 RNR Real Estate Briefs from Realty News Report – HOUSTON – Colliers  has completed its office expansion in Houston. One of the largest commercial real estate services firms in Houston, Colliers reports steady growth since moving to Park Towers in 2013. The firm previously occupied the ninth floor of 1233 West Loop South (Park Towers north building) in the Galleria submarket. The longer-term growth plan required expanding the footprint to the entirety of the 10th floor while retaining much of the ninth floor — a total of 36,954 SF.


HOUSTON – Partners Real Estate, one of the largest independent commercial real estate firms in Texas, announced the sale of the 96,011-SF Cold Storage Distribution Center at 12800 North Freeway. Partners’ Cary Latham and Wyatt Huff represented the buyer, Harbor Capital LLC. Cushman & Wakefield’s Stephen Schneidau, and independent broker, Bill Schneidau, represented the seller, Mendware, LLC.


HOUSTON – Transwestern Real Estate Services’  Houston Healthcare Advisory Services team brokered the sale of River Oaks Medical Center, a 37,786 SF, Class B medical office building in the Greenway Plaza area. Transwestern’s Justin Brasell represented the seller, Enclave Management. Ridgeline Capital Partners acquired the building at 4120 Southwest Freeway. Transwestern’s Sarah Carter and Elise Pantazis will provide leasing services


THE WOODLANDS, Texas — John Hornbuckle of Cypressbrook Companyrepresented Earthstone Energy in leasing 28,894 SF of office space at 1400 Woodloch Forest Drive. Norm Munoz, Jillian Fredericks and Robert Parsley of Colliers  represented the landlord, Woodlands Office Equities -’95, LLC.


HOUSTON – Transwestern Real Estate Services completed two new leases at The Shops at Arrive Upper Kirby, 3300 Kirby Drive, bringing the mixed-use development to 100% occupancy less than a year after it was acquired by CP5 Kirby Collection. Transwestern’s Crystal Allen and Kim Bernick represented the landlord. New tenant Agenda Houston was represented by Tia Manteca of Jerry Fullerton Realty. Haii Keii was represented by Mariela Perez of City Brix Realty.


THE WOODLANDS, Texas – Greg Usher of Cypressbrook Company represented the landlord, Vista Woodlands Partners, in the lease extension for Lafarge North America at 3400 Research Forest Drive.


HOUSTON —  Xfinity leased 2,200 SF at Parkshire Center, 11823 Wilcrest. The landlord was represented by Brady Latimer of SCM Realty Services, and the tenant was represented by Bunny McLeod and Katherine Wildman of Wulfe & Co.


HOUSTON – Cushman & Wakefield arranged a 1,253 SF lease for Code Wiz Oak Forest, a coding and robotics center for children. Michael Burgowerand Michael “Mike” Pittman II  of Cushman & Wakefield represented the tenant. Simon Ha represented the landlord, Braun Enterprises.


PASADENA, Texas – Kimberly DeVos  with Cypressbrook Company represented Chang Yai Thai Cuisine in leasing restaurant space at 5409 Crenshaw. Andrew Allemand with Ironbridge Realty Partners represented the landlord, Crenshaw Retail Partners.


HOUSTON— Mom & Son, LLC purchased 11.8 acres at 2108 Gault Rd, to develop the property for sports recreation. The sellers, Richard Stanley and Maduzia Revocable Trust were represented by Ryan Neyland of Davis Commercial Real Estate.

ARLINGTON, Texas – Fort Worth-based Trademark Property Company, a mixed-use investor, developer and operator, completed its acquisition of the 470,000-SF Lincoln Square shopping center in Arlington. The 45-acre location, sits at the high-profile corner of Collins Street and Interstate 30. Trademark acquired the shopping center property, which was built in 1983, with plans to convert it into a mixed-use development with office, multifamily, retail and restaurants. The City of Arlington entered into a 30-year public-private partnership with Trademark, led by Terry Montesi.


AUSTIN — Austin-based Legend Communities is developing residential Phase I of The Square at Lohmans in Lakeway. The project will be a mixed-use development, including office, retail/restaurant, hotel and residential components.


SAN ANTONIO – Westmount Realty Capital  sold its Westmount at Cape Cod, an 11-building, Class B garden-style community at 13030 Blanco Road in San Antonio. Westmount had owned the property for six years. The 212-unit Westmount at Cape Cod, built in 1984, is made up of 145,680 SF.


ALEDO, Texas – VIP RV Storage, a 77,052-SF storage facility located in Aledo, which is west of Fort Worth, has been sold, according to Marcus & Millichap.


DALLAS – Green Live Oak Landscape leased 6,000 SF of office/warehouse space in Bickham Industrial Park Dallas, from Bickham EPA LLC. Jason Finch and Michael W. Spain of Bradford Commercial Real Estate Services represented the landlord

LAS VEGAS- – Berkshire Hathaway  Home Services Nevada Properties broke ground on a two-story office building on Summerlin Parkway for its new Las Vegas office. “The real estate industry is evolving, and our office spaces must do the same,” said CEO Troy Reierson.


COLORADO SPRINGS, Colo. –  Cushman & Wakefield  represented the seller of Epic One, a 146,099 SF office building in Colorado Springs. Cushman & Wakefield’s Aaron Johnson and Jon Hendrickson represented the seller.


TUCSON, Ariz. — New York City-based Vesper Holdings, a major participant in the student housing industry, has acquiredSol, a two-tower, high-rise luxury student housing complex in Tucson. Vesper has closed on more than $1 billion in assets in the past 12 months.  With the Sol y Luna acquisition, Vesper’s portfolio totals 24,093 beds with a value of more than $2 billion.

TULSA, Okla. – Prior to the Northmarq acquisition of Stan Johnson Company, investment sales brokers Zach Harris and Jeff Hughes completed the sale of a nine-location portfolio occupied by Empire Roofing Group, a wholly owned subsidiary of Tecta America Corporation.  The facilities are located across five states: Texas, Georgia, Florida, Tennessee and Oklahoma, and total 348,824 SF. Harris and Hughes with Stan Johnson Company (now Northmarq) partnered with Seth Koschak and Jeff Rein of Stream Realty Partners to represent the seller, Empire Holdings, a Fort Worth-based real estate services, development and investment company. The Arden Group, a U.S. middle-market real estate fund manager based in Philadelphia acquired the portfoliowhich includes nine freestanding industrial buildings ranging from 16,000 SF to 150,000 SF, including a newly built Houston industrial structure. About two-thirds of the portfolio’s buildings were built between 1999 and the present. The properties are strategically located in major industrial markets with low building coverage as well as outside storage or excess land with opportunities for expansion.
