RNR Real Estate Briefs from Realty News Report  – HOUSTON – Partners Real Estate arranged the sale of an 8,035- SF retail property located at 306 Main Street in downtown Houston. The property will be redeveloped into a new bar concept. Partners’ Ryan DeGennaro and Michael Keegan represented both the seller, G and G Group, and the buyer. Plans are in the works for transforming upper Main Street into a walkable entertainment environment, says Central Houston CEO Kris Larson.


HOUSTON — T-Mobile has leased 3,399 SF of space for a flagship concept store at Golden Plaza Shopping Center at 5727 Westheimer in Houston. The tenant was represented by Lunden McGill  of Baker Katz, LLC,  and the landlord was represented by Bunny McLeod  of Wulfe & Co.


HOUSTON — Oxford Partners  recently represented In-Home Attendant Services, LTD, in leasing 8,263 SF at 2990 Richmond Ave. Oxford Partners’ Perry Mazzone  and Ryan Hartsell   represented the tenant. The landlord, 2990 Richmond Management, LLC, was represented by Priscilla Alexander of Hansen Partners. 


HOUSTON — Sublime Properties, LP,  has sold a 75,767 SF manufacturing complex on 6.49 acres at 2430 Farrell Road to a Canadian family office. Marc Peeler  of NewQuest Properties  represented the seller .


MAGNOLIA, Texas – Montgomery County Emergency Services District Number 10 closed on two new properties in Magnolia that will house future fire stations for the Magnolia Fire Department in the 77355 Zip Code. The five-acre,18600 Patricia Lane property was purchased for $830,000. The 32-acre, 15500 Coe Loop property was bought for $2,546,500.


HOUSTON  Pokemoto, Sadot Group Inc’s expanding Hawaiian Poke bowl restaurant leased 1,500 SF at 2174 Spring Stuebner Road in City Place. A mid-November 2023 debut is expected at The Market, one of two retail clusters within City Place, near the Grand Parkway and Interstate 45. Pokemoto joins an array of popular restaurants and service businesses in the 170,000 SF Kroger-anchored lifestyle center developed in a joint venture by Regency Centers and CDC Houston. Pokemoto franchisee Matt Judice was represented by Pouya Tiraie of the Weitzman Group. 


HOUSTON: The marketing and sales company, Strieter Group Companies, leased 2,500 SF at 6161 Savoy Dr. The landlord , Affordable Real Estate Investments, LLC was represented by Tara Oliver of Oliver Commercial Real Estate and the tenant was represented by Ed A. Ayres of Houston Realty Advisors.


WILLIS, Texas — Total by Verizon has leased 1,400 SF of retail space in Sam Houston Town Center at Interstate 45 and FM 1097, Willis, from NewQuest Properties. Lara Lee LaMendola  of NewQuest Properties represented the landlord.


OAK RIDGE NORTH, Texas – MHW Real Estate  and La Michoacana Costa announced the opening of La Michoacana Costa, an all-natural ice cream, yogurt and smoothie shop. Nestled within the growing Robinson Plaza development at 27605 Robinson Road, Oak Ridge North, this is La Michoacana Costa’s second location in Montgomery County.


LIVERPOOL, Texas – Partners Real Estate arranged the sale of an 8.14-acre RV Park located at 8625 TX-35 in Liverpool. Partners’ Landan Dory and Cole Little represented the seller, Liverpool RV Park, LLC. The buyer was represented by Dakota Schmidt of Birdsong Realty.

DALLAS – Representing Novel Office, a Cushman & Wakefield Dallas Agency Leasing team led by Cynthia Cowen and Rodney Helm has closed office-leasing transactions of nearly 50,000 SF at 5601 Executive Drive in Las Colinas


ALLEN, Texas – Dallas-based restaurant Mesero is opening a new flagship location at The Farm in Allen, a 135-acre, mixed-use destination at the southeast corner of Sam Rayburn Tollway and Alma Drive in Allen, near Dallas. JaRyCo Development, LLC, led by Bruce R. Heller, is the project developer.


GRAPEVINE, Texas — Newmark  arranged joint venture equity financing to  develop 121 Commerce Center, an industrial project in Grapevine, three miles north of Dallas-Fort Worth International Airport. The 272,160 SF project will break ground in March. The Newmark team arranged the financing on behalf of the sponsor, GTIS Partners, a real estate development firm based in New York.


SAN ANTONIO – Partners Real Estate arranged the sale of a 12,970-SF retail property at 2714 West Avenue in San Antonio. Partners’ Landan Dory represented the seller, HW West Ave LP in the transaction. The buyer was represented by Roxana Tofan.


CORPUS CHRISTI, Texas — Buffalo Wild Wings GO has leased 1,750 SF in Saratoga Town Center at Saratoga Boulevard and Staples Road in Corpus Christi from NewQuest Properties. Nina Irwin  of NewQuest Properties represented the landlord. Brent Glover  of Prime Realty  represented the tenant.


DeSOTO, Texas — JLL Capital Markets  represented the seller in the sale of Southfield Park 35 – Building 5, an industrial facility totaling 489,310 SF in DeSoto, a suburb of Dallas. The property, developed by Seefried Industrial Properties and Affinius Capital, was delivered in September 2022. It sits on 34 acres 1.2 miles from I-20. JLL’s Trent Agnew, Tom Weber, Pauli Kerr, Parker McCormack, Matthew Barge  and Keenan Ryan  worked on the deal.


ROUND ROCK, Texas — Desi Brothers Farmers Market, a U.S.-based grocery store that focuses on flavors and foods from the Indian sub-continent and the Middle East, leased a 47,814 SF anchor building at Round Rock Crossing, a regional-draw shopping center at the southeast corner of SH-45 and IH-35, for its fourth Austin-area location. Britt Morrison  and Nick Naumann  with Weitzman   were project leasing agents for Round Rock Crossing. Michael DuBois  with Dallas-based Pride Commercial Properties  represented Desi Brothers.


FARMERS BRANCH, Texas — Compro Computer Services has renewed 5,836 SF of flex space in Alpha Business Center in Farmers Branch. Brian Pafford  of Bradford Commercial Real Estate Services  represented the landlord, Kennington Alpha Business Center, LLC.


GARLAND, Texas — SRS Real Estate Partners  announced the sale of Marquis Logistics Building 2, a 74,758 SF industrial building in Garland’s industrial market at 3325 Marquis Drive. The warehouse is part of a new development in Garland.  Reserve Capital Partners and equity partner Trinity Investors in Southlake developed the 194,000 SF property that delivered in April 2023. Shannon Johnston  and Cooper Smith  represented the seller, Reserve Capital Partners

LAS VEGAS, Nev. — Howard Hughes Holdings  has retained Cushman & Wakefield  to oversee leasing for the Howard Hughes office portfolio in Summerlin, which includes locations in downtown Summerlin, the community’s 400-acre walkable urban core. The HHH Las Vegas portfolio includes 1700 Pavilion, a 265,898 SF building adjacent to the Las Vegas Ballpark. Other Class A office buildings at downtown Summerlin include One Summerlin, which is 207,307 SF and 88 percent leased, and Two Summerlin, 147,139 SF and 100 percent leased.


DENVER – Patrinely leased 6,600-SF of retail space in its Block 162 tower to Leven, a new concept from Colorado-based restaurateur known for Leven Deli. Leven will occupy the property’s largest ground level retail space, located at 1520 California Street adjacent to the RTD light rail station. Located at 675 15th Street, between Welton and California Streets in downtown, Block 162 is a 30-story, 596,295-SF, spec office building that is certified LEED Gold Core and Shell.


NEWPORT Beach, Calif – Green Street,  a provider of commercial real estate intelligence and analytics in the U.S. and Europe, has acquired Local Data Company (LDC) – a London-based provider of best-in-class proprietary data and insights on Great Britain’s retail and leisure market. LDC is Green Street’s third acquisition since 2020, demonstrating the firm’s commitment to deliver more value to clients and strengthen its position in the market. “This acquisition enables us to provide more granular intelligence on one of the core sectors we cover to deliver deeper insights into the current and future state of the UK retail market,” said Jeffry Stuek Jr., Green Street’s CEO.


THE VILLAGES, Fla. – JLL arranged $32.7 million joint venture LP equity and non-recourse construction financing for the development of Townhomes at Powell, a 132-unit, townhome-style build-to-rent (BTR) community in Wildwood, Florida within The Villages MSA. JLL worked on behalf of the borrower, Miami-based Agador Spartacus Development, led by principals Samy Cohen, Alberto Dichi and Alan Benenson,
