RNR Real Estate Briefs – (Realty News Report) – CYPRESS, Texas – Village Green at Bridgeland Central is now fully leased. Verizon, a provider of wireless mobile services, home and business internet, and telecommunications network solutions, signed a 10-year lease with Howard Hughes Communities for a 1,565-SF store in the center. Recent retail openings at Village Green include Dry Bar, JetSet Pilates, Sweet Paris, and Teal Poppy. Colliers represented Howard Hughes Communities.

HOUSTON – Gulf Coast Crating has leased the entire 428,080 SF spec building at Baytown 146, a Class AA distribution building that sits on 25.3 acres. Judd Harrison, John Ferruzzo, and Jack Ferruzzo of KBC Advisors represented the landlord, Velocis in the lease. Patrick McKiernan with First Houston Properties represented the tenant.

HOUSTON – Partners Real Estate has been selected as the exclusive leasing agent for Intercontinental Center, a nine-story, 200,250-SF office building at 15600 John F. Kennedy Blvd. near George Bush Intercontinental Airport. Vince Strake and Brad Beasley of the firm’s Office Agency Leasing practice will lead the assignment. The building’s tenant roster is concentrated in global logistics and marine and offshore services.

HOUSTON – Universal Matter leased 4,896 SF of office/lab space at The Plaza Del Oro Research Park, 900 South Loop West. John Hornbuckle of Cypressbrook Co. represented the tenant. Lane Kane and Danielle Parsons of CBRE represented the landlord, El Rio, LLC.

ROSENBERG, Texas – Sanitas Medical Center leased 1,978 SF in Brazos Town Center, located at the intersection of Highway 59 and FM 762, Rosenberg, from NewQuest. Diandra Breen and Nina Kuhn-Irwin of NewQuest represented the landlord. Chris Burns of JLL represented the tenant.

HOUSTON – Arriba Capital arranged permanent financing for the 221-key dual-branded Home2 Suites by Hilton and Tru by Hilton developed by PA Hospitality in downtown Houston, closing the loop on a relationship that began four years earlier when Arriba placed the original construction financing on the same asset. The hotel delivered in March 2025, and the appraisal came in 23% above the construction-era valuation. The permanent takeout funded the full construction loan payoff with no new equity contribution from the sponsor.

HOUSTON – Interfaith of The Woodlands leased 2,910 SF at 25275 Budde Road, Suite 34, in The Woodlands to support the continued growth and operations of its Hand Me Up Resale Shop, currently located at 536 Sawdust Road in The Woodlands. Newcor Principals David Alexander and Rob Banzhaf represented tenant. The landlord, CSIM VI Houston Woodlands Owner LLC, was represented by Lee & Associates.

HOUSTON – Guardian Worldwide renewed its 21,000-SF lease in Beltway Industrial Park located at 6529 Cunningham in west Houston. Gary Triplett of CMI Brokerage represented the landlord.

HOUSTON – City Line Nails signed a 5,000-SF lease at Ashford Yard, a mixed-use district at 1325 S. Dairy Ashford Road. Ashford Yard was represented by Shawn Ackerman and Jason Du of Henry S. Miller Brokerage Houston. Kevin Sims and Nick Ramsey of NewQuest represented the tenant.

HOUSTON – Dave’s Hot Chicken leased a 3,382-SF retail building at 1223 W. 11th St. from The Amended & Restated Thomas Wertheim Trust. Kevin Sims and Nick Ramsey of NewQuest represented the tenant. Simon Ha of Braun Enterprises represented the landlord.

HOUSTON – Finial Group arranged a long-term lease with Dynamic Fusion for a 7,800-SF industrial space at 16217 North Freeway, Building 8, in Houston. Chase Tucker and Taylor Rigby represented the landlord, AGI Richey LP, in the transaction, and Austin Bartula with Colliers represented the tenant.

HOUSTON – Clyde and Denia Smith announced the opening of beem Energy Corridor, a private wellness studio at 1560 Eldridge Parkway #148. The studio features infrared sauna, red light therapy, and chromotherapy suites.

Texas

DALLAS – Innovative Life Sciences leased 83,838 SF at 350 Cypress Hill Drive in McKinney. Billy Vahrenkamp and Blaine Shawaker of Colliers represented the tenant. The deal marks the third transaction Colliers DFW has completed for Innovative Life Sciences since its inception. The company has expanded its industrial footprint to 218,148 SF over the past four years.

AUSTIN – Arctrust Private Capital, the capital markets division of the Arctrust Group of Companies, and Edison Equity Residential closed on a construction loan from North River Partners for the development of Serenova at Dripping Springs, a 175-residence, 55+ age-restricted community in Dripping Springs, located 25 miles west of Austin. Located adjacent to the Headwaters master-planned community, Serenova at Dripping Springs will include 133 upscale one- and two-bedroom apartment homes and 42 private villas. Construction is expected to begin in Q4 2026, with move-ins anticipated in summer 2028. The project team includes Market Square Architects, StudioSIX5 Design, and The Brownstone Group.

DALLAS – Provident Industrial, a division of Dallas-based real estate development and investment firm Provident, announced the sale of A20 Logistics Center, a 161,408-SF industrial building at 4601 Dr. Martin Luther King Jr. Drive in Arlington. Provident completed construction in January 2026 and signed Fasteners, Inc. dba Professional Contractor Supply (PCS), a professional tool and construction supply distributor, the following month to a lease covering approximately half the building. The property was sold to an institutional buyer.

SEALY, Texas – Klaes Breeze acquired the historic former Sealy firehouse at 121 Fowlkes Street in Sealy, Texas, from Hanami, LLC. Jason Gibbons and Tyler Holt of Finial Group represented the buyer. The property spans 5,200 SF.

ARLINGTON, Texas – NWQ Cooper/Green Oaks, Ltd., a limited partnership managed by Weitzman, has acquired Cooper Oaks, a 17,836-SF neighborhood retail center at 1827 SW Green Oaks Blvd. in Arlington. Kevin Butkus, Guillermo Lopez, and Stephen R. Schmidt of Weitzman represented the buyer. Will Merritt represented the seller, Merritt Capital Partners. Max Johnston and Hagan Stephenson of Weitzman will handle leasing. Tenants include ATI Physical Therapy, Bricks & Minifigs, and Donut Palace.

DALLAS – Baltisse and Peruna, both Belgium-based family offices, in partnership with RPM Living, announced the acquisition of a 374-unit multifamily community near the Las Colinas Urban Center DART station in Irving. Formerly known as The Crest at Las Colinas, the property has been rebranded as The Louis Las Colinas and will undergo capital improvements.

DALLAS – Arlington, an independent multi-family office providing multi-disciplinary services to selected ultra-high net worth families, will open a Texas office at the historic Old Parkland campus in Dallas. Arlington has locations in the historic John Hand Building in Birmingham, Ala., and the restored Courtney House in Franklin, Tenn.

DALLAS – Machine Investment Group, a real estate investment platform focused on opportunistic, distressed and special situations across the United States, announced that it has acquired 75 West, a 490-unit multifamily community at 7927 Forest Lane in North Dallas. The property was acquired in a joint venture with RPM Living Investments, which will also serve as property manager.

NEW YORK – SL Green Realty Corp. announced an agreement to sell 110 Greene Street, a 13-story, 223,000-SF office building in SoHo, to Natora Group for $226 million. The transaction is expected to close in the fourth quarter. Eastdil Secured advised SL Green.

NEW YORK – Newmark represented Havas Health in a 254,118-SF headquarters expansion and lease extension at 200 Madison Ave. in Midtown Manhattan. The transaction includes a 64,657-SF expansion and long-term extension for the global communications group. The building is owned by a partnership of George Comfort & Sons, Loeb Partners Realty, and Jamestown. Founded in 1835, Havas Health is one of the world’s largest global communications groups.

MIAMI – Starwood Capital and Trinitas Ventures have formed a joint venture to develop purpose-built student housing at three leading universities across the United States. The Partnership has closed on three sites – Atmosphere Pittsburgh, Atmosphere Norman, and Atmosphere on Mifflin – representing a combined 2,046 beds serving the University of Pittsburgh, University of Oklahoma, and University of Wisconsin-Madison. The communities are targeted for delivery in Summer 2028.

NASHVILLE – Brennan Investment Group broke ground on a 210,000 SF speculative industrial facility on 17 acres near Interstate 24 and Old Hickory Boulevard in Whites Creek, Tenn.

NEW YORK – Northwind Group, a Manhattan-based real estate private equity firm and debt fund manager, announced the origination of a $219 million first mortgage construction loan for 100 Wall Street, a 29-story, 463,000-SF office building in Manhattan’s Financial District. Loan proceeds retired the existing debt on the property and will fund the conversion of floors 2 through 11 into 168 residential rental apartments, while floors 15 through 29 are nearly fully leased and will remain as office space. The conversion is being led by a joint venture between Lloyd Goldman’s BLDG and David Werner Real Estate Investments. Triton Construction will serve as construction manager. Gensler has been engaged as executive architect.
