RNR Real Estate Briefs – (Realty News Report) – HOUSTON – DBR Engineering Consultants signed a long-term 47,150-SF lease for the relocation of its corporate headquarters to Four Westlake, a 20-story building at 200 Westlake Park Blvd. in the Energy Corridor. DBR will occupy the entire second floor with move-in of its approximately 100 employees planned in May 2026. Anthony Squillante and Dustin Devine of Avison Young represented the tenant. The landlord was represented by Tyler Garrett and Matt Pruitt of JLL. DBR currently occupies 30,603 SF at 9990 Richmond.

“Our client’s corporate office has been located at 9990 Richmond Avenue for nearly three decades; however, a move to 200 Westlake Park Boulevard was compelling for DBR because it minimally impacted employee commutes, but substantially upgraded the quality of the firm’s corporate headquarters,” said Squillante.

Previously occupied by BP, Four Westlake recently underwent $15 million in ground floor renovations including the building lobby, fitness center, and a conference center.

“DBR will be the first tenant to occupy space in this building post-renovation as it was completely vacant and is now in the midst of a lease-up process,” said Devine. “As a result of these extensive renovations, it is like DBR is relocating to a brand-new building. This move is yet another example of the flight-to-quality trends that have been driving the Houston office market for the last several years.”

CYPRESS, Texas – Colliers announced the sale of 32 acres along Grand Parkway near Mueschke Road in Cypress to a regional homebuilder. The site is part of a 150-acre mixed-use development. Colliers will be marketing the remaining tracts with entitlements in place by Fall 2026. James Kadlick, Chris Hutcheson, and Harrison Kane represented the seller.

HOUSTON – EastGroup Properties has completed construction on a 97,285-SF warehouse, which is the second building in the Grand West Crossing, a business park near the intersection of Grand Parkway and Clay Road. Additional buildings are planned. Leasing is being handled by JLL’s Richard Quarles, Jarret Venghaus, Geoff Perrott, and Eliza Klein.

HOUSTON – The Global Edge Consultants leased 5,809 SF at 2002 Timberloch Place, The Woodlands. Perry Mazzone of Oxford Partners represented the tenant. The landlord, Timberloch, Inc, was represented by Cathy Young and Lisa Hughe of SVN | J. Beard Real Estate.

HOUSTON – The Ink Creations leased 3,942 SF at 10175 Harwin Drive, Suite 106. Nathan Buckhoff of Oxford Partners represented the tenant. Andy Parish of Partners represented the landlord, PHP PWBC Venture, L.P.

HOUSTON – STATS International leased a three-building industrial facility totaling 72,761 SF industrial facility on 10 acres at 3782 Reese Road in Rosenberg. The property will serve as a regional base for the company’s pipeline services operations, including maintenance and manufacturing. Anthony Squillante and Drew Coupe of Avison Young represented the tenant. Welcome Group, the landlord, was represented Ryan Wasaff, Brad Berry, and Cole Bercher of Welcome Realty Advisors.

HOUSTON – 14700 TP, LLC announced the acquisition of Ten Pines at Summerwood apartments at 14700 Woodson Park Drive in northeast Houston for $31.2 million. Joe Hooker serves as Acquisitions Manager at 14700 TP, LLC.

HOUSTON – Headwall Investments acquired The Shops on Gosling, a 34,613-SF shopping center at 24345 Gosling Road in Spring. Chace Henke and Micha van Marcke, of Edge Capital Markets represented the seller. Dillon Hurley of Argali CRE represented the buyer.

ADDISON, Texas – New York Life Real Estate Investors launched a multi-million-dollar renovation at One Hanover, a 196,656-SF, eight-story office building at 16633 Dallas Parkway in Addison. The work includes a reimagined lobby, upgraded tenant lounge, and boardroom-style conference area. Completed is planned by January 2026. Chase Lopez and J.J. Leonard of Stream Realty Partners provide third-party services for the property.

DALLAS – Generation Housing Partners has purchased a 6.5-acre tract of land at 4710 W. Illinois Ave. at Knoxville Street, across from the Dallas College Mountain View campus. Scott Smith and Corbin Tanenbaum with Weitzman represented the seller, the Templo De Alabanza church. The land, occupied by the church now slated for relocation at the time of the sale, will be the site of a new Class A mixed-income multifamily community project, HiLine Illinois, by Generation Housing Partners in partnership with the City of Dallas. Weitzman is assisting the church in its acquisition of a property for its relocation to northwest Dallas.

DALLAS – Westmount Realty Capital acquired a 24.4-acre site for an industrial development at 951 West Walton Walker Blvd. in Dallas. The infill development site is at the southwest corner of Loop 12 and I-30.

SOCORRO, Texas – Trammell Crow Co. and JV partner Barings broke ground on Speedway Logistics, an 804,283-SF industrial development at 16400 Gateway Blvd. in Socorro near El Paso. Scheduled for completion by July 2026, the project will feature two spec warehouses with 36-foot clear heights. The property is near the Ysleta-Zaragoza Port of Entry. Christian Perez Giese and Bill Caparis of CBRE will lead marketing and leasing efforts. The project team includes Powers Brown Architecture and Catamount Constructors. Bank OZK provided construction financing.

DALLAS – Ackerman & Co. acquired Midway Business Park, a 12-building, 258,846-SF industrial development near Texas Highway 121 and Interstate 820, between Dallas and Fort Worth. Cushman & Wakefield’s Jim Carpenter, Jud Clements, Robby Rieke, and Emily Brandt represented ownership the seller, Cohen Asset Management and an institutional JV partner. The portfolio is 91% leased to 29 tenants.

ALLEN, Texas – KONE Inc. renewed 30,973 SF of office space in Allen Place I, 450 Century Parkway, Allen. Jared Laake and Richmond Collinsworth of Bradford Commercial Real Estate Services represented the landlord, CP 450 Global Investors LLC. Melissa Holland of JLL represented the tenant.

COLLEGE STATION, Texas – Jacobson Equities announced the acquisition of Warehouse and Factory, a 260-bed, 163-unit student housing community near Texas A&M University.

National

CINCINNATI – Portman acquired the Westin Cincinnati, a 456-key hotel with 30,000 SF of meeting space on Fountain Square in downtown. The deal marks Portman’s first hotel acquisition. Portman is also the master developer for the new Convention Center Headquarters Hotel that will anchor the $828 million Convention District redevelopment. Portman recently announced Marriott as the official partner for the new 700-room hotel.

BEACHWOOD, Ohio. – Chase Properties announced the acquisition of the Southwest Portfolio, a four-property retail portfolio totaling 514,983 SF in Texas and Arkansas. The portfolio consists of Southloop Crossing in Lufkin and Killeen Marketplace in Killeen in Texas, and Southcenter Shopping Center in Hot Springs and Massard Crossing in Fort Smith in Arkansas.

PHOENIX – Cushman & Wakefield brokered the sale of Forty6Forty5, a 116,858-SF office building 4645 E. Cotton Center Blvd. in Phoenix. PRH XXXXV, LLC acquired the building from a high net-worth individual for $10,050,000. The buyer intends to relocate Legacy Capital Services and Shield Legal into a portion of the building. Mike Bench of Voit Real Estate Services’ Southern California office advised the buyer.

BREESE, Ill. – DWG Capital Partners purchased a 131,061-SF industrial facility at 8060 US-50 in Breese, Ill., about 35 miles east of St. Louis. The sale-leaseback transaction was completed with private equity firm JAL Equity, concurrent with its acquisition of tenant Breese Printing. Bryan Huber of SAB Capital represented Breese Printing in the transaction.

ANAHEIM, Calif. – Vista Emerald purchased Pique at Angel Stadium, a 100% occupied, 15,710-SF shopping center at 2406-2432 East Katella Avenue adjacent to Angel Stadium in Anaheim, for $11.3 million. Lee Csenar and Ed Hanley of Hanley Investment Group Real Estate Advisors represented the seller, a private investor based in the Los Angeles area. Omar Hussein of Beacon Realty Advisors represented the buyer.

HOUSTON – General contractor Hoar Construction announced the completion of Rone Residences, a 12-story apartment tower at 2311 Westheimer in the Upper Kirby/River Oaks area. The 209-unit complex was developed by High Street Residential and designed by ZCA Residential. ZRS Management is managing and leasing the property.

HOUSTON – Harris County Housing Finance Corp., in partnership with CBRE, has issued a Request for Qualifications for Hardy Yards, a proposed mixed-use redevelopment for the 4-acre site at 800 Burnett Street near North Main Street and Fulton Street in Houston’s Near Northside. CBRE is assisting Harris County HFC in securing a development partner for the project, which is expected to add at least 200 affordable workforce housing units and 30,000 SF of ground-floor retail and commercial space. The complex will be part of a broader mixed-use development envisioned for the 11-acre site next to the METRO light rail station and transit station. Harris County HFC will retain land ownership and will issue a long-term ground lease for the development.

PATTISON, Texas – Houston-based Maple Development broke ground on Serenada, a 155-acre master-planned village in Pattison in Waller County. The development will have 467 homes with prices starting at $300,000. Builders include CastleRock Communities, Davidson Homes, and Saratoga Homes. Model homes and amenities are expected to be completed by summer of 2026.

FULSHEAR, Texas – Janapriya Upscale broke ground on Fulshear Central, a 23-acre mixed-use development on F.M. 1093 near Texas Heritage Parkway in Fulshear. Kirksey Architecture designed the project, which consists of single-story retail along F.M. 1093 and one- and two-story retail/office condominium buildings grouped around a “Town Square” green space. Alpha Bravo Construction is the general contractor. Janapriya Group Founder and Chairman Ravinder Reddy and CEO Kranti Kiran Reddy were among several attendees who traveled from India for the July 25 groundbreaking. Completion is planned in early 2026.

SNOWSHOE, W. Va. – Construction is under way on the new Shavers Center lodge building in Snowshoe, W. Va. Ware Malcomb’s Houston office is providing architectural services for the two-story, 18,000-SF ski lodge project, which replaces the former central lodge. Veritas Construction Group is the design/build contractor. Snowshoe Mountain is a year-round destination covering 11,000 acres in the Appalachian Mountain Range.

SAN ANTONIO – Transwestern Real Estate Services secured a 453,536-SF portfolio Asset Services assignment from Remedy Medical and three new medical office leasing assignments across the Austin and San Antonio markets. Transwestern was awarded property management on behalf of Remedy Medical for the following buildings: 9150 Huebner Road, 7909 Fredericksburg Road, 7718 Pasteur Court, 7400 Barlite Blvd., and Westover Hills Medical Office Building in San Antonio; 524 Singing Oaks in Spring Branch; 170 Benney Lane in Dripping Springs; and 505 W. Louis Henna Blvd. in Round Rock. TRS will provide leasing services for One Medical Park in San Antonio, owned by Ackerman,; Shavano Oaks II at 3603 Paesanos Parkway in San Antonio, owned by Maya Medpro Properties; and The Wellness Collective at Sendero, a 40,840-SF upcoming project by PRC 01 Bastrop LLC in Bastrop.
