Industrial Development Planned Near Loop 610

HOUSTON – (Realty News Report) – Austin-based Buchanan Capital Partners has teamed up with Houston-based Vault Partners on a spec industrial development just outside Loop 610 in  southernHouston.

Wildcat Distribution Center, a 321,120-SF cross-dock industrial facility at 222 Holmes Road, marks BCP’s first joint venture with Vault Partners and its second industrial investment in Houston this year.

Located inside Beltway 8, Wildcat Distribution Center will offer quick access to Highway 90 and Highway 288. The project will provide heavy power, with 10,000 amps of capacity. It is located is about 15 minutes from Downtown Houston and Hobby Airport.

“Wildcat brings together features that are hard to find inside the Beltway: size, access and real power. We see a lot of demand from advanced manufacturing and data center-adjacent users,” said TJ Cholnoky, Managing Director at Vault Partners. “With a strong design, engineering and capital team behind us, we’re ready to deliver a building that meets that demand.”

Vault Partners will oversee development and construction, alongside the general contractor, FCL Builders. Goree Architects is the project architect, and Kimley-Horn is the civil engineer. BancFirst provided construction financing. Michael Foreman with Cushman & Wakefield is marketing the project to tenants.

“Wildcat reflects exactly what we look for in a joint venture: a best-in-class local developer, an attractive cost basis driven by a below market land price, and a building that offers something the market can’t easily replicate,” said Keith Buchanan, Founder of BCP. “Demand for high-power industrial space continues to grow, and Wildcat is able to serve that demand in one of Houston’s most supply-constrained infill locations.”

Nearby, Denver-based Quannah Partners acquired a site at Holmes Road and Alternate Highway 90 for the development of SouthMain 90 Park. The site will be developed with a 130,000-SF industrial facility with 32-foot clear heights, a 135-foot truck court, and 24 dock-high doors.

North of Houston, Buchanan Capital Partners is developing the 476,000-SF North Airport Logistics Center in partnership with Hanover Co. The company’s industrial footprint totals more than 2 million square feet across the Southeast.

Vault Partners is a Houston-based industrial development firm that sources, develops, and operates Class A industrial product nationally, with a focus on Texas.
