RNR Real Estate Briefs from Realty News Report  – (Realty News Report) – HOUSTON — NexPoint Residential Trust  has sold its 260-unit Hollister Place apartments in Houston. NexPoint, a publicly traded real estate investment trust (REIT), said it is also under contract to sell its Old Farm and Stone Creek at Old Farm projects in Houston.


KATY, Texas — 37th Parallel Properties,  based in Richmond, Va., acquired Grand Reserve, a 291-unit multifamily community in Katy.


HOUSTON – Houston-based Dinerstein Companies  has launched Atlas, the company’s new multifamily brand specializing in Class A properties. It will develop its first two Atlas-branded properties, Atlas at The Loop and Atlas Ballpark, in Kissimmee, Fla.


RICHMOND, Texas — Olive Garden Holdings, LLC, has ground-leased a 1.63-acre pad to develop a 7,805 SF restaurant in the Grand at Aliana at West Grand Parkway and West Airport Boulevard, Richmond, from NewQuest Properties. Josh Friedlander  and David Meyers  of NewQuest Properties represented the landlord. Brad Kilbride  and Grant Walker  of Lee & Associates  represented the tenant.


HOUSTON – Moody Rambin  arranged a 29,300 SF industrial lease at Wallisville Business Park, 9159 Wallisville Road in Houston. The new lease will bring the property to 100 percent occupancy. Moody Rambin’s Jim Autenreith  and Sam Rayburn  represented the landlord, LSM Kingswood Estates, LLC.


CYPRESS, Texas — Emmanor Capital 1, LLC, has acquired the 17,729 SF Cypress Lakes Crossing on 2.27 acres at 14102-14106 Mueschke Road, Cypress, from Arbed Mueschke, LP. Nick Ramsey  and Kevin Sims  of NewQuest Properties  represented the seller. Josh Sebesta  of S&P Interests, LLC,   represented the buyer.


HOUSTON  – Jersey Mike’s Subs leased space in Gulfgate Center at the northwest corner of Interstate 45 S and Loop 610. The tenant was represented by Lane Zieben  with The Retail Connection  and the landlord was represented by Katherine Wildman  of Wulfe & Co.


RICHMOND, Texas — HG Ventures, LLC, has acquired the 15,750 SF Commons at Harvest Green Phase II on 1.65 acres at 11143 Harlem Road, Richmond, from ARVO-III, LLC. Rick Ragan  of NewQuest Properties  represented the buyer. Matt Berry, Drew Reinking  and Robbie Kilcrease  of CBRE  represented the seller. 


SUGAR LAND, Texas – MaiLilybelle Company, Inc. leased 3,900 SF at 13574 University Blvd. in Sugar Land. The tenant will be operating an Uptown Cheapskate location which sells new and used apparel and soft good merchandise. Brent Fredricks  and Anthony Porraz  of Moody Rambin  represented the tenant. Brad Ryan  and Geoff Bracken  of Capital Retail Properties  represented the landlord.


MISSOURI CITY, Texas – Partners Real Estate arranged a 47,332-SF lease for SUNRGY Solar Distribution located at 12411 Citypark Drive in Missouri City. Partners’ A.J. Williams and Travis Land represented SUNRGY Solar Distribution in the transaction. Beau Kaleel and Brooke Swerdlow with Cushman & Wakefield represented the landlord, Logistics Property Company.


HOUSTON – Baba Investments Dairy Ashford, LLC, has acquired the 6,686 SF Dairy Ashford Shopping center on 0.49 acres at 865 Dairy Ashford Road, Houston, from Kimberley Street, Inc. Dakota Workman, David Luther  and Thomas Turner  of NewQuest Properties  represented the seller.

DALLAS — Avison Young  brokered the sale of Allen Office Center, a 115,200 SF office building at 805 S. Central Expressway in Allen, near Dallas. The two-story property was largely vacant at the time of sale but will become the corporate headquarters for the buyer, Sol-Ark, which sells solar-generating and energy-storage technology products. Sol-Ark will relocate from Plano to Allen. Avison Young’s Susan Gwin Burks, John Bowles, Bruce Butler  and Philip Boren,  along with Clint Madison  and Rodney Helm  of Cushman & Wakefield  represented the seller, Gladstone Commercial. The buyer, Toruk, LLC, was represented by Matt Middendorf  of Middendorf Commercial Real Estate.


SCHERTZ, Texas – Partners Real Estate arranged a 175,562-SF lease with UPS Supply Chain Solutions at Enterprise Industrial Park Building VII located at 17455 Lookout Road in Schertz, near San Antonio..Partners’ John Colglazier, Carlos Marquez, and Kyle Kennan represented the landlord, Bentall GreenOak.


TEXARKANA, Texas — Rowe Casa Organics, an all-natural supplements company, will expand operations on its property into to 24,000 SF complex of buildings at TexAmericas Center, on the Texas side of the Texarkana area.


WILMER, Texas — Colliers  announced the construction of ALTO Intermodal 45. Ben Wallace, Chris Teesdale  and Tom Pearson  at Colliers are representing the developer/owner, ALTO Real Estate Investments. The property is located in Wilmer, south of Dallas. This new 271,339 SF development called  “ALTO Intermodal 45” will have a 40-foot clear height


AUSTIN — Chesmar Homes acquired 41 lots in Whisper Valley, a 2,063-acre zero-energy capable master-planned community in East Austin. Chesmar is owned by SH Residential Holdings, LLC, a wholly owned subsidiary of Sekisui House, Japan’s leading homebuilder


DALLAS – Covenant Denison Holdings, LLC, has selected Bradford Commercial Real Estate Services  to lease the 140,000 SF Gateway Central, an office building in the Sherman/Denison submarket. The Bradford team of Richmond Collinsworth  and Jared Laake  will lease the project.

ATLANTA, Ga. – JLL  has been selected to reposition and lease The Collection at Forsyth, a mixed-use lifestyle center recently acquired by CTO Realty Growth, a publicly traded real estate investment trust (REIT). JLL’s Coleman Morris, Sherri Mann  and Alec Volle  will lead the leasing efforts for the center.


PHOENIX, Ariz. – Cushman & Wakefield  represented property owner Stos Partners in leasing a 94,186 SF industrial/warehouse facility in Phoenix. The new tenant is Copper State Bolt & Nut, a manufacturer and distributor of fasteners and related products in North America. Cushman & Wakefield’s Phil Haenel, Andy Markham  and Mike Haenel  represented the landlord.  CBRE’s Bill Bayless  represented the tenant.


NEW YORK, N.Y. — Berkadia  has formed an alliance with global property consultancy Knight Frank,  a collaboration that will offer the firms’ clients significant access to domestic and internationally-based capital while maximizing their property values. Knight Frank and Berkadia offer a combined global network of more than 22,750 people across 558 offices in 57 territories, spanning all key capital hubs.


SALT LAKE CITY, Utah — Texas-based  Dalfen Industrial  acquired a brand new, three-building, 183,792 SF industrial park in Salt Lake City. It is 60 percent pre-leased.


CHARLOTTE, N.C. – Karis Cold, a Florida-based developer of cold storage facilities across the US, announced that a 277,785 SF industrial cold storage facility is under construction in Rock Hill, S.C. JLL’s Spencer Yorke, John Cashion  and Rich Grieder  will lead marketing and leasing efforts on behalf of Karis Cold.

AUSTIN – Kansas City-based MMG Real Estate Advisors, a multifamily investment sales brokerage firm, acquired Independence Commercial Advisors. Based in Texas, Independence focuses on Lone Star State’s  multifamily and self-storage brokerage. As part of the transaction, MMG has added eight investment sales advisors to the firm’s rapidly growing national roster with offices now in San Antonio, Austin, Houston and Dallas. Mike Watson  and Mike Moffitt  join the firm as managing directors along with senior directors Mark Diebold, Nicholas Ling, Josh Murphy  and Richard Mireles  and associate advisors Tyler Salter  and Alex Thompson.  In addition, Senior Project Manager Evelyn Pinner  has joined MMG’s growing operations team from Independence.
