HOUSTON – (Realty News Report) – Hines has broken ground on a six-building, 1.2 million-SF industrial project just north of Beltway 8 the south side of Houston.
The six buildings, located along West Fuqua Street, are Phase 2 of Hines’ 120-acre Boulevard Oaks Business Park. Jim Foreman and Allison Bergmann of Cushman & Wakefield handle the leasing. The business park is about seven miles due south of Hines’ headquarters at Williams Tower.
The project adds to a significant amount of recent warehouse construction along the southern leg of Beltway 8 from the Southwest Freeway to Telephone Road. In addition to Hines, Clay, Trammell Crow, Stream Realty, Welcome Wilson’s firm and others have been active in the Beltway and on US 90A. Earlier, Hines put up some other distribution buildings at the intersection of the Beltway and the Fort Bend Toll Road and Amazon operated a distribution facility there.
Hines said the anticipated completion date for the second phase of the Boulevard Oaks project is the third quarter of 2020. The project is adjacent to a Joe V’s Smart Shop, a bargain-oriented grocery brand that is part of the H-E-B organization.
Burton Construction is the general contractor for the Boulevard Oaks property, and Powers Brown is the architect of record.
Hines Director Laura Denkler, said, “We are especially proud of the look and feel within the business park that we are creating at Boulevard Oaks, and have received an incredibly positive response from the market for our efforts. To achieve more than 90% lease up on the first phase at the time of substantial completion of the project is a testament to the location, access, and building quality within the park.” The 450,000-SF first phase of the project is 95 percent leased.
