First America to Build 359 Homes Near Grand Parkway

HOUSTON – (Realty News Report) – The Signorelli Co. has broken ground on the Azalea District at Valley Ranch, the final single-family expansion of the 1,400-acre master-planned community in New Caney.

Located on 328 acres west of U.S. 59 at Azalea Boulevard, the Azalea District will offer 359 single-family homes on 203 acres, along with medical, retail, dining, and hospitality components in east Montgomery County.

First America Homes, a division of the Signorelli Co., will build the homes. The first phase consists of 156 homes on 40- and 50-foot lots. Initial homes will be available this summer.

Planned amenities include a pool, playground, pavilion, and network of paved trails. The neighborhood is in New Caney Independent School District near New Caney Middle School and Valley Ranch Elementary.

A development of the Signorelli Co. near Highway 59 and the Grand Parkway, the Valley Ranch master planned community contains more than 2,000 single-family homes.

The Azalea District has 125 acres set aside for commercial development with a focus on healthcare services. The development aims to serve a growing area of Montgomery County, which is projected to reach nearly 600,000 residents within a 12-mile radius of Valley Ranch by 2030, according to Signorelli.

“Azalea District completes the vision for Valley Ranch by delivering the final key components of a truly dynamic community,” said Jeff Dewese, president, Land Division for Signorelli Co. “We are creating connected neighborhoods where shopping, dining and entertainment blend with health, wellness and other everyday conveniences to offer residents an exceptional living experience.”

Commercial development has been focused around Valley Ranch Town Center, a 1.5-million-square-foot retail and entertainment hub just north of the Grand Parkway.

The Azalea District is one of several projects starting to take shape south of the Grand Parkway. Nearby, The Village Green, a proposed 20-acre lifestyle hub with 190,000 SF of retail and 40,000 SF of office space, is pre-leasing space. It will be part of the Marketplace District, which is expected to break ground this summer and deliver initial buildings in late 2027.

Just southwest of the Grand Parkway and Highway 59, the Commerce District is expected to break ground in June.
