RNR Real Estate Briefs from Realty News Report – (Realty News Report) – KATY, Texas – CBRE  announced that Johnson Health Tech,  a fitness and wellness company that manufactures and sells exercise equipment, has signed a 343,760 SF lease at Pederson Logistics Center. Jacob Westfall  with CBRE  in Atlanta and Boomer White  with CBRE  in Houston represented Johnson Health Tech. The landlord, Triten Real Estate Partners,  was represented by CBRE’s Jason Dillee  and Nathan Wynne.  Johnson Health Tech, headquartered in Taiwan and Wisconsin, plans to bring many new jobs to the area for its new distribution facility at 574 Pederson Road near I-10 in Katy.


HOUSTON – Fritsche Anderson Realty Partners announced the sale of an 84,000-SF office building located at 509 N Sam Houston Parkway E. The buyer, 509 SHB Holdings LLC, and seller, Sam Houston Plaza LLC, were represented by Brandon A. Wuntch, Drew Altmann and Jim McGonigle  of Fritsche Anderson. The building is situated on 4.8 acres in the North Houston office submarket near I-45 and Beltway 8.


DAYTON, Texas – Cushman & Wakefield represented Liberty Development Partners in selling 55 acres at Gulf Inland Logistics Park to OmniSource for a new metals recycling facility. Cushman & Wakefield’s John Littman, Kelley Parker III, and Coe Parker, represented Liberty Development Partners, while Michael Keegan and Andrew Laycock of Partners Real Estate  represented OmniSource. Located south of U.S. Highway 90 at Grand Parkway in Dayton, GILP is a 2,400-acre, rail-served mega site.


SPRING, Texas – Transwestern Real Estate Services  negotiated a 24,500 SF lease at Old Town Spring Business Park  on West Hardy Road on behalf of H2O Innovation,  a large water solutions company based in Quebec City.  Transwestern’s Nathan Donahue  represented H2O Innovation. The landlord was represented by Todd Jurek  of Keen Realty Group.


DAYTON, Texas – The Lagoon Development Company,  a developer specializing in large-scale lagoons for water-related activities, has broken ground on the 40-acre Angel Lagoon  in Dayton, near Houston. It will open in 2024.


HOUSTON – Partners Real Estate arranged the sale of 0.8 acres of land located at 1714 and1722 W Alabama Street, just west of Dunlavy, near H-E-B . Partners’ Taylor Wynn represented the seller, Mitchmore Living Trust.


HOUSTON – Marcus & Millichap announced the sale of Bellfort Plaza, a 16,241-SF retail property at 10310 West Bellfort Street. James H. Bell, Watt Harrison and Luke Stavinoha, investment specialists in Marcus & Millichap’s Houston office, had the exclusive listing.


NASSAU BAY, Texas — Floss Dental  has leased 2,772 SF in Nassau Bay Town Center  at 1846 E. Nassau Parkway. The tenant was represented by Kristen Barker  of Edge Realty Partners  and the landlord was represented by Wes Miller  of Wulfe & Co.


THE WOODLANDS, Texas — Vision Source  has leased 2,412 SF of space on the first floor of East Shore Place,  a development of Wulfe & Co.  at the northwest corner of Grogans Mill Road  and East Shore Drive  in The Woodlands.  Vision Source at East Shore, owned by optometrist Emil Fadel,  was represented by Courtney Clouser  of CB&A Realtors.  The landlord was represented by Katherine Wildman  of Wulfe & Co.

TEXAS – RNR Real Estate Briefs from Realty News Report

SAN ANTONIO – Shawn Ackerman  of Henry S. Miller  in Houston represented the buyer, Mimco Properties,  in the acquisition of the 182,713 SF Walzem Plaza   in San Antonio. The seller was Silver Star Properties. Walzem Plaza  is in the 5400 block of Walzem Road in northeast San Antonio. 


PLANO, Texas — JLL  announced that Sentry Insurance  leased 11,400 SF of office space for its new regional office at Apex at Legacy,  a Class AA office tower at the Tollway and Headquarters Drive. The structure measures 210,000 SF across 14 floors. Apex also plans to deliver an additional 20,000 SF of spec suites in the first quarter of 2024. JLL’s Gini Rounsaville, Michael Williams  and John Brownlee  represented the landlord. Neil Ross, Conor McCarthy  and Pat Madsen  represented the tenant.


GRAND PRAIRIE, Texas — JLL Capital Markets  arranged the sale of a two-asset, industrial portfolio totaling 144,500 SF near Dallas. JLL  represented the seller, Oxford Properties,  and procured the buyer, Berkeley Partners.  The JLL Capital Markets Investment Sales  team included Trent Agnew, Pauli Kerr, Charlie Strauss, Lance Young  and Brooke Petzold.


AUSTIN – Partners Real Estate arranged a 1,784-SF retail lease renewal with Prime Communications located at Trails at 620, a 147,593-SF retail property  at 8300 N FM 620 in Austin. Partners’ Kevin Murphy and Chad Wallace represented the landlord, Partners Capital.


GARLAND, Texas – Jeff McVaney of  Partners Real Estate arranged a 2,876-SF lease with AKNM, Inc. located on Forest Lane. The landlord was represented by Stephen Cooper with NAI Robert Lynn.


SAN ANTONIO – Partners Real Estate arranged an industrial lease with Central Power Systems & Services at 203 S WW White. Partners’ Carlos Marquez and Colten Courtney represented the landlord, Texas Emeraud, LTD. Partner’s Dan Gostylo and Paul Fogel of Karbank Real Estate Company represented the tenant.

POMPANO BEACH, Fla. – Rockpoint,  a Boston-based real estate private equity firm, will develop 1.5 million SF of industrial property in Pompano Beach. It’s part of a 223-acre development called The Pomp  which The Cordish Companies   and Caesars Entertainment  are developing as a destination with 10 million SF of entertainment, hospitality, retail and residential. Anchors such as TopGolf  will open soon and the development of Live! at The Pomp  is underway.


SALT LAKE CITY, Utah — Cushman & Wakefield  has brokered the sale of 2.32-acres in downtown Salt Lake City.  The site incorporates a one-acre parking lot and a vacant data center with 305,000 SF on 1.3 acres. The property was acquired by Dart Interests  for $19.66 million.


GREENSBORO, N.C. — Tanger,  the operator of upscale, open-air shopping centers, acquired its 38th shopping center, the 382,000-SF Asheville Outlets  in Asheville, N.C.  Tanger acquired the center for $70 million.

Pizza Guys to Open 150 Stores in Texas

SACRAMENTO, Calif. — Pizza Guys  – the Sacramento-based pizza franchise firm — intends to open 150 stores by introducing more than 50 locations in the Dallas/Fort Worth  area, more than 50 stores in the Houston  area, 20 stores in the San Antonio  area and 20 in Austin.  “We are planning to take on the Texas market by storm by opening up to 150 locations with dedicated high working entrepreneurs,” said Shahpour Nejad, CEO and co-founder of Pizza Guys.


NFL’s Terry Bradshaw Sells Ranch

THACKERVILLE, Okla- — The Icon Global Group  announced the sale of the Bradshaw Ranch,  owned by legendary NFL quarterback and host of Fox TV’s NFL Sunday, Terry Bradshaw,  has been completed. Bradshaw sold the ranch and home near Thackerville, Okla., which he has owned for many years. The enormous homestead on 800 acres was also the primary filming location for E Entertainment Television’s, “The Bradshaw Bunch.”  The huge property was also an intensive grazing and working cattle operation and facility for breeding quarter horses. It was listed for $22.5 million.

The property has been re-branded as Red River Equine and will focus on the American quarter horse industry. The new ownership is a joint venture between two formerly out-of-state identities, Billy and Suzzone Franks of Texas,  together with Chad and Tiffeny Beus  who have relocated from Utah to lead the venture development.
