Dinerstein Opens 19 Story Apartment Tower at Texas A&M

HOUSTON – (Realty News Report) – Aspire Reserve, a 19-story student apartment tower developed by Dinerstein Companies near the Texas A&M University campus, welcomed its first residents.

The 873-bed high-rise, developed by Houston-based Dinerstein Companies in partnership with Up Campus Student Living and Harrison Street Asset Management, is near campus at 100 Church Ave. in the Northgate District. The property, with amenities centered around wellness and recreation, marks Dinerstein’s third development in the area in the past decade.

TDC Construction was the general contractor for the building, which was designed by Dwell Design Studio. B2 Design Co. handled interior architectural design.

The complex, which rents by the bed, offers studios to six-bedroom layouts. The floor plans range from 400 to 1,900 square feet.

Amenities include a two-story indoor/outdoor fitness and wellness center, yoga studio, Peloton spin studio, study and collaboration spaces, a golf and gaming simulator, resident game lounges, bike storage, and ground-floor retail. Two resort-inspired pools are located on the eighth floor and at the penthouse level.

The Bustling Northgate District

Other student housing projects are going up in the Northgate District to serve Texas A&M, which has more than 74,000 students enrolled at its College Station campus.

Austin-based Parallel, in partnership with Kayne Anderson Real Estate, is developing Honcho, a 23-story high-rise planned for 148 units and 500 beds at 250 Church Ave. Rogers-O’Brien is handling construction with opening planned in 2027.

Illinois-based Pinecrest will deliver The Penny of College Main, a 199-unit, 605-bed student housing community at 415 College Main Street, in 2027. The building rises 20 stories.

Core Spaces is developing its first project from the ground up on Cherry Street. Set to open in 2028, Hub College Station will encompass 2,201 beds in 570 units across two buildings in the Northgate District.

LV Collective and Peninsula Investments plan to open Rambler Northgate, a 24-story, 922-bed tower at 725 University Drive in 2028.

50,000 Beds

Earlier this year, Dinerstein added to its student housing portfolio with the acquisition of Sterling College Station, a 350-unit student housing portfolio totaling 1,128 beds.

In Houston, Dinerstein recently completed the sale of its Houston headquarters office building at 3411 Richmond Avenue, south of The RO mixed-use development along Buffalo Speedway. The property is 89% leased.

Founded in 1955, the Dinerstein Companies has developed over 80,000 conventional multifamily apartment units and 50,000 student housing beds nationwide across 26 states. The company has over $4.31 billion in under management and is one of the leading green developers in the country with $3.03 billion in LEED and Fitwell certified product completed or under construction.
