H-E-B Kicks Off New Caney Commerce District

HOUSTON – (Realty News Report) – The Signorelli Co. announced a new district in its 1,400-acre Valley Ranch community that will be anchored by an H-E-B store, the grocer’s first in New Caney.

Planned for 400,000 SF of commercial development and 600 multifamily units, the Commerce District at Valley Ranch will be situated on 55 acres at the southwest corner of Highway 59 and the Grand Parkway. It is due south of the 240-acre Valley Ranch Town Center, a 1.5 million-SF retail and entertainment hub that is home to a Kroger grocery store.

Developed in two phases, the District will include a 120,000-SF H-E-B supermarket expected to open in Fall 2027. The store will offer H-E-B Curbside with a covered pickup area, a fuel station, and a car wash. The first phase will also include 19,500-SF of retail space and two outparcels for restaurants, retail and service-oriented businesses.

“Commerce District reflects the long-term vision and strategic planning that define our approach to creating integrated communities,” said Danny Signorelli, founder and CEO of The Signorelli Co. “It’s another step toward the vision we’ve had for Valley Ranch from the very beginning: a place where people can live, work, shop, gather and build their future within one connected community.”

Construction is expected to begin in late July. The future second phase, Commerce East, will offer more retail, chef-driven restaurants, apartments, and office space surrounding landscaped plazas envisioned as a place for live entertainment and outdoor dining.

The Commerce District is the latest Valley Ranch development south of the Grand Parkway to be announced by Signorelli. The Azalea District, on 328 acres west of U.S. 59 at Azalea Boulevard, will offer 359 single-family homes on 203 acres, along with medical, retail, dining, and hospitality components in east Montgomery County. The Marketplace District, which is expected to deliver initial buildings in late 2027, will ultimately have 900,000 SF of retail space. It will include the Village Green lifestyle hub with 190,000 SF of retail and 40,000 SF of office space.

Valley Ranch has grown more than 2,000 single-family homes and 1,000 apartments since the first houses were built 20 years ago. Homes in the new Azalea District, built by Signorelli’s First America Homes, start in the $300,000s.

North of the Grand Parkway, The Entertainment District is planned for 1.4 million SF of mixed-use development. It will be anchored by a 210,000-SF convention center slated to open in late 2026.

The New Caney store is roughly five miles north of H-E-B’s Market at Northpark store in the Kingwood area. It will be the San Antonio-based grocer’s 11th store in Montgomery County.

H-E-B operates over 440 stores in Texas and Mexico under the H-E-B, Central Market, Joe V’s Smart Shop, and Mi Tienda brands.

Elsewhere in Houston, H-E-B recently announced two upcoming Joe V’s Smart Shop store openings. A store at 19611 US 59 in Humble is expected to open early 2027, followed by another at Orem Drive and Highway 288 in late 2027.

Founded by Danny Signorelli in 1994, the Signorelli Company is based in The Woodlands. The company started home sales last year in its most ambitious project yet in Austin Point, a 4,700-acre master planned community in southern Fort Bend County.
