National Developer Launches First Houston Industrial Project

HOUSTON – (Realty News Report) – Portman has expanded its industrial business into Houston with the upcoming development of a 714,233-SF industrial park in North Houston.

The national developer has closed on the land and construction loan for Gateway 1960, a three-building, Class-A industrial park along FM 1960 at Aldine Westfield Road, just north of George Bush Intercontinental Airport. Construction is expected to begin this month and wrap up in the third quarter of 2027.

“This park will support high-growth users looking to solidify their footprint in Houston or Dallas that also recognize the competitive advantage of efficient regional distribution and fulfillment operations,” said Jon Harmon, Senior Vice President of Development for Portman. “Gateway 1960 will deliver premier facilities in one of the region’s most dynamic industrial corridors.”

Giammalva Bros to Develop Spec Project

The site is part of a 189-acre assemblage by Partners Capital, the investment platform of Partners Real Estate. Partners has developed a shovel-ready business park catering to industrial users and developers in North Houston through its Land Fund 1, launched in 2022.

Partners is leading marketing and leasing for Gateway 1960 on behalf of Portman. The buildings are designed to serve a range of logistics and light manufacturing users.

Gateway 1960 includes a 440,323-SF cross-dock building, a 157,723-SF front-load building, and a 116,293-SF rear-load building. The buildings are designed with flexible configurations with spec office space, LED lighting, and dock-high loading with levelers allowing immediate occupancy.

Angler Construction is the general contractor, Powers Brown Architecture is the architect, and Langan serves as the civil engineer.

Since launching its industrial line in 2021, Portman has developed a portfolio of 4.5 million square feet and has 6.4 million square feet under development in key markets, including Austin, Boston, New Jersey, Philadelphia, and Charleston.

Portman is a privately owned, full-service real estate investor, developer, and investment manager founded by architect and developer John C. Portman Jr. in 1957. With $5 billion in assets under management, Portman develops office, residential, industrial, hospitality, and retail mixed-use projects across the U.S.
