback in New Caney or an infill warehouse in the city, buyers are acting decisively when the right asset comes to market.”
The New Caney Beverage property is in East Montgomery County, about 34 miles from downtown Houston. Situated on four acres, the property is near distribution centers for Walmart and Lowe’s.
The transaction was structured as a 10-year triple net sale-leaseback with New Caney Beverage, according to Partners. Griff Brandy, Ryan Osborn, Wyatt Huff, and Hunter Stockard represented the seller.
In central Houston, Partners arranged the sale of a 14,572-SF warehouse at 5414 Larkin Street. Located on one acre near T.C. Jester Boulevard and Interstate 10, the property is about 5 miles from downtown. Huff and Stockard represented the seller.
Southeast of Houston in La Marque, Partners arranged the sale of a 43,000-SF industrial property at 4725 Lawndale Street in Galveston County. Huff represented the seller, while Stockard represented the buyer in the transaction.
