Energy Corridor Tower Hits 100% Occupancy

HOUSTON – (Realty News Report) – Two new leases have lifted an Energy Corridor office building to 100% occupancy.

The Transwestern real estate firm handled the two new leases totaling 84,384 SF.

The 13-story tower, 8020 Katy Freeway, a 225,024-SF, Class AA office building was completed in 2021.

Crown Castle, a cell tower company, developed the building for its corporate headquarters.

Transwestern’s Eric Anderson and John Heard represented the building owner, Crown Castle, in lease negotiations.

Superior Energy signed a 56,256-SF lease and will relocate from the Kinder Morgan Building at 1001 Louisiana Street in downtown Houston. Superior Energy was represented by Lucian Bukowski and David Guion of Stream Realty Partners.

In addition, Arium Networks signed a 28,128-SF lease at the property, to take the building to full occupancy.

The transactions reflect continued demand within the I-10 West Corridor, one of Houston’s most active office submarkets. According to Transwestern research, the Katy Freeway/Energy Corridor submarket recorded 488,900 SF of positive absorption in Q1 2026, with Class A space driving performance at 604,800 SF of quarterly absorption.

Office space in newer buildings is tight. Sites along the Katy Freeway are expected to receive careful attention in the coming months, as developers contemplate starting construction on new office towers.

“There was a collective recognition that Crown Castle’s building aligned with the critical criteria office users are seeking today,” said Heard, Senior Vice President at Transwestern Services. “The building’s construction quality, number of premier amenities, strong ownership profile and location are at the forefront of tenant demand, and these leases underscore the continued preference of those overwhelming trends.”

Developed by Crown Castle as its global headquarters in 2021, 8020 Katy Freeway offers a highly curated workplace environment designed to support employee experience and productivity. The building features a dedicated amenity floor with state-of-the-art conference facilities, a 385-person town hall space, auditorium, a food hall-style break area, event-style balcony and game room. Additional amenities include a fitness center with locker rooms, and outdoor green space.

Strategically located along I-10 West, the property benefits from exceptional accessibility and proximity to key residential areas, making it an attractive destination for companies seeking convenience for their workforce. As part of the leasing process, the building was thoughtfully repositioned from a single-tenant headquarters to a multi-tenant environment.

Houston’s Energy Corridor and the Katy Far West submarkets have a have a combined total of 34 million SF of office space, and the vacancy rates are strong, according to Transwestern’s second quarter report.

Energy Corridor office buildings have attracted a lot of investor interest in the last two years.

For example, earlier this year, David Z. Mafrige Interests acquired Kirkwood Tower, a 16-story office building totaling 285,682 SF in Houston’s Energy Corridor. Kirkwood Tower is located at 11757 Katy Fwy (Interstate 10) between Dairy Ashford and Kirkwood Road.

Yesterday, RNR reported that OHT Partners has broken ground on Park Row, a 360-unit apartment community on 14 acres at 14192 Park Row Blvd., near the Katy Freeway.
