HOUSTON – Island Grill American Mediterranean, the family-owned and operated Houston restaurant group founded by Faysal and Maria Haddad, is expanding to River Oaks with a new location at 2810 Westheimer in late spring 2027. The 4,225-SF location will offer an all-day menu, with breakfast, lunch, and dinner along with cocktails, beer, and wine. It will be the sixth neighborhood location since opening on Woodway Drive in 2000, joining others at Bunker Hill, Rice Boulevard, Downtown, and Spring.

Faysal Haddad immigrated to Houston from Damascus, Syria, in 1981, and started the restaurant after a career in the telecom industry. The Haddad’s children, Grace, Michael, and Sophie, now help run the business. The menu includes omelets, pancakes, falafel, chicken Caesar wraps, chicken pita, hummus, tabbouleh, fresh-pressed juices, smoothies and more.

HOUSTON – Harbor Hill Holdings acquired two industrial properties in the Houston market in deals by brokered by Wyatt Huff and Hunter Stockard of Partners Real Estate. The acquisitions consisted of 610 S. Frazier Street, a 42,000-SF property on 2.1 acres in Conroe, and 5801 Breen Drive, a 50,000-SF, shallow-bay industrial park on 3.84 acres in Houston.

HOUSTON – Brookdale Senior Living completed the acquisition of the previously managed Brookdale Galleria community in Houston for $23.4 million. The 244-unit Independent Living and Assisted Living community is adjacent to The Galleria.

HOUSTON – Kaldis Development Interests celebrated the opening of Phase 2 of its historic Ironworks campus development. The Hall at Ironworks occupies Warehouse 2 of the 1930s-era Cameron Iron Works headquarters at 711 Milby in Houston’s East End. Led by President Andrew Kaldis, a Good Brick Award winner for his contributions to historic preservation, the 16,800-SF space features 28-foot ceilings.

HOUSTON – Seed and Sow Development leased 8,319 SF at 7600 W. Tidwell. Perry Mazzone and Chase McAteer Oxford of Partners represented the tenant. Michelle Wogan of Transwestern represented the landlord, Versa Creative.

HOUSTON – Ryan Hartsell of Oxford Partners represented Webster, Vicknair, MacLeod in the sublease of 2,713 SF at 24 Greenway Plaza, Suite 606. The landlord, Wyatt Ranches of Texas, was represented by Nick Terry & Caitlin Murray of Rifle Brokerage.

HOUSTON – Spyder Industrial Holdings acquired the 8,400-SF Building 24 at 6313 North Freeway. Viv Kay Nguyen of Oxford Partners represented the buyer. Felipe Rodriguez of Lee & Associates represented the seller.

SAN ANTONIO – Partners Real Estate announced two office leasing transactions at Forum Offices in San Antonio. Joe Bright and Ross Anderson represented both tenants in the deals. Konecta, a global provider of customer experience and business process outsourcing services, signed a new 14,654-SF lease at Forum II, 8000 IH-10W San Antonio. biBerk, a Berkshire Hathaway Company, signed a 25,401-SF expansion and lease extension spanning buildings two and three.

DALLAS – Lone Star Funds announced the acquisition of Premier Place, a 20-story, 457,901-SF office tower next to Mockingbird Station in Dallas.

GRAND PRAIRIE, Texas – CNK-Solutions has sold a 2.2-acre vacant tract at 2603 Arkansas Lane in Grand Prairie to Rockbrook Equity. Cade Navarro of Bradford Commercial Real Estate Services represented the seller. Chris Wong of Partners Real Estate represented the buyer.

MANOR, Texas – Dallas-based Ascent Investment Partners announced the sale of Gregg Manor, a 22.4-acre development site at the corner of Gregg Manor Road and Rector Loop in Manor. Ryan Parker of Dosch Marshall Real Estate represented Ascent Investment Partners in the sale. The site is less than three miles from SH-130 and SH-290 and surrounded by residential, industrial, and mixed-use development.

MIDLOTHIAN, Texas – A local buyer acquired the 14,895-SF Harvest Hill Town Center II on Harvest Hill Drive in Midlothian, Texas. Hudson Lambert and Jack Hicks of Summit RE represented the local seller.

ATLANTA – A joint venture between Senior Living Transformation Co., a senior living investment firm, and Sabal Investment Holdings, an investment management firm serving institutional investors across the U.S., announced the acquisition of two senior living communities: the 78-unit Daylesford Crossing in Paoli, Pa., and the 81-unit The Villages of Windcrest in Fredericksburg, Texas. The JV will invest nearly $50 million to acquire the communities and upgrade their physical, technological, and operational infrastructure. Juniper Communities will provide management services.

ATLANTA – Sterling Organization, a private equity real estate investment firm based in West Palm Beach, Fla., acquired Merchants Walk, a 271,992-SF Whole Foods Market-anchored shopping center in Marietta, Ga. The property was acquired from Edens for $93.2 million.

DALLAS – MAG Capital Partners completed the sale of 1.37 million SF of long-term, net-leased industrial assets primarily acquired through its MAGCP Industrial Fund II, in an $89 million transaction with Fundamental Income Properties, a subsidiary of Starwood Property Trust. The portfolio consists of six industrial manufacturing properties across the Midwest.

LONG BEACH, Calif. — CBRE announced the sale of Mosaic, a six‑building retail portfolio spanning multiple city blocks in Downtown Long Beach, for $30 million. Mosaic Promenade Holdings acquired the 148,405‑SF assemblage. John Read and Erin Smith of CBRE’s Retail Investment Properties – West represented the seller, a partnership of Turnbridge Equities, Waterford Property Co., and Monument Square Investment Group.

SAN FRANCISCO – Mindspace, the global flexible workspace provider, signed a 54,000-SF lease at Two Transamerica Plaza, at 505 Sansome Street, San Francisco, marking its second San Francisco location and its largest in the U.S. The lease was signed with YODA PLC, which recently acquired the complex.
