New Office Project and Hotel Slated for Sugar Land

SUGAR LAND, Texas  – Planned Community Developers has acquired five-acre lakefront site in Sugar Land where the Houston-based firm will develop a Class A office building and a 134-room hotel.

The site is in the Lake Pointe development near the prominent intersection of the Southwest Freeway and Highway 6, on the southwest side of Houston area.

Planned Community Developers is led by Les Newton and Don Janssen, part of the early-day team that developed the 9,700-acre First Colony, a project by Hines Interests and the Stichting Shell Pension Fund.

The five-acre development, called Lake Pointe One, will be marketed for a major corporate tenant which is seeking a corporate user tenant. The project has a walkable environment and retail that appeals to tenants, Janssen said.

“The unique combination of water frontage and amenities makes this a one-of-a-kind site in the Houston area,” says Janssen. “Keeping office buildings leased requires offering more than the typical office environment.  Office users prefer a full complement of amenities within easy walking distance over a traditional suburban office project.”

The site is a five-minute walk to dining, shopping, residential and medical, including Whole Foods Market, 14 restaurants, Lifetime Fitness and 320 upscale town homes, patio homes and lifestyle garden homes

Lake Pointe One, situated on Brooks Lake, is adjacent to the Fluor Corp. offices, the largest employer in Fort Bend County. The area is also home to the world headquarters for The Minute Maid Company, CVR Energy and Noble Drilling.  Other significant corporate offices include Sunoco, UBS, United Healthcare, Schlumberger, Nalco Champion and Texas Instruments.
