RNR Real Estate Briefs from Realty News Report  – HOUSTON – Colliers  announced that MODEC International and SOFEC have signed a long-term U.S. headquarters lease for 116,161 SF of space in the West Memorial Place l building at 15375 Memorial Drive in Houston. The landlord was represented by Johnny Knight, Stewart Smith and Aaron Ander of Fuller Realty. MODEC and SOFEC was represented by David Carter and Jay Kyle of Colliers. West Memorial Place was developed by Skanska in 2015.


STAFFORD, Texas – Partners Real Estate  arranged the sale of a 40,000 SF medical office/professional building on 3.4 acres of land at 4915 South Main in Stafford. Partners’ Chris Caudill  and Devin Hawkins  represented the seller, 8705 Partners, Ltd. John Baddour  of High Street Net Lease Group  represented the buyer, LNH3 LLC. The purchaser will renovate the property to lease for medical offices and office professional tenants.


KATY, Texas — Lightbridge Academy leased 9,282 SF of retail space in the Shops at Katy Reserve at the intersection of FM 1463 and Spring Green Boulevard in Katy from NewQuest Properties. Lara Lee LaMendola  and Kevin Sims  of NewQuest represented the landlord. Cory Darden  of Mohr Partners  represented the tenant.


CYPRESS, Texas —Brooklyn Pizzeria, a family-owned, Houston-based concept offering authentic New York-style food, has leased 2,094 SF of retail space in Fry & Longenbaugh, a neighborhood retail center at 8020 Fry Road, for a new location. Sarah Thobae  with Weitzman  handled lease negotiations for the shopping center.


HOUSTON—Juana de Avila Café & Bakery, a family-owned café and bake shop run by operators with 40 years of experience in Venezuela, has leased retail space in Memorial Eldridge Shopping Center at 840 N. Eldridge for its second location. Sarah Thobae  with Weitzman  handled lease negotiations as project leasing agent for the shopping center. SMO Realty Group, PLLC  represented the café.


HOUSTON – Partners Real Estate  arranged a 54,000 SF lease with Meyer Service Company at 10620 Needham St. in Houston. Partners’ Zane Carman  and Clay Pritchett  represented the landlord.


KATY, Texas — Kiku Ramen + Boba has leased retail space in Stableside at Gaston Road and Falcon Landing Boulevard in Katy from NewQuest Properties. Lara Lee LaMendola  of NewQuest represented the landlord. Danna Sossen  of ICO Commercial  represented the tenant.


HOUSTON – Santa Ana, Calif.-based System Pavers, a major outdoor living design and installation company, is expanded in Texas with the opening of an office in Houston. It plans to hire more than 75 new qualified employees across Houston’s metro and surrounding suburbs including Katy, Spring, Sugar Land and The Woodlands over the next five years.


HOUSTON – George Montes  of Cypressbrook Company  represented tenant Tremble-Hill Enterprises Inc. in the lease renewal of 4,000 SF of warehouse space at 5400 Mitchelldale, Houston. Justin Harrity  of Hartman Income REIT Management, Inc.  represented the landlord, Hartman Mitchelldale Business Park, LLC.


HOUSTON — Partners Real Estate  arranged the sale of La Casita Homes, a 32-unit multifamily property at 3357-3359 Frick Road in Houston. Partners’ Kamil Patel  represented the seller, La Casita Homes LLC. The buyer was represented by Chad Proctor  of Realty Austin.


HOUSTON – Colliers announced the sale of Oakwood Plaza Retail Center located at 25770 Interstate 45 North in Spring. The buyer, Oakwood Plaza, LLC, represented themselves. Tom Condon Jr., Bob Parsley and John Grimsley of Colliers represented the seller, Oakwood Resources LP, in the transaction. The 12,314-SF retail investment is situated across from The Woodlands. The buyer engaged Kim Lenardson of Colliers to handle the leasing.


JERSEY VILLAGE, Texas – – Partners Real Estate recently arranged a 24,500-SF lease with Monarch Power Supply located at 12010 FM 529 in Jersey Village. Partners’ Shaffer Braun represented the tenant in the transaction. The landlord, William T. White, III was represented by Ed Franz of CBRE.

SOUTHLAKE, Texas – Granite Properties,  a commercial real estate investment, development and management company, announced the opening of Granite Place II at Southlake Town Square in Southlake, a suburb of Dallas-Fort Worth. The Class A, 5-story structure offers a 143,500 SF Town Square and an open-air shopping district. The building is the second phase of Granite’s Southlake Town Square development and adjacent to Granite Place I, which is 98 percent leased. Granite Place II signed two leases, pre-opening, and is 18 percent leased.


DALLAS — Colliers  announced the closing of a new lease agreement with Kumho Tire U.S.A. Inc. for a 393,625 SF industrial space at 3700 Pinnacle Point Drive in Dallas. The deal was made with Cohen Asset Management. The significant win for Kumho Tire is also an  addition to Dallas’ industrial real estate market. Colliers’ James Min, Brad Balke, Chris Teesdale  and Tom Pearson  represented Kumho Tire.


WEATHERFORD, Texas – United Built Homes,  a custom homebuilder, has leased 4,500 SF in Weatherford Marketplace on Interstate 20 in Weatherford. A United Built Homes design center will open there. The landlord was represented by Bryan Dyer  of The Woodmont Company  and the tenant was represented by Elise Weatherall  of Wulfe & Co.


SAN ANTONIO — Partners Real Estate  arranged a 5,581 SF lease for Christus Trinity Clinic at 21727 IH-10 W in San Antonio. Partners’ Lindsey Tucker  and Ross Anderson  represented the landlord, Altera Development.


DALLAS – Kumho Tire U.S.A. leased 393,625-SF industrial space in Dallas. The deal was made with Cohen Asset Management and is a significant win for Kumho Tire. Colliers’ James Min, Brad Balke, Chris Teesdale and Tom Pearson represented Kumho Tire in the transaction. The property is at 3700 Pinnacle Point Dr.


NATIONAL — RNR Real Estate Briefs from Realty News Report

MIAMI – Transwestern Real Estate Services announced its South Florida industrial team has brokered the sale of an 18,224-SF free-standing warehouse at 5575 NW 36th Avenue in Hialeah, Florida. Vice President Carlos Gaviria, Executive Managing Directors Ben Eisenberg, Walter Byrd and Director Thomas Kresse represented the seller, Gomez & Gomez Associates, LLC, which sold the asset for $3.8 million, or $208.52 PSF.


SANTA CLARA, Calif. – Cushman & Wakefield  announced that Silergy Technology, a rapidly growing analog and mixed-signal semiconductor company, has leased 27,715 SF of Class A office/R&D space for its new corporate headquarters in Silicon Valley. Silergy will occupy the entire top floor of the six-story building at 2600 Great America Parkway in the city of Santa Clara. The building is part of Irvine  Company’s Santa Clara Gateway office project.


HOOVER, Ala. — With lake home and lot inventory rising over last spring and preparing to heat up this summer, Lake Homes Realty  is preparing for long-term growth. The country’s largest lake-focused real estate brokerage doubled its square footage by moving into a new headquarters in late March, along with RealSource Title Insurance and Real Estate Closings. Based in metro Birmingham, Lake Homes Realty currently operates brokerages in 34 states and remains in a rapid growth mode.


ALBERTA, Canada — John Hornbuckle  of Cypressbrook Company  represented the tenant, Refined Technology Inc., in the leasing of 7,531 SF of office and warehouse space in Fort McMurray, Alberta, Canada. Ken Williamson of Avison Young  represented the Landlord, Hedco Group, Inc.
