RNR Real Estate Briefs from Realty News Report — HOUSTON – Vista Management Company, a Houston-based real estate company founded in 1985, awarded Stream Realty Partners the leasing assignment for a four-story multi-tenant office building owned and managed by The Vista Companies. The structure at 9720 Cypresswood Drive is an 87,696 SF office building in Houston’s Northwest submarket. Stream’s Matthew Seliger and Danielle Rothchild will handle leasing of the building. Located at Cypresswood Drive and Cutten Road, the office building is near retail at Vintage Park. Office space at 9720 Cypresswood ranges from 1,200 SF to 10,000 SF.
HOUSTON – East River announced pre-leasing is underway for the transformational mixed-use development’s 359-unit multifamily community, The Laura. In addition, EaDo Eye Studio has joined the development’s diverse tenant roster. As the 150-acre project’s first phase nears completion, East River has also welcomed its first office tenants, Method Architecture, Impact Networking and OJB Landscape Architecture, with TEAL slated to move in this fall.
HOUSTON – Colliers announced the sale of a 2.7-acre site with a ±5,785 usable SF office building at 13623 Perry Road in Houston. The buyer, Antelmo Investments, LLC, was represented by Kariliz Perez of Stone & Fields. Tom Condon, Jr. and John Grimsley of Colliers represented the seller. Financing for the property was provided by Lone Star Bank and the closing was coordinated by Jane Mathews with Stewart Title — Tomball. The buyer intends to convert the building for use by Hernandez Funeral Homes as an expansion location.
RICHMOND, Texas — SWIG has ground-leased a 19,161 SF (0.43-acre) retail pad site in Grand at Aliana at West Grand Parkway S/TX 99 and West Airport Boulevard, Richmond, from NewQuest Properties. Josh Friedlander and David Meyers of NewQuest Properties represented the landlord. Jeff Hayes and Travis Waltmon of Palo Duro Commercial Partners represented the tenant.
HOUSTON – Colliers announced the purchase of ClearWater Car Wash at 7424 FM1488 in Magnolia. The seller, Magnolia Circle, L.P., was represented by Marc Peeler of NewQuest Properties. The buyer was represented by Todd Moore and Connor Duffy of Colliers. The property is located off of FM 1488 within the Shoppes of Magnolia Circle. It is shadow anchored by H-E-B.
HOUSTON — Wedding outfitters Décor by Dulce has leased a 4,080 SF office/warehouse at 3309 Texas St., a block south of Harrisburg. Broker David Gerber of Gerber Realty represented the landlord, MC Family Partnership.
HOUSTON – Randall Davis Company, a Houston developer, announced a milestone is in store for London House, a mid-rise development overlooking the River Oaks estates at 2323 San Felipe St. With a notable 60 percent of the property sold, London House is set for an expected delivery date in August 2024. Randall Davis Company’s in-house team is handling the sales.
MISSOURI CITY, Texas — Elite Endodontic Specialists has leased 2,109 SF of retail space in Fort Bend Town Center Phase II at TX 6 and Fort Bend Tollway, Missouri City, from NewQuest Properties. Bob Conwell and Andrew Alvis of NewQuest Properties represented the landlord. Drew Etheridge of Xite Realty represented the tenant.
DALLAS — S2 Capital has acquired Falltree, a 126-unit multifamily property in Mesquite, Texas and Silverbrook, a 642-unit multifamily property in neighboring Grand Prairie.
DALLAS — Partners in Building has opened its first Dallas-Fort Worth model home, a 5,223 SF design in Prosper’s Windsong Ranch. Partners in Building acquired Dallas builder Paul Taylor Homes in 2022.
DALLAS — Texas JCSB, LLC, has sold a 25,608 SF flex building on two acres at 9201 Forest Lane, Dallas, to Esparza’s Investment Inc. Brian Pafford and Kyle Espie of Bradford Commercial Real Estate Services represented the seller. Lance Woodward of SRS Real Estate Partners represented the buyer.
DALLAS– Transwestern Real Estate Services and Quadrant Investment Properties announced Moroch Partners, a Dallas-based independent marketing and communications agency, has signed a new, long-term 23,365 SF office lease at the Manufacturing District at 147 Manufacturing St. The firm relocates from Hall Street at The Centrum and plans to move in 2024. Transwestern’s Paul Wittorf, Kim Brooks, Laney Delin and Collin Burwinkel represented QIP in lease negotiations. Jihane Boury and Clay Vaughn with Savills represented Moroch Partners.
COPPELL, Texas – Partners Real Estate arranged a 1,685-SF retail lease with SweatHouz, an infrared sauna and cold plunge studio, located on N Denton Tap Road in Coppell. Partners’ Derek Anthony represented the landlord, Denton Tap Retail, LLC. The tenant was represented by Troy Morgan with Structure Commercial.
DALLAS – Granite Properties and Highwoods Properties, a publicly-traded REIT, announced the opening of Granite Park 6, a 19-story, 422,109-SF office building. Located at 5525 Granite Parkway, it is the seventh office development in Granite Park, Granite’s 90-acre mixed-use development.
IRVING, Texas – Partners Real Estate arranged the sale of a 13,530-SF industrial property located at 2300 Penn Street in Irving. Partners’ Hanes Chatham Jr. and Graham Dressel represented the seller. Rad Realty Group LLC represented the buyer, Garcia Laser Screeding LLC. Partners’ Quinn Conway provided debt for the buyer.
CHICAGO – Regency Centers recently closed on the acquisition of Old Town Square, an 87,000-SF neighborhood shopping center located in the urban infill neighborhood of Old Town, Chicago, IL, anchored by Chicago’s top grocer, Jewel-Osco.
PHOENIX, Ariz. — Sunstone Two Tree, a Westlake Village, Calif.-based developer and operator of rental housing communities, announced plans to develop three build-to-rent (BTR) communities in Arizona. The three communities will add more than 550 single-family rental homes to the Phoenix area.
LAKELAND, Fla. — Skanska has signed a contract with Orlando Health to build a seven-story hospital in Lakeland, Fla. Construction is underway, with expected completion in 2026.
BOULDER, Colo.– Boulder-based real estate investment and development firm Conscience Bay Company will develop the 112,000 SF Ridgeway Science & Tech, providing flexible office and lab space. The project, recently approved by the City of Boulder, will be Colorado’s first net-zero carbon, all-electric life sciences building and technology campus.
THORNTON, Colo. — Rockefeller Group purchased a 35.6-acre parcel in Thornton, Colo., for the development of a three-building, 453,550 SF industrial park. Todd Witty and Daniel Close of CBRE represented the land buyer and will market the project for Rockefeller Group.
