RNR Real Estate Briefs from Realty News Report LA PORTE, Texas – Johnny Carson Family Trust acquired a 4,700-SF medical office property at 404 W Fairmont Parkway in La Porte. Partners Real Estate’s Ryan McCullough, Connor Watson, and Davis Amanyisye represented the seller, NRDP Corp. Evan Altemus, Will Kane and Andrew Leibman, also with Partners, represented the buyer.


SUGAR LAND, Texas — Oxford Partners  recently represented Biz-Metric Partners, Inc., in the lease renewal and expansion of 4,192 SF at 1650 Highway 6 in Sugar Land. Oxford Partners’ Ryan Hartsell  represented the tenant. The landlord, Buchanan Street Partners, was represented by Louann Pereira  of Transwestern Real Estate Services.


HOUSTON — Shawn Ackerman  of Henry S. Miller  has successfully secured the last available space at Harmon Commons. R&B Tea will now occupy the 1,004 SF space, completing the 100 percent leasing of the property.


HOUSTON NewPoint Real Estate Capital  has provided a Freddie Mac Targeted Affordable Housing loan to refinance Stadia Med Main Apartments for Aspen Oak Capital Partners, a multifamily owner/operator focused on essential housing communities. Stadia Med Main Apartments is a four-story, 338-unit community built in 2020 in Houston’s Medical Center submarket. NewPoint worked with Barry Lefkowitz  of Meridian Capital Group,  which represented the borrower.


HOUSTON – Anderson Canyon, an architectural firm, signed a 3,108 SF lease at 7026 Old Katy Road in The Houston Design Center.  Ed Ayres  of Houston Realty Advisors, Inc.  represented the tenant. Jeff Lindenberger  and Faith Pate   represented the landlord, MLB Capital Partners.


HOUSTON – South Winstone, LLC, a design firm, has signed a 16,850 SF lease at 640 W 6thSt. in the White Oak Station of Houston. Ed Ayres  of Houston Realty Advisors  represented the tenant. Ori Batagower  with The Deal Company   represented the broker.


LA MARQUE, Texas – Marcus & Millichap  announced the sale of Texas Boat & Self Storage, a 53,675 SF self-storage in La Marque. The 179-unit property sits on about 3.81 acres. Dave Knobler  and Charles “Chico” LeClaire  represented the seller.


SHENANDOAH, Texas – Oxford Partners  represented Therapy Space in the lease of 4,693 SF at 19221 Interstate 45 in Shenandoah. Oxford Partners’ Vincent Vega  represented the tenant. The landlord, RP Southwood, LP, was represented by Terri Torregrossa  of Avison Young.


HOUSTON Marcus & Millichap  announced the sale of AA Storage at Ruland Road, a 49,539 SF self-storage located in the Spring Valley area, according to Ford Noe, regional manager of the firm’s Houston office.


HOUSTONA 1.2-acre parcel of land at Little York Road just west of Highway 6 has been sold. The buyer, Jose Hererra, was represented by Daniel Greco  of Clark Gains Properties  and intends to build a car wash on the property. The seller, Apadana Inc., was represented by Cotton Munson  of Davis Commercial.


HOUSTON — The Howard Hughes Corporation  announced the debut of Longwing Landing, a 4.5-acre park and recreational activity area in Prairieland Village in Bridgeland, one of the top-selling master planned communities in Texas. Longwing Landing is the third of Bridgeland’s four planned village recreational activity areas and the newest addition to amenities located throughout the community.


HOUSTON — Pho Huy Noodle House, a Vietnamese restaurant, has leased 2,500 SF in the North Gessner Plaza Shopping center at 2420 N Gessner. The landlord was represented by Wes Miller  of Wulfe & Co


MISSOURI CITY, Texas –  Partners Real Estate arranged a 15,000-SF industrial lease with Ekkovision, LLC at 1519 Industrial Drive in Missouri City. Partners’ Darren O’Conor represented the landlord, Bison Warehouse LLC in the transaction.

AUSTIN — Newmark  completed the sale of Autumn Ranch on Swenson Farms, a 336-unit, value-add multifamily asset in Pflugerville, Texas, in Austin’s Silicon Hills. Newmark’s Patton Jones  and Andrew Dickson  represented the seller, MIG Real Estate, in the sale to purchaser Knightvest Capital. Autumn Ranch was 94 percent occupied at the time of sale and represents Newmark’s third time selling the asset in 12 years.


MANSFIELD, Texas – Flix Brewhouse, the world’s first-run cinema brewery, opened its newest location at The Shops at Broad, one of Tarrant County’s newest major shopping destinations. This marks the nine-screen luxury theater’s 10th location across six states and its fifth location in Texas. The theater is scheduled to open in the fall. Flix Brewhouse signed a 15-year lease for a nearly 40,000 SF facility.


BROWNSVILLE, Texas – Jetstream RV Resort announced the rebranding of Tropical Trails RV Resort to Jetstream RV Resort – Tropical Trails. Located at 3605 FM 511 in Brownsville, Jetstream RV Resort – Tropical Trails was acquired by Houston-based CityStreet Residential, a major multi-family and recreational vehicle resort developer.


DALLAS – Humphreys & Partners Architects, a Dallas-based architectural firm specializing in multifamily design, has opened a new office in St. Petersburg, Fla.


AUSTIN — Bellagreen, an American bistro, has leased 3,310 SF at The Grove, a mixed-use community at 45th Street and Bull Creek in the heart of Central Austin. Britt Morrison  with Weitzman  handled negotiations for The Grove for that location. Gill Nuss  with Investar Real Estate Services, Inc.  represented the restaurant.


FARMERS BRANCH, Texas – Colt Facility Maintenance, LLC, has leased 18,445 SF of flex space in Westwood Business Park, 1801 Royal Lane, Farmers Branch, PRE Westwood, LLC. Jason Finch  of Bradford Commercial Real Estate Services  represented the landlord in the direct deal.


SAN ANTONIO – Partners Real Estate  arranged the sale of a 4,974-SF office property at 21210 Market Ridge in San Antonio.  eXp’s  Seth Prescott and Partners’ Dan Gostylo represented the buyer, Murph Investments LLC. Endura Advisory Group’s Haley Ruggles and David Held represented the seller, Sitterle Homes, Ltd.


LEWISVILLE—A Dallas-based LLC has acquired a 48,427 SF retail anchor building at Valley Square Shopping Center near IH-35 E. The building, which shadow anchors the Lewisville center, is the site of a planned specialty Hispanic grocery store. Gretchen Miller  and Mike Allen  with Weitzman  handled negotiations.


SAN ANTONIO – Partners Real Estate  arranged the sale of 6 lots totaling 1.76 acres at 809 Oblate Drive.  Partners’ Dan Gostylo represented the buyer, Martin Development Group, LLC. Cano & Company’s Denis Cano represented the seller, School of Excellence in Education, a Texas non-profit corporation.

PHOENIX, Ariz. Cushman & Wakefield  announced that Texas-based Lucid Private Offices leased a full floor totaling 26,910 SF at 24th At Camelback II, a Class A office building along the Camelback Corridor in Phoenix, Ariz. The trophy asset is owned and was developed by the partnership of Hines  and Invesco Real Estate.


CASA GRANDE, Ariz. — NRS Logistics America, a national provider of chemical and gas logistic services, closed on 40 acres in Casa Grande, Ariz., for $7.05 million.  The sale includes four acres of rail right of way.  Land Advisors Organization Pinal County specialists Kirk McCarville  and Trey Davis    represented the seller, Auza Ranches.


CHARLOTTE, N.C. — Wood Partners  announced the grand opening of its newest apartment community — the 308-unit Alta West Morehead in Uptown Charlotte.


CHARLESTON, S.C.  – National developer Portman purchased 40 acres of land to develop Summerville Logistics Center, a two-building industrial campus with 536,000 SF in Charleston, S.C. Lee Allen   and Kevin Coats with JLL   represented Portman in the acquisition of the Summerville land. Ryan Welch  and Clarke Attaway  with Lee & Associates  represented the seller and will lead the leasing on behalf of Portman.


ATLANTA, Ga. – Transwestern Real Estate Services  has brokered the sale of a Class A, 26,216 SF medical office building at 2976 Chapel Hill Road in Douglasville, Ga. Kevin Markwordt  and Steve Hall  represented the seller, WDG Real Estate Partners, in the sale to LOR-PUC Douglasville, LLC, for $11.2 million, or $428 per SF.
