RNR Real Estate Briefs – (Realty News Report) – HOUSTON – Tutor Perini Corp. announced that its Fisk Electric Co. subsidiary has been awarded a $24 million electrical services contract for a confidential data center customer in Houston. Fisk’s scope of work includes prefabrication and assembly of modular containment systems and related electrical infrastructure, including liquid-cooled components and piping, for a new ground-up data center. The units will be built at Fisk’s new 75,000-SF prefabrication/manufacturing facility in Houston.
WILLIS, Texas – EōS Fitness signed a long-term lease to open a new gym in Willis, marking its first location in the city. This 40,000-SF gym will be built from the ground up near the southeast corner of Interstate 45 North and FM 1097. EōS Fitness operates 35 gyms in Texas. NewQuest Properties represented the tenant, while Jarrett Adam with First Hartford Realty Corp. represented the landlord.
HOUSTON – Lab Consulting Partnership renewed and expanded its lease to 11,039 SF at 1770 Saint James Place. Chase McAteer of Oxford Partners represented the tenant. Sam Hansen of Colliers represented the landlord, 1770 St. James Limited Partnership.

HOUSTON – Leaders from Houston’s Frank Liu Jr. Academy for Music and Arts (FLAMA), the Liu family, founding board members, elected officials, and East End community partners gathered at Buffalo Bayou Partnership’s historic Turkey Bend development to officially break ground on FLAMA’s future home. The open-enrollment, tuition-free public charter school will eventually serve pre-K through eighth grade. The charter school’s model uses music and art instruction to amplify learning across reading, writing, math, and science. The project will convert a portion of the historic former Folgers Coffee Plant, built between 1938 and 1940, at 235 N. Norwood St. into a state-of-the-art educational facility slated to open in August 2027. FLAMA will grow to encompass over 79,000 SF over three floors.
HOUSTON – Cotemar International renewed a 4,693-SF lease at 10370 Richmond Ave. Sam Marnoy and Chase McAteer of Oxford Partners represented the tenant. Parker Noble of Stream Realty represented the landlord, FSP Westchase LLC.

AUSTIN – Tri Pointe Homes has acquired 86 acres at Pearson Ranch, a 156-acre mixed-use development near West Parmer Lane and State Highway 45 in Northwest Austin. The land will be developed into a community with 410 homesites. Land development is expected to begin in early 2027 with initial home sales in 2028. The mix is anticipated to include 40-, 45-, and 50-foot lots.
ALVARADO, TEXAS – Kalisan Distribution has leased a 16,000-SF industrial building at 4200 Longhorn Dr., Alvarado, from Texas WC Plant LLC. Cade Navarro and Todd Lambeth of Bradford Commercial Real Estate Services represented the landlord. Christopher Kelly of Rich Young Co. represented the tenant.
CARROLLTON, TEXAS – Just Video Walls has leased 6,750 SF of flex space at 2313 Tarpley Rd., Carrollton, from Garages of America @ Tarpley LLC. Chris Kennedy of Bradford Commercial Real Estate Services represented the landlord.
LUBBOCK, TEXAS – The Multifamily Group, a Dallas-based commercial real estate brokerage firm, announced the sale of the 75-unit Del Estrado Townhomes in Lubbock. Built in 1972, the property offers three- and four-bedroom townhomes with attached garages. Guillermo Gameros represented the seller, a national institutional owner, and David Tello procured the out of state buyer.
SELMA, Texas – Corporate Drive Industrial Complex, a 511,000-SF industrial park owned by Ackerman & Co., is fully occupied a 226,980-SF lease expansion by Southland Industries. John Colglazier, Roger Hill, and Kyle Kennan of Partners Real Estate represented the landlord. The park, which broke ground in 2023, has two buildings, totaling 274,000 SF and 237,000 SF, on 32 acres at 9388 Corporate Drive in Selma, about 17 miles northeast of downtown San Antonio. Southland Industries, an MEP construction contractor, originally leased 62,400 SF at the park in late 2024 and now occupies 289,380 SF. The other tenants are KW Automotive and Omega Air.
ANNA, Texas – Veritas Communities, a North Texas land development firm, broke ground on Liberty Hills, an 866-acre master-planned community in Anna, Texas. Located west of U.S. Highway 75 between Rosamond Parkway and Mantua Parkway, Liberty Hills will offer more than 1,800 new homes. Sales are expected to begin in early 2027. The commercial area will be anchored by Sprouts Farmers Market and will include an additional 30,000 SF of retail space, with construction anticipated to begin in December 2026.
AUSTIN – Drawbridge Realty announced that Humann, the Austin-based manufacturer of the cardiovascular health supplement SuperBeets, has signed a lease for 12,745 SF at Uplands Corporate Center, a 48-acre, two-building campus in southwest Austin. Uplands II is now 100% leased. Other tenants in Uplands II include RBC Wealth Management, Kimley Horn & Associates, and Tricentis USA. Matt Frizzell and Brian Liverman of Cushman & Wakefield represented Drawbridge Realty in lease negotiations. Case McCoy and Cole Martinez of HPI represented Humann.

NEW ALBANY, Ohio – Bayer announced plans to invest $2.2 billion in a new pharmaceutical manufacturing site in New Albany, Ohio. Bayer is expected to create around 600 high-value jobs in the New Albany International Business Park and 1,500 jobs during construction. The first module, dedicated to drug substance manufacturing, is expected to become operational in 2031. A second module for drug product manufacturing will follow in 2034.
NEW YORK – Tishman Speyer and The Cooper Union for the Advancement of Science and Art have finalized a ground lease agreement for the Chrysler Building in New York City. As the holder of a 150-year ground lease, which includes an investment of $235 million and ground lease payments to Cooper Union, Tishman Speyer will restore the landmark 77-story Grand Central office tower located at 405 Lexington Avenue. Tishman Speyer is joined in the transaction by multiple global institutional investors with the Public Sector Pension Investment Board as a lead investor. The Cooper Union, which is planning to restore full-tuition scholarships for all undergraduates, was advised by Steve Klein, partner, Gibson Dunn, and David Heller of Savills North America.
MIAMI – First Washington Realty announced the sale of two fully leased, Publix-anchored shopping centers – the 171,443-SF Airpark Plaza and the 73,550-SF The Shoppes at Quail Roost – to Publix Super Markets. Both shopping centers are in Miami.
LOS ANGELES – Westwood Financial has acquired Peninsula Marketplace, a 95,416-SF, Ralphs-anchored shopping center in Huntington Beach, Calif. Located at Garfield Avenue and Goldenwest Street, the property is 99% leased to tenants including Planet Fitness, Carl’s Jr., and Woof Gang Bakery & Grooming.
