RNR Real Estate Briefs from Realty News Report KATY, Texas — NanoTech Materials,  a provider of climate-resilient materials, announced the company’s move into a 42,545 SF facility in Katy. The expansion marks a milestone for the company, which reports strong customer demand for its Cool Roof Coat. The new facility has the capacity to produce enough coating material to cover more than 55 million SF annually. Partners Real Estate’s Michael Keegan, Dan Boyles, Andrew Laycock  and Brent Bishop  represented NanoTech.


HOUSTON — Oxford Partners’ Julia Ly  and Ryan Hartsell  represented the tenant, ReShapeRX,  in the sublease of 2,141 SF at 8560 Katy Freeway. The landlord, Seek Diagnostics Inc.,  was represented by Sarah Carter  of Transwestern.


HOUSTON – Partners Real Estate arranged a 3,168-SF lease renewal with Aunt Pookie’s BBQ, Inc. located at 1450 West Sam Houston. Aunt Pookies which has been serving Houston residents for over 40 years, was represented by Partners’ Ryan DeGennaro represented the tenant.


HOUSTON – A Houston drinking and dining district is adding Plume,  a venue for visitors to eat and enjoy libations. The 3,000 SF cocktail bar with a tapas-style bites menu and Art Deco-inspired interiors will occupy space at Braun Enterprises  recently debuted Urban Office – West Heights  redevelopment at W. 22nd and Beall streets.


HOUSTON — Oxford Partners’ Austen Buckalew  and Matt Rogers  represented the tenant, SiYi America Hardware, LLC,  in the sublease of 32,000 SF at 5910 W by NW Blvd.


HOUSTON — Triple Pepper Asian Fusion  has leased 4,586 SF of retail space in Richmond Loop Plaza,  4720 Richmond Ave., from Richmond Loop Plaza Ltd. Josh Friedlander  and Diandra Breen  of NewQuest Properties  represented the landlord. Bob Conwell  and Austen Baldridge  of NewQuest represented the tenant.


HOUSTON — Oxford Partners’ Vincent Vega  represented Macdonald & Company  in leasing 1,215 SF at 16200 Park Row. The landlord, Park 10 Houston Office, LP,  was represented by Matt Pruitt  of JLL.

LEWISVILLE, Texas — Weitzman  is pre-leasing 20,000 SF of street-level retail space at the base on Jefferson Castle Hills,  a planned upscale multifamily development at Castle Hills Marketplace  near SH-121. Michelle Caplan  and Maggie Hansen  with Weitzman are directing the retail leasing. Completion of the retail space is set for February 2025, with initial apartment units available for lease by summer 2025. Weitzman formed a joint venture with apartment builder JPI  to develop the mixed-use project.


SAN MARCOS, Texas –  JLL Capital Markets  announced the sale of Clovis Barker Logistic Park,  a two-building, light industrial center totaling 213,817 SF. JLL represented the seller, Freehill Company,  and procured the buyer, Denholtz Properties.  JLL also represented the borrower and secured the loan from the lender, Palladius Capital Management.  The JLL Capital Markets Investment Sales and Advisory team  was led by Charles Strauss, Tom Weber  and Trent Agnew.  The JLL Capital Markets Debt Advisory team  was led by Michael Johnson, Jon Mikula  and Michael Klein.


SAN ANTONIO — Opportunity Home San Antonio  in partnership with an affiliate of Atlantic Pacific Companies, OCI Development  and PNC Bank  announced the construction of Vista at Reed,  an affordable housing community in far westside San Antonio. Vista at Reed has 56 two-bedroom and three-bedroom apartment homes.


LEWISVILLE, Texas – Ranjin Matthew of Partners Real Estate arranged an 1,800-SF retail lease for Haraz Coffee Company at 101 Castle Hills Drive. , Robert Hall with Lincoln Property Company represented the landlord.


GARLAND, Texas — Involved for Life Inc.  has acquired a 5,130 SF office building on 0.49 acres at 1014 Main St. from Exchange Resource Group, LLC. Brian Pafford  and Kyle Espie  of Bradford Commercial Real Estate Services   represented the seller. Bob Charles  of Texas Premier Realty, LLC  represented the buyer.


PFLUEGERVILLE, Texas – Daiso  leased 8,500 SF of retail space in Stone Hill Town Center  in Pflugerville from NewQuest Properties. Josh Friedlander  of NewQuest represented the landlord. Scott Espensen  of Venture Commercial Real Estate  represented the tenant.


VON ORMY, Texas – Partners Real Estate arranged the sale of a 7,500-SF truck terminal and storage yard on 26 acres of land located on Speedway Park in Von Ormy, Texas. Partners’ Stan Nowak represented the buyer.


RICHARDSON, Texas – Ranjin Matthew of Partners Real Estate ( arranged a 2,057-DF retail lease with La Souq Coffee on W Main Street in Richardson. The landlord was represented by Landry Kemp with Shop Companies.

BUCKEYE, Ariz. – Cushman & Wakefield arranged the sale of a newly delivered 641,906-SF Class A industrial/logistics building on 40 acres in Buckeye, Arizona, in the west Phoenix Metropolitan Area along Buckeye’s I-10 freeway. Philadelphia-based EQT Exeter acquired the asset from the developer, BET Investments, for $60.1 million. Cushman & Wakefield’s Will Strong, Kirk Kuller, Michael Matchett, Molly Hunt, and Dean Wiley represented both seller and buyer. Cushman & Wakefield’s Andy Markham and Mike Haenel were retained by EQT Exeter for leasing.


NASHVILLE, Tenn. — JLL  announced that Iron Galaxy Studios, LLC,  an independent video game co-developer, has signed a 25,694 SF lease at 333 Commerce. The company has two other studios in Chicago and Orlando with plans for further expansion into Austin. Following its official move-in date, Iron Galaxy plans to host an opening day event on June 27. JLL’s Kevin Ziomek, Corey Siegrist  and Jim Rose represented Iron Galaxy.

KATY, Texas – Just one year after opening, Home Run Dugout  will expand its venue in Katy. Founders Nick Hermandorfer  and Tyler Bambrick  opened the Home Run Dugout Katy location in March 2023, in partnership with investors Nolan Ryan  and Ryan Sanders Baseball, Lagniappe Capital Partners, BCS Capital  and the friends and family of Nick and Tyler.  Since opening, Home Run Dugout has a regular rotation of events and concerts, an onsite restaurant and bar, massive patio and biergarten, a 24-foot jumbotron and more than 80 TVs and a biergarten baseball mini-field.

Breaking ground later this month, the venue will add 9,242 SF, including 10 new indoor batting bays.


400 Acres Sold For Manufacturing Plant

SAN ANTONIO – Partners Real Estate arranged the sale of a two parcels of land totaling 400 acres located along State Highway 16 South in San Antonio.

Partners’ Phil Crane and Dan Gostylo represented the seller in the following transactions: Representation of the seller, SA2, Ltd in the sale of 172.6 acres of land Representation of the seller Curtis Harry Mahala Revocable Trust in the sale of 227.3 acres of land. The buyer, JCB is an English manufacturer of heavy equipment who plans to build a plant on the site that will employ 1500 people. “San Antonio’s dynamic industrial landscape has played a pivotal role in attracting JCB, a renowned international heavy equipment manufacturer, to our region,” said Crane “This transaction underscores the area’s industrial prowess, strategic advantages, and commitment to fostering economic growth. We commend Greater SATX for its pivotal role in attracting this landmark deal.”
