RNR Real Estate Briefs from Realty News Report – KATY, Texas — Partners Real Estate  arranged the sale of a 32,900 SF industrial property on 2.7 acres at 7633 Cherokee St. in Katy. Partners’ Hunter Stockard   and Wyatt Huff  represented the seller, BC Real Estate Investments, LLC. Colliers’ Jeff Peltier  and Ben Condara  represented the buyer.


FRIENDSWOOD, Texas – Colliers  announced that AA Gymnastics Academy has leased 10,355 SF at Baywood Plaza Shopping Center, 3226 FM 528 in Friendswood. The landlord, MDDS Properties, was represented by Kelly Hutchinson  of Colliers.


SPRING, Texas – Gradum Gswing leased 3,600 SF in Piney Woods Business Park in Spring. Newcor  assisted with the lease, said David Alexander, Newcor principal.


HOUSTON – Partners Real Estate announced the successful disposition of 10849 & 10899 Kinghurst Drive, marking the first sale from its Investment Fund IV portfolio. The industrial/flex property was acquired in September 2022. The multi-tenant flex service center was 100% leased at sale features 52,781 SF on 4.56 acres. Jason Scholtz and Jason Tangen with Colliers represented Partners Capital in the transaction.


ROSENBERG, Texas — Colliers  announced the sale of a 23,178 SF industrial building at 1631 Cottonwood School Road in Rosenberg. The buyer, Red Consultants, was represented by Joseph Sturek  of First Houston Properties.   The seller, Universal Rectifiers, was represented by Barkley Peschel   of Colliers.


HOUSTON — Oxford Partners  represented American National Trust in the lease of 2,358 SF at 190 TC Jester. Oxford Partners’ Ryan Hartsell  represented the tenant, American National Trust. The landlord, 190 TC Jester Investors, LLC (Arch-Con Corp.), was represented by Brent Bishop  and Dan Boyles  of Partners.


HOUSTON – Finial Group announced that Modern Home Construction, LLC leased space at 14520 Memorial Drive. Jason Gibbons represented the landlord.


DEER PARK, Texas — Oxford Partners  recently represented AWC in the lease of 73,500 SF in Deer Park. Oxford Partners’ Ryan Hartsell  represented the tenant, AWC, Inc. The landlord, Equus Capital Partners, was represented by Joseph Berwick, David Holland, Eliza Klein  and Richard Quarles  of JLL.

TEXAS —  RNR Real Estate Briefs from Realty News Report

FORT WORTH — Southern Land Company  has completed a new 27-story, 567,000 SF high-rise mixed-use community in downtown Fort Worth, the first residential tower erected downtown in more than 30 years. The tower, called Deco, is located at 969 Commerce St. Tim Downey   is founder and CEO of Southern Land.


AUSTIN — Newmark  facilitated the sale and financing of 21 Pearl, a 135-unit, 267-bed student housing project at 911 W. 21st St. in Austin. The asset which serves students at the University of Texas was more than 99 percent occupied at the time of sale. Newmark’s Ryan Lang, Jack Brett  and Ben Harkrider  represented the sellers, Crow Holdings Capital and Texla Housing Partners.


FRISCO, Texas – Layne’s Chicken Franchising, LLC, has leased 7,328 SF of office space at Cobb Business Park in Frisco from NSP-Frisco I, LLC. Jason Finch  and Justin Greenwood  of Bradford Commercial Real Estate Services  represented the landlord. Preston Taylor  of Appian Commercial Realty  represented the tenant.


 DORCHESTER, Texas — Centurion American Development Group  is developing Cottonwood, a 678-acre project with 2,156 residential lots. Home builders will include DR Horton, Beazer Homes, Pulte and M/I Homes. The first lots will be delivered to home builders during the first quarter of 2026.


HUTTO, Texas – Chuy’s  restaurant has broken ground in NewQuest Properties’   Townwest Commons near Texas 79 in Hutto, northeast of Austin. The 5,412 SF restaurant will open during the first quarter of next year.


DALLAS – Stream Realty Partners  announced a new lease within Asana Partners’ Deep Ellum portfolio. Hari Mari, a footwear, gear and apparel brand , now occupies 2616 Main St., a 4,500 SF office suite in Deep Ellum. The brand relocated from 208 S. Haskell Ave.


GEORGETOWN, TEXAS – Partners Real Estate , arranged a 2,200-sf retail lease with My Dental at the Commons at Rivery, a 34,200-SF shopping center located at 1313 Williams Drive in Georgetown, Texas. Partners’ Kevin Murphy represented the landlord, Partners, in the transaction. Kelly Arnold represented the tenant in the transaction.


NATIONAL — RNR Real Estate Briefs from Realty News Report

SAN FRANCISCO, Calif. — The San Francisco Class A office vacancy rate climbed to a record high  of 34.5 percent in the second quarter of 2024, up 670 basis points from one year ago, according to Cushman & Wakefield.


DENVER, Colo. – JLL Capital Markets  arranged $21 million in acquisition financing for Valley Business Center, a 100 percent leased, 204,981 SF light industrial property in Denver. JLL worked on behalf of the borrower, Adler Real Estate Partners, in securing the fixed-rate insurance company loan. The five-building property has an average suite size of 10,249 SF. The JLL Capital Markets Debt Advisory team was led by Melissa Rose  and Rob Bova.

InstaBuilt’s Cherry Traditional homes are available immediately in the current phases of Whisper Valley. These dwellings range in size from 2,000 to 2,900 SF with spacious three- and four-bedroom homes available in one-story and two-story models.

In 18 months, InstaBuilt will present the first 150 Cherry Millennials AsterDomo homes in a separate community within Whisper Valley, designed for one- to four-bedroom homes ranging from 665 to 1,307 SF. In 2026, InstaBuilt will also offer 100 Cherry Multifamily build-to-rent (BTR) homes in Whisper Valley.
