MetroNational Spending $9 Million to Upgrade Tower

HOUSTON – (Realty News Report) – MetroNational, a Houston-based real estate development and investment company, is starting $9.1 million renovation of its office building at 9821 Katy Freeway.

The 161,200-SF, Class A office building is located in the Memorial area where MetroNational’s 300-acre Memorial City mixed-use development is located.

Construction will occur in phases to minimize disruption. Phase I will include the skybridge and surrounding landscape and hardscape, followed by Phase II, addressing the exterior curtain wall, primary entrances, and additional outdoor improvements.

The 9821 Katy Freeway renovation will deliver a reimagined lobby, a 40-person training room, wellness and mothers’ rooms, and other improvements. Renovations are expected to be completed in 2026.

“The 9821 Katy Freeway renovation represents MetroNational’s investment in office building amenities our tenants truly value,” said Anne Marie Ratliff, VP Asset Management of MetroNational. “We are relentless in delivering elevated, service-driven environments fostering connection, flexibility, and wellness – key elements supporting the long-term success of our tenants.”

Last fall, MetroNational acquired the 309,144-SF retail component of the CityCentre mixed-use development in West Houston. Developed by the Midway company, CityCentre, located at the southeast corner of Interstate 10 and Beltway 8, is a 47-acre, pedestrian-oriented development.
