Building Products Firm Relocates HQ

HOUSTON (Realty News Report) – Quanex Building Products Corp. will move its corporate headquarters to the Memorial City mixed-use development in West Houston.

Quanex Building Products, a publicly traded firm with shares listed on the New York Stock Exchange, produces window spacer systems, thresholds, screens, kitchen and bath cabinet doors,  flooring and trim moldings, solar edge tape, plastic decking, fencing, water retention barriers, conservatory roof components, and other building products.

Quanex Building Products Corp. leased 16,545 SF in a Class A office tower at 945 Bunker Hill Road in Memorial City. The Bunker Hill building a 14-story, LEED Silver Class A office tower owned and managed by MetroNational, a Houston real estate firm.

The headquarters of Quanex Building Products is currently located in the 1800 West Loop South building at San Felipe road in the Uptown Houston area, according to filings with the Securities Exchange Commission.

Brad MacDougall and Warren Alexander represented the landlord, MetroNational in the lease transaction in Memorial City. Andy Iversen, John Luck and Kaitlyn Duffie of Newmark represented Quanex Building Products which will move in September 2023.

Memorial City is a 300-acre mixed-use development owned and managed by MetroNational. Memorial City contains almost 10 million SF of Class A office space; retail, including the super-regional Memorial City Mall; high rise and midrise apartments including The McKinley; and upscale hotel accommodations including The Westin Memorial City and Hotel ZaZa Memorial City.

In late June, MetroNational announced a flurry of leasing activity in Memorial City, including:

Asset Living, a Houston-based property management firm, leased 24,040 SF at 945 Bunker Hill Rd. Dan Boyles of NAI Partners represented the tenant, which will move in the Fall of 2022.

Houston-based oil and gas company, BW Energy USA Management Inc., leased 23,652 SF at 945 Bunker Hill Rd. Griff Bandy of NAI Partners represented the tenant.

Rystad Energy, an independent energy research and business intelligence company, leased 23,652 SF at 920 Memorial City Way. Jay Kyle of Colliers represented the tenant, Rystad Energy.

Longbridge Financial, LLC, an innovative company committed to helping homeowners reshape their financial future, leased 16,415 SF office space at 945 Bunker Hill. Jack Parsons represented the tenant.

General trading company, Marubeni America Corporation, leased 4,665 SF at 945 Bunker Hill Rd. Sheena Gohil and Jay Kyle of Colliers represented the tenant, who will move into the space end of 2022.

The leasing in Memorial City comes as office leasing activity has picked up in Houston in recent  months.

Earlier this summer,  Cheniere Energy announced it is moving its 151,490-SF headquarters offices to Hines’ new 47-story Texas Tower in downtown Houston.
